Situated on the outskirts of the pretty village of Appledore, Horne's Place Oast & Barn is a large holiday home with a heated indoor pool, hot tub, games room and lovely garden. This family-friendly property has 10 bedrooms and eight bathrooms which comfortably accommodate up to 25 guests in Kent countryside close to Gusbourne vineyard and not far from Tenterden, Rye and the South Coast at Camber.

Horne's Place Oast & Barn is the perfect place to gather family and friends together for a week or a weekend away in the Kent countryside. It's a beautiful property that's been well-converted to provide self-catering accommodation for up to 25 guests and has been designed with families in mind – even your dog is welcome. There's plenty to do to keep all ages happy here with a heated indoor swimming pool and hot tub in a separate poolhouse, a games room, boating lake, children's play area and a big screen and projector that's perfect for movie nights.

The house has plenty of shared indoor space including a well-equipped kitchen-diner with a dining table that's long enough for all guests to sit and eat together. In the main house there are two joined sitting areas; a cosy snug with an inglenook fireplace in the original part of the building and a modern space with huge bi-folding doors to the garden featuring a log burner, a big screen and a projector. It connects through to the games room where you'll find a pool table and table football.

Upstairs in the main house there are seven bedrooms with a further three in the barn which is a few steps across the patio away. The barn also has a small kitchen and an open-plan living-dining room.

The property is on the edge of the village of Appledore in the Kent countryside with three pubs within walking distance. It's sits just outside the High Weald National Landscape and just outside of Romney Marsh. It's not far from south coast beaches either with Camber Sands, Dymchurch and Dungeness about 20 minutes' drive, and yet it's only a little over an hour from London.

The pretty town of Tenterden is nearby and medieval Rye is not far away either, both lovely places for a day out with plenty of family-friendly attractions nearby too. But perhaps best of all is the fact that Horne's Place Oast & Barn is within English wine country. Gusbourne Vineyard is almost next door and you can walk to their tasting rooms and winery in about 20 minutes. Chapel Down vineyard is less than a half-hour drive away with several smaller vineyards nearby too.

Week-long holidays and short breaks are both available with changeovers typically on Fridays. Monday-Friday midweek stays and alternate duration stays are also available – please check owner website or call for details and current prices.

Horne's Place Oast & Barn sleeps up to 25 people in 10 bedrooms which are split between the oast house building and the barn which is a few steps away across a patio. Living and sleeping accommodation in the oast house is split across three floors, in the barn there are two floors.

Inside the oast house - ground floor:

  • The first floor of the oast house offers the majority of the living accommodation. From the entrance hallway, you can access one of two ground floor WCs, head right in to the kitchen, left into the living room or up the stairs to the first floor.
  • The kitchen is well-equipped with one double-width oven and two standard ovens plus two five-ring induction hobs and a microwave. There's an American-style (double door) fridge and a small under-counter freezer. There are two dishwashers, two kettles and two toasters as well. All pots, pans, crockery, cutlery and utensils are provided – including two large cafetieres (no coffee machine). A back door leads outside to a small patio with the barbecue and pizza oven and the garden beyond.
  • The living room consists of two parts: a snug centred around an inglenook fireplace (logs, kindling and firelighters provided) and a Smart TV with Sky; and a modern extension with bi-flding doors on two sides to the garden and patio. There's a log burner in this room as well as a pull-down big screen and projector. There's a ceiling-mounted speaker system which can be used for sound from the TV or to play your own music via Bluetooth or wired connection (headphone jack). It's also possible to plug a laptop in to display presentations on the big screen.
  • The games room is accessed from the living room and offers doors to two different areas of the outside space: the deck in the main back garden and the patio. It also has a WC. There's a full-sized pool table and table football, as well as a few outdoor games including giant Jenga. There's a full size fridge and freezer in here too that's handy for drinks.
  • Inside the oast house - first floor:

  • There are six bedrooms on the first floor: a master bedroom with a super-kingsized bed, an en suite shower and loo, two double rooms with en suites, a twin, a bunkroom and a triple bunkroom.
  • A family bathroom offers an additional toilet, sink and a bath with shower over.
  • Inside the barn - ground floor:

  • The barn has a small kitchen with an oven, four-ring hob, fridge, dishwasher, kettle and toaster.
  • The open-plan living space has a sofa, two comfy chairs and a dining table with seating for up to six people. There's a Smart TV and a Roberts Radio with an in-built Bluetooth speaker too.
  • There's a ground-floor bedroom with step-free access and wide doors. It has a super-king sized bed and a wet room with a shower, toilet and grab rails.
  • Inside the barn - first floor:

  • There are two family bedrooms: one with a super-king sized bed, a double bed and an en suite shower and loo; one with a double bed, a single bed and an en suite plus a balcony.
  • The pool house:

  • There's a heated pool (10 x 4 metres) with a continuous depth of 1.4 metres.
  • Hot tub.
  • Running machine and exercise bike.
  • Two changing rooms with shower, WC and benches.
  • Outside:

  • The back garden is fenced and secure and features a lawn, a children's play area, a table tennis table, a small patio with seating, a barbecue and a pizza oven. There's also a large decked area with a long outdoor dining table and chairs for all guests.
  • There's also an enclosed patio area between the oast and barn back doors featuring moe outdoor seating and a fire pit.
  • Beyond a picket fence with padlocked gates (for child safety) is the wider garden with pathways to the pool house and around our small boating lake.
  • We provide a rowing boat and kayak for guest's use with access to a little jetty behind a locked gate from the decking in the back garden.
  • The property's two driveways offer parking for up to 12 cars.
  • There's also a laundry room with a washing machine and tumble dryer and an undercover boot room/alcove with a welly stand, coat hooks and cushions for the outdoor furniture – plus a dart board!
