The Spinney is a well-liked holiday rental in Ambleside, praised for its spaciousness, convenient location, and well-equipped kitchen. Guests appreciate the property's proximity to the town and scenic walks, as well as the peaceful environment. While some guests mention dated decor and the need for updates, the overall experience is positive, with many considering a return visit.
Most guests found The Spinney to be clean and well-maintained, with only one report of an issue with bathroom cleanliness that was promptly addressed. The property is generally praised for its tidiness.
The location is highly regarded due to its walking distance to Ambleside and the start of scenic walks, despite some concerns about steep and narrow access roads. The quiet setting and lovely views are frequently mentioned.
Guests find the property comfortable, with spacious rooms and multiple bathrooms. However, some guests noted issues with mattresses and creaky floors, suggesting room for improvement in this area.
The property is well-equipped, particularly the kitchen, but guests have suggested updates to the bathrooms and kitchen appliances. Some guests were inconvenienced by the limited parking and found the numerous warning labels to be unwelcoming.
While guests have commented on the well-stocked kitchen and games available, there is no mention of gifts or special attention to guest comfort that would fall under thoughtfulness. Therefore, this score cannot be provided.
Set in 1.5 acres of tranquil woodland close to Stockghyll waterfalls, The Spinney is a spacious and stylish property that is part of the “Falls” development - a converted old bobbin mill just a short distance from the vibrant town of Ambleside. The property boasts a unique layout including a lounge that opens out onto a waterfall balcony. A delightful cottage with views of Nab Scar and Fairfield that are simply amazing.
The property has a spacious lounge with vaulted ceiling galleried landing, Lakeland fireplace and deep-cushioned furnishings. There’s also an oak-fitted kitchen, a separate dining room and it sleeps up to eight guests in two king sized bedrooms and two twins - the master bedroom enjoys glass doors that open onto a balcony providing a romantic escape. Other features include ensuite bathrooms and private parking. Please note that an external contractor will require access to the property to carry out fire alarm checks every Monday to comply with safety regulations.
Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.

Fantastic location and beautiful bedrooms. Kitchen is so well equipped. Perfect place to introduce my family to the lake district. We had the best time, thank you.

The rooms were spacious, well decorated, clean and comfortable. Some maintenance issues were speedily dealt with. Good proximity to the interesting town, with a healthy challenge of the uphill roads to return home! Book ahead to eat out in busy times. Notes for the owner only; the flickering light in the lounge should be dealt with and improved lighting considered for that room. No fob in key guard for the sports centre. Files of information very out of date and written instructions eg on washing machine too blurred to read. A little tlc would make the house even better. The welcome pack with only 4 teabags for a group of 8 arriving late after a long journey was inadequate, perhaps a double pack?

Used towels were still in the bathrooms. Other kitchen surfaces etc had not been cleaned down. Cleaners arrived later after requests to remedy this. We have used this property before and not had a problem. Also the television proved problematic as normal channels didn't seem to be available and access seemed to be via an App . What happened to easy access and a good selection of channels ?
