Your first impression of the property comes from the double-height kitchen/diner with a sprawling farmhouse dining table, a bespoke fitted kitchen, and floor-to-ceiling windows presenting views out to the garden. From here you can escape to the lounge or the mezzanine-level snug, both with ample comfy seating and Smart TVs. Find a warming wood burner in the main lounge and enjoy an unforgettable movie night. Upstairs, four sumptuous and luxurious bedrooms await; two king-size rooms, one with an en-suite shower room, a welcoming double, and on the mezzanine level upstairs, a final king-size bedroom. Serving the bedrooms is a well-appointed family shower room. Outside, ample garden space is utterly private, complete with a topiary maze and fire pit to elevate those BBQ nights and alfresco evenings.

To be enjoyed from your garden or out in the wild, this area is a designated Dark Sky Discovery Site, where even the Aurora Borealis can be spotted on clear nights. For daytime walks, head to Beccles (4.5 miles) and take a route along the River Waveney, spot exciting wildlife at the North Cove Nature Reserve (8 miles), or take a trip to the beach from the village of Kessingland (12 miles).

      We had a couple of issues. One of our party is a pianist (which had been planned that he played as part of our celebration) and the piano had not been tuned in years! We lost internet connection (which had nothing to do with the property) but it kicked out the boiler via the Hive and our 2nd day plans were semi ruined as we had no heating or hot water till the afternoon which was too late for our planned lunch with local friends. However when we raised these issues we received a relatively priced refund but I had to chase it once.

      Great place for a family gathering. Lovely long table and good quality tableware including nice wine glasses and loads of cutlery and crockery. Young people pleased with technology including large tvs and exciting fridge! Delighted to find car charging point. We will be back!

      Delightful barn conversion with lots of space and facilities. BBQ and garden very pretty with lots of mature trees. The owners have thought of lots of little touches to increase comfort at the property e.g throws and candles, magazines and games, lots of stock items in the larder. I haven't cooked much on an AGA before but it was very easy and quick. The location on the edge of the Norfolk Broards meant we could access the waters, the North coast and the East coast too. We had a day in Southwold and walked, boated and cycled so plenty to do - we had hoped to have a few wet days to justify spending more time indoors!
