A superb individual detached house sitting in a prominent elevated position just a short leisurely stroll away from the heart of the popular seaside town of Wells-next-the-Sea. 28 Chapel Yard is a fabulous, stylish year-round getaway that's the perfect option for couples or a small family.
Built in 2020, this smart contemporary property stands tall and proud in its location at the bottom of Chapel Yard. Beautifully presented throughout, the upside-down accommodation takes advantage of the views towards the pinewoods and, on a clear day at high tide, you can catch a glimpse of the sea. Entering the house from the south facing sunny courtyard, the glazed entrance hall with limed oak flooring leads to a bedroom on either side, both of which feature king-size beds. The chic metro tiled bathroom holds a bath with Crittall screen and shower options. This level of the house enjoys luxurious underfloor heating meaning barefoot is just fine.
Arriving at the top of the stairs, an impressive open-plan kitchen/dining/living room with glass galleried balustrade greets you. A lovely light and bright space boasting triple aspect windows allows the light to flood in, even on the dullest of days. The dark blue shaker-style kitchen with complimenting quartz worktops, is well-equipped and very user-friendly. A bijou dining area offers a tall table with padded chairs, allowing diners to take in the window views. When it's time to relax, the seating area is well provided with sofas and an armchair set around a widescreen Smart television. A delightful wood burning stove can be lit when you feel the need for extra warmth. Initiate funky mood lighting of your choice, and really chill out when the sun goes down. Outside, the house has the benefit of a private, fully enclosed paved courtyard garden furnished with outdoor seating.
28 Chapel Yard is very well situated with everything you need for the perfect holiday within walking distance. You will discover some excellent places to eat, an interesting collection of independent boutiques and galleries, as well as a superb butcher, fishmonger and bakery for when you prefer to dine in. The bustling picturesque quay is only a few minutes walk away, and you can reach the stunning Wells beach in another fifteen minutes. This sandy beach, with a colourful array of beach huts, is well-worth the effort. If you are tempted to wander further afield, and want to leave your car behind, the Coasthopper bus stops regularly nearby and will take you to all the neighbouring coastal villages along this beautiful coastline.

Beautiful, well-equipped property. Very cosy with the wood burner going. Great location, only a 5-minute walk into Wells and/ or onto the path along the dock to the beach.

We had a wonderful week. Really liked living upside down! Great view from the front window. When trying to get the best of October light, this beats traditional terraced cottage. Had great trips out to the local beaches. Great walks with our elderly border terrier Millie. Particularly Holkham Hall, Brancaster and Old Hunstanton beach. Eating out, wow Crab House – something really special. Also, Globe Inn was very good. Parking was surprisingly good. Both up the house, or on the road at the front.

Great location. Everything walkable. Seafood and Crabhouse was lovely. Literally two minute walk. Very large Smart TV a welcome bonus! Very warm house, even without heating on. Secure garden for our dogs. Parking was relatively easy. Might be an issue in season but fine when we were there. We had a really enjoyable stay
