New House is an impressive original Cumbrian farm house incorporating a modern extension for today’s 21C lifestyles. Originally built in 1909, with commanding views of the Scottish Borders and rolling farmland it is set in its own 2 acres of gardens.

This charming house has been thoughtfully extended to create a welcoming, peaceful, rural retreat, ideal for a group of friends or a large family gathering.

Comfortably furnished throughout, the house incorporates many original features in the rooms at the front, housing a sitting room with inglenook fireplace and warming woodburner, and a separate formal dining room, perfect for a celebration dinner, along with a snug to put your feet up and relax in.

The dining room leads to a spacious open plan extension with well-equipped kitchen, island unit, comfy sofas, multi-fuel stove and large family breakfast area, offering a great social space where the whole party can congregate together, some warming their toes by the fire whilst the nominated chef prepares a culinary delight for the evening ahead. In the summer months walk through to the patio area with a stunning vista and wonderful sunsets.

On the first floor, five large comfortable bedrooms, two with en-suite facilities, provide flexible sleeping arrangements.

Set in a large, beautifully tended garden, there's plenty of space around this holiday cottage for the whole family to enjoy; take a seat on the patio and take in the lovely views over The Flatt, Blackpool Gate and the Scottish Borders.

Locally, explore the ruins of Bewcastle and St Cuthbert’s Church with the 7th century Bewcastle Cross, or simply don your wellies, call the dogs and stride out from the doorstep to discover the wealth of footpaths interweaving the rich surrounding pastureland.

A little further afield, why not spend the day exploring Kielder Forest, take a trip to Carlisle, discover the beautiful Solway Coast or enjoy a visit to Hadrian's Wall?

Perhaps head north, visiting the Dumfries & Galloway coastline, or the famous Scottish Borders with all their Border Reiver history?

Or to go south, the Lake District and Northern Lakes are reachable within the hour, enabling you to walk some Lakeland Fells.

There are many attractions to choose from, from fascinating historic sites to interesting towns and forest parks.

The attractive, unspoilt rural village of Brampton is ideally placed for exploring the Eden Valley, Lake District and the Yorkshire Dales. With the delightful Pooley Bridge, Penrith and the magnificent Lake District within easy reach, this is an ideal holiday location.

    To start with I was a bit concerned when I discovered after booking that the house keeping bond was payable to the property owner not Sykes Cottages. My concern was well founded. After paying the bond, 8 days before the start of the holiday, we struggled to make any further contact with the owner, Mr Barrington, and I had to speak to Sykes to contact him on our behalf, whereupon he did eventually manage to send the arrival details and the key safe code to us - just 36 hours before our arrival and after a full week of procrastination on his part. After departing New House on the 13th December it took until the 30th of December and 5 further phone calls to Sykes to have the good housekeeping bond finally repaid. Sykes have been extremely supportive. I think without their help I could be still waiting for my money and I am very grateful for their help with this. The property itself is ‘tired’ and we found it cold. The windows need cleaning, the settees in the main room are grubby. There are far too many grotty table mats, chipped pots and worn out 'no longer' non-stick pan and oven trays. It appears nothing old has ever been thrown away. The cutlery is an eclectic collection of bits and bobs. The fridge and freezer have seen better days and the cooker is very worn and was far cleaner when we left than on our arrival, especially the oven which we cleaned before using. The beds were uncomfortable and too well used. Out of 3 showers 1 leaked, one was either excessively hot or excessively cold with nothing in between, the 3rd was okay. On a positive note Mr Barrington is very generous with his toilet rolls. The small sitting room and dining room are elegant but they accommodate only 5 or 6 people, as a party of 8 adults we did not use them. The property is remote, big and spacious and the views are lovely. But this is not nearly enough to compensate. It is fair to say that the inability to contact Mr. Barrington and the irritation it caused spoiled our holiday as much as the other negatives which are also significant.

    The house is big and roomy and with plenty of comfortable seating and large dining area, the bedrooms were all roomy with comfortable beds, with 3 large toilets upstairs and 1 downstairs it was great for a large family and with the kitchen having everything we required and to top it off the log burner kept the house cosy, the whole house is tastefully decorated throughout, it is a lovely house for a chilled weekend

    Damp, mould throughout. Stained bedding, carpets and furniture. Many fire safety breaches. House needs serious maintenance and deep cleaning. No attempt to remedy issues while we were there.
