First Impressions of the cottage where quite positive, it is an old stone Building which remains cool even on a warm day.
The heating to the property is controlled by a timer which in turn is controlled by the owner, hence at night on our stay in mid September it got fairly cold. There was also a fume smell emitting from the oil boiler in the en-suite double bedroom, especially if the door to the en-suite bathroom left closed. Hence due to there only being two of us we opted to sleep in another of the 3 bedrooms, the lack of heating control at night was a slight downside to our stay though. Privacy was another problem at the cottage as it is part of a multi unit letting set up, with a number of permanent residents also. This meant the need to the keep curtains drawn, or residents can see straight into the holiday let, access to property was via two Drives each very pot holed even for a 4x4 to use. There was also a distinct lack of where to go leaflets for things to see and do in the area, on leaving we left our leaflets there for new guests to use when they arrive. Seating in kitchen looked period but was very uncomfortable and all the chairs rickety, with very loose wooden Joints with some previous attempted screw repairs quite dangerous really. These need repairing properly to safe guard future occupants safety when using the focal point kitchen, as this is a premium property it really needs all the little details re- addressing especially the boiler when the rental season finally quietens down. The property could be brought right back up to scratch, over the course of a couple of days re-investment and time. Overall we enjoyed our time there but it could have been so much better.

We had a wonderful time at the Old Schoolhouse.
The house is spacious and well kitted out. The enclosed garden was great for the twins (2yrs old) and our dog. There were unexpected extras, like a generous welcome pack and garden toys in the shed. The location is great; the property is in a small hamlet only a couple of miles from the shops and facilities of Montrose, yet most days we stepped out of the front door and went on walks in the quiet country lanes or down to the estuary and the lighthouse. The local area has lots to do. We went to many good playparks and the beaches (Lunan and St Cyrus especially) are great. House of Dun is great for history buffs and the zoo at Camperdown Park in Dundee has some great animals (tip: we were there mid afternoon when the keepers were feeding the animals and they came forward). Most of all we enjoyed being in the country with open views, walks, tractors, and occasionally wildlife, like deer in the fields and bats flitting at twilight. The hosts Nick and Emma were friendly and helpful on the few occasions we saw them. They really wanted our feedback.

Peaceful location - quiet roads around for dog walks and woods not far away.
Magnificent views towards basin from hamlet and locals we met on dog walks all very friendly. House is older and has its character. Learnt how to use Alexa and air fryer on this stay - handy but not convinced. An ikea chair in lounge would be useful as well as upstairs as better back support for our lanky ones. Plenty of space for kids to disappear and eldest who used the big bedroom downstairs said it was perfect for him. Location easy access roads north and south a good attractions very close by, distillery, farm shop, Luann bay big beach and lighthouse walk. If interested in ships - harbour is an ever changing variety of different colour support ships. Great nighttime photos

This was a lovely, clean property, obviously had been a family home, and was really well-equipped with loads of space for everyone (there were 7 of us including children plus 2 dogs).
There was thought given to children visiting and safety requirements and our 5- and 2-year olds loved their lower bunk beds. The garden at the rear was secure for both dogs and children. Bowls etc were there for the dogs and plastic plates and bowls, as well as some toys and books, for the children. This was a great base for exploring the surrounding countryside and nearby towns. The house was very warm but we were able to adjust rooms to our preferences quite easily, as instructions were left. We would recommend this property to anyone.

Lovely well kept and spacious property in a perfect location for beaches, cliff walks and handy access for indoor child activities .
Bedrooms are large and the bunk beds for the kids with the adaptive lighting was a massive hit. Kitchen is well equipped and again plenty of space to prepare food and a dishwasher to ease the pain after feeding a larger group. Having the enclosed garden was perfect for our dog and great place to gaze at the stars at night. Beaches at Montrose, St Cyrus and Arbroath are amazing and cliff walks at Stonehaven and Auchmithie are must do's in the area. Very friendly hosts and would love to go back at some point in the future.
