  Please find below our findings at 60 Swinney lane, Belper On arrival we could not stop the smoke detector from blipping and spent hours trying to get an answer from emergency phone numbers in the information leaflets.

  Only to find that the people who had the numbers were in Japan! We eventually managed to speak to someone at Sykes who e mailed the owner. Eventually the owners daughter arrived and changed the battery. I must say that the young lady in question was very polite and helpful. The reviews stated that they received a welcome pack on arrival. All we were left were a cupboard with half used items, jams, sauces and other food items. The freezer was situated in a brick built shed the door of which was rotten and was hard to open. Once we did get into the freezer it was covered in debris that had fallen from ceiling. On opening the freezer we found three packets of half eaten ice creams! Towels provided we not much bigger than a t towel and there was no spares in the blanket box, unfortunately this was empty. Inside we found the floors to be dirty as was the table in the dining room. On inspecting the oven we found that it needed a good clean as was the grill pan and two metal trays left in the main oven. The shower cubicle needs re grouting and the shower water does not get very hot. The outside terrace area needed sweeping and tidying, the mat by the back door looked Jurassic and is falling apart. The BBQ had been emptied but the grill was filthy. All in all we were very disappointed with our stay. This is a very lovely cottage that has the potential to be a great holiday location.

  This is a beautifully appointed, clean, spacious and very comfortable barn conversion set in a fabulously quiet and peaceful village and is located by the side of a pretty babbling brook.

  (The photographs of the accommodation provided by Sykes Cottages unfortunately do not do it justice at all.) We took our small dog and the pretty little garden attached to the accommodation is very secure so that we had no concerns about allowing him to run around in it. The personal welcome we received from Sarah and Murray was wonderful after our 3 hour drive and the welcome pack they supplied was very generous and catered to our vegetarian requirements - including veggie sausages, tomatoes, butter, bread, muesli, milk, orange juice, tea, coffee and lovely sweet biscuits! If you’re intending to visit historic Lincoln it’s coastal resorts or go rambling in the beautiful Lincolnshire Wolds this accommodation is ideally situated for you. We urge you to take a break here because this lovely couple obviously care very much about the visitors to their Barn and make your stay as comfortable and welcoming as possible. We will definitely be staying here again.

  What a great little cottage!

  We’ve never stayed at cottage quite so close to a pub, a good pub for that matter. The cottage has all of the facilities we could have wanted and the owners were happy to chat when we saw them passing. Saying that, they were also happy to leave us be but were ready with local guidance should we need it. Please don’t let the proximity of the pub put anyone off this lovely cottage, the pub shuts at 8 every night so there is never any late night noise and the pub serves really good beer (no food so don’t expect to get fed) and the locals were so welcoming whenever we ventured in for an odd beer. In essence, a great little cottage, well equipped and a lovely spot to base yourself should you want to explore wider or just sit and enjoy the tranquility of rural Lincolnshire. We will definitely visit this cottage again in the future.

  The Barn is a pretty cottage perfectly situated for visiting the area, I cannot think of a single thing we needed that wasn't available.

  We took our fairly large dog with us and the garden was big enough for her, she did enjoy looking out through the fence. I would say the fence isn't very high and she could have jumped over it had she wanted to so that would be something to bear in mind if you have an escape artist. Sarah and Murray were very friendly and keen to make sure we had everything we needed but didn't intrude in any way, sorry I missed visiting the garden but will visit again without doubt. We made use of the pub next door a couple of times, very pleasant sitting out in the beer garden with the dog and just wish they did food. We have never visited the area before and found everyone to be very friendly, plenty of dog friendly places to go and we were never stuck because we had a dog with us.

  Lovely cottage with a beautiful view from the kitchen window over the valley.

  Cottage has everything you need, very thoughtful having handwash at every sink, even shower gel in bathrooms and plenty of toilet roll. The kitchen has tea, coffee, sugar etc, and a lovely welcome basket including milk and bread. The outside has steps up to a seating area with bbq which would be great In summer time. Fully enclosed area which was perfect for our dogs. Valley view is a lovely base to visit Matlock, Derby Dale, Bakewell with some lovely scenic walks. Just down the street is a footpath where you can walk the dogs with a great view of the valley. It’s a short walk into the town of Belper and there are plenty of places to eat locally. Parking is easy on the street outside the property. Thank you for a lovely few days.
