House smelt of damp.
Sofa and armchair were both damp. Too damp to sit on for any length of time (5 mins max before own clothes becoming damp as well). This meant there was no where to sit or relax in the day/evenings, outside of the small kitchen table or bed in the room upstairs. No access to WiFi, even though listed on listing. No WIFI network registered on either our phones or laptops. We tried a few times in different locations within the property both in the evening and following morning. There was no mobile reception either, so we were unable to rely on mobile data. Had we known this upfront, we wouldnât have booked the property, as we needed to be able to work remotely during our stay. The owner advertises the property includes WiFi, which is totally misleading, given there was no signal at all. We did speak to Gavin (the owner) as soon as we arrived, on Saturday evening, and mentioned both the WiFi and the damp sofa, and his response was âno one has been in the property in the past five days, so it canât be dampâ. Thereâs an adjoining door (which is not lockable, and only has a small latch on it) between the master bedroom to the ownerâs property, which is next door. Again, neither of which are mentioned on the property listing, which are important things to mention upfront. Dirty - dust and spiders found in every corner of the property All of the above contravenes the Consumer Rights Act. We tried to speak to the owners (in person) before leaving on the Sunday morning, but they were not in, despite saying they would be. We have text conversations evidencing this. The owner lives next door, so had no excuse not to come round to discuss or attempt to resolve the issues. Gavin said he would contact Sykes Cottages to come to some sort of resolution. We followed up with him (and have texts specifically saying heâd spoken to Sykes). And yet Sykes have no record of Gavin making contact with them, at any point. A very disappointing experience in terms of the property and the general lack of care and consideration of the owner. We had booked to stay for a week, but due to the poor standard and property not being as described, we only stayed for one night, and found alternative accommodation for the remainder of our stay in Devon.

Such a beautiful property.
Still looks exactly as the photos describe, immaculately clean. We arrived to a generous welcome hamper, milk in the fridge and some beautiful flowers which was such a lovely touch. Not listed on the property facilities but there is also a washing machine (might be worth updating the listing as could put people off). Surrounding location is very pretty and all you can hear as the sun comes up is the birds. The kids loved the games room and my youngest enjoyed the abundance of games and puzzles. Huge collection of DVDs if the weather isnât on your side. The recommendations in the welcome book are well worth a visit. We went to Westward Ho! Sandymouth, Clovelly, Bude - all these beaches offer something different and magical. Make sure you check tide times! The vet in the village (just 4 mins away) is very helpful, our youngest pup cut her paws due to scrambling over rocks (bloody spaniels) so it was really handy to just call up and pop down and get them checked. The local spa has essentials and the staff are lovely. We had a very minor blip during our stay where on our last full day the boiler lost pressure so we were without hot water and heating for the day but the log burning fire solved the heating issue and I spoke to Giles who resolved the hot water by late afternoon and all was well. Itâs a lovely cottage, beautiful location, with lovely responsive hosts and we thoroughly enjoyed our stay.

When we arrived we noticed that the property wasnât very clean.
There is mould in the down stairs bedroom, cobwebs, the skirting boards were dirty and had not been cleaned. On the back of the bedroom doors it says fire door keep closed and they donât close shut. I opened the dishwasher and the smell that came from there was so bad i was nearly sick. The crockery wasnât very clean where it must of been put through the dishwasher it had left it all feeling all dirty like specks on. So we had to wash things up before we used them. When we arrived home i did complain about the above and was told I should of complained when i was there for the owner to rectify the problems. I wasnât happy with the reply i got as we payed for the Holiday to get away and relax i we didnât want people coming in to rectify what should of been done before we arrived. I did take photos to backup my evidence but Sykescottages said they were not going to offer any compensation as i should of complained when i was there. I will never go through sykescottages.co.uk again as they expected me to complain when i was there for it to be rectified when it should if been done before our arrival. There was more that I complained about but it seems that itâs all my fault as I didnât report it when i was there.

We had a marvellous week at Higher Fords Barn.
The accommodations is excellent throughout, fantastic large living and kitchen area, lovely bedrooms with well appointed en-suite to each and nicely spaced apart. Great facilities and general equipment which provided all we needed for our stay. We particularly loved the garden which provided much fun and enjoyment for the family. A real natural sun trap with amazing countryside views. Child and dog friendly under supervision. Location is excellent from which to explore the wonderful area and Sandymouth beach was an absolute standout. The very narrow lanes leading to and from the barn can be a little challenging and very pot holed but obviously outside the owners control. We had one small issue with the outside key safe but this was quickly resolved with the owners and communication and response from Lauren and Bob was excellent and appreciated. We will definitely visit again and fully recommend this super super holiday destination.

This was a lovely house, well equipped and comfortable.
A wonderful quiet location, although shame about the building site next door (although it was a quiet one). The house was cold when we arrived and the thermostats didn't seem to work properly but we managed to get it warm. There was a general lack of instructions and pointers to where to find things (eg the corkscrew, the toys and games), but once we found them they were greatly appreciated. The main issue was the damp. The porch leaked and made all our coats hanging on the pegs wet. There was also a leak in the snug by the window. It had been very wet outside, but a place to hang coats after a wet walk is essential. The play area is great for kids but one of the swings was rotten and felt unsafe. The stairgate, bed guard, buggy and high chair are great for families. The owners were helpful and thoughtful in checking that we were having a good time.
