  3 things required, internet, smart tv and Newley renovated. All not as advertised , we are Currently in dispute with the owner over a ruined Christmas week stay. Before arriving I had read the last review on the no internet, therefore I was fixated on this on arrival. When we arrived, the BT box is blinking orange, The internet doesn’t work, I ended up calling the owner to address the router issue, her response was simply to “turn it off and on again.” Explained one had done this ample times. Well nothing I can do was the response. Therefore I went through the booking company, who couldn’t get her to take responsibility either—she just washed her hands of the situation. I should have asked to be released but as it was Christmas, we had a disabled dog & travelled 4 hours. Where else am I going, so we tried to make the most of it. But Then you start to notice the building feels like it’s subsiding—you generally will feel like you’re walking on a boat, extremely slanted floors and all the doors slam shut on their own. Most of the walls, doors, and ceilings have cracks, the description stating this place “newly renovated” is very misleading, they even tried to say “it’s just settlement” after the makeover. We also ran out of gas half way through , luckily we noticed in the day and it got replaced quickly. Otherwise no heating or hot water. Our last few nights, we had violent scratching and squealing in the roof above the fireplace, shower room and main bedroom, rats or birds? . With all the issues we had, we documented this daily to the booking company and they forwarded it to the owner. Who has completely dismissed our concerns and just keeps saying the last guests didn’t mind. Therefore I’m leaving this review to ensure no one else makes the mistake of staying here. If you need working internet and undisturbed sleep, make sure all these issues above have been resolved before booking.

  The basics were met but the place is in need of decorating and some tlc. It was clean but dusty and dirty windows. The sofa was not comfortable neither was the bed. Nothing in the way of comfort. The kitchen was well equipped. The bedding did need to be updated and tatty throws on it. It was clean but very worn. The outside of the Barn looked needs a lick of paint like the outside door needs repainting and general tidy. In the area there is one restaurant/ pub but gets fully booked quickly even in " out of season". The book left by the owners had some good tips in it. On the whole the stay was OK but think priced bit high for what you got. No " welcome " note and just a cheap tiny packet of biscuits which we ' left' behind . With care and and refurb it could be lovely but did not meet any of our hopes on your( website expectations) . Don't normally leave a review like this but it needs to be said. The whole experience was no where near the 3 star it was given. Even 2 would be a stretch. There are some nice days out happily weather held. Not somewhere I would want to stay if you didn't go sightseeing not enough comfort in the Barn. Shame really with care it could go to being a good place to stay. Also the television channels were limited, only 2 dvds to choose from and no WiFi. ).

  A lovely cottage on the edge of a holiday park, the garden was enclosed, with a 4ft fence. Our dogs loved chasing each other around. The hot tub was great, but could have been hotter as we went mid-Oct so you noticed the cold air and the water cooling if you stayed in for a while. We couldn't get the WiFi to work, despite numerous attempts, but as there were no instructions, we weren't sure if it was something we did or didn't do correctly, so we were unable to watch any digital channels not necessarily a bad thing as we read, talked and had a totally chilled out weekend. The beds were comfortable, and there was plenty of storage space in both bedrooms. It was lovely to have walks on the doorstep for the dogs and we easily covered 5+ miles each day without realising. We thoroughly enjoyed our long weekend and are hoping to book again for next year.

  Be prepared to be adaptable - hot water in kitchen is a mere trickle - boil the kettle. The shower has low water pressure - you can’t have a quick shower! The single track approach road is very narrow with troughs and ruts. The TV is too small for the lounge. The decking has seen better days. Despite the above, we have stayed here 5 times, and will return, the quiet location, closeness to the beach and secure garden for our dogs is incredible. Stalham (the nearest town) has everything you need supermarkets (who deliver) chemist, takeaways (some deliver) and many other shops. The owner (who you might meet) is delightful and very accommodating.

  My sister snd I have enjoyed a summer holiday at Happidays for a number of years now. We love the location, because you look out onto beautiful countryside and it's only a minute or so to walk down to the beach. The Happidays cottage is well equipped with everything you would want. It's always cosy, clean, and is very well cared for overall. There are plenty of interesting and fun places to visit nearby. The owner leaves a lot of tourist info to inspire you, so you can make it the holiday you want, feet up, and relaxing, or out and about somewhere different every day. Cant wait to go back!
