Kingham Retreat is a combination of five properties located in the grounds of Kingham Cottages. Each property has its own unique features, as well as providing a huge amount of options for families or friends looking for somewhere to come together, providing both individual space as well as communal spaces. Whilst staying at Kingham Retreat you will also benefit from access to a heated swimming pool, 5 acres of gardens and more.

Situated in the private gravel courtyard at Kingham Lodge, Berry Pen boasts many of the features of its history.

Step foot into a spacious, welcoming open-plan ground floor living space incorporating the kitchen, dining and sitting room. Enjoy the comfortable seating in front of the open-fire, or open up the french doors to the south facing garden for a sociable dining experience.

Finally on the ground floor you will find bedroom three with twin single beds and a spacious en-suite wet room suitable for wheelchair access. Additional aids for the wet room are available on request - please let us know if this is something you require.

Up to the first floor, you will find two further bedrooms; one with a 6' super-king size bed which can configure into 3' twin singles on request, and another 6' super-king size bed, both boasting en-suite bathrooms,

Outside you will find a private, mature, south facing garden terraced with Cotswold walling, along with garden furniture to enjoy a morning coffee or to dine al fresco.

Kite’s Gate Cottage is a bright and spacious property built in 2011 as part of the Kingham Lodge estate, it has been created with its surroundings in mind and is full of traditional features whilst benefiting from modern comforts.

The open-plan ground floor, with oak flooring throughout, provides a warm and welcoming first impression. The antique furnishings give a real sense of traditional craftsmanship and interest, comfortable seating in the sitting room provides an enjoyable home-from-home feeling. A fully-fitted, well-equipped kitchen provides everything you need to cook for a family and with the door from the kitchen leading to the terrace complete with table, chairs and a barbecue this is a perfect space whatever the time of year.

Kite’s Gate Cottage sleeps six guests across three bedrooms. On the first floor is the master bedroom featuring a king-size four poster bed and en-suite wet room, also on the first floor is the spacious twin bedroom benefitting from a separate family bathroom. Up to the second floor you will find an oak beamed twin bedroom with far reaching views across the Cotswolds countryside. The twin bedrooms can also be configured as super-king size beds, giving your family or friends a great choice of bed configuration.

Lodge Cottage is a quintessentially Cotswolds cottage, with aspects of which date back over 300 years, and boasting traditional character features throughout whilst also benefitting from modern amenities.

The open-plan ground floor with its warm oak flooring and open-fire gives a cosy home-from-home feel, whilst also providing ample comfortable seating. French doors from the sitting room lead to the peaceful cottage garden with a swing, garden table and chairs. The fully-fitted and well-equipped kitchen opens out into the south facing conservatory with table and chairs to allow you to enjoy a breakfast or tea in comfortable surroundings whatever the time of year.

Lodge Cottage sleeps four guests in two bedrooms; bedroom one features a traditional king-size four-poster bed and its own en-suite shower room. The second bedroom can be configured either as twin bedrooms or zipped together as a super-king, giving great flexibility and has use of the family bathroom with a shower over the bath.

Ryeworth Cottage is a spacious property, with so many features making it the perfect destination for a family get together or friends’ trip away.

Built in 2011, Ryeworth Cottage is a comfortable modern property whilst also benefiting from many traditional features providing warmth and interest throughout the property.

Double doors from the ground floor entrance welcome you into the large open-plan living room with traditional flagstone flooring throughout and an abundance of comfortable sofas to enjoy. The dining area benefits from a huge amount of natural light from the double doors opening out to the rear terrace featuring a table, chairs and a large barbecue. The well-equipped kitchen is perfect for catering for all your family’s needs, across the breakfast bar and large dining table is the traditional four-oven Aga.

On the lower ground floor you will find a large multi-purpose play room, featuring a large television and sofa’s, as well as a range of children’s toys including a 1950’s doll house.

Ryeworth Cottage sleeps six guests. The master bedroom features a king-size four-poster bed with an en-suite wet room, also on the first floor is a twin bedroom and separate family bathroom. Up to the second floor you will find a double aspect twin bedroom with an en-suite wet room, featuring a zip and link bed which can be configured as a super-king on request.

The Loft is a spacious loft apartment accessed via an external stone staircase then remains all on one level.

Enter into the impressively light and airy open-plan living space, giving you a warm and welcoming feel, with oak flooring, rustic beams and an abundance of arts and crafts period furniture The Loft is bursting with interest.

Within this living space you will find a large oak dining table and chairs, a zoned area with ample comfortable seating positioned around the Smart television. To the side is a well-equipped, fully-fitted kitchen to ensure that all your catering needs are easily met. The Juliet balcony adjacent to the kitchen give picturesque views of the tree canopy.

Sleeping four guests across two bedrooms, The Loft boasts spacious accommodation and flexible sleep options. In the primary bedroom is a king-size brass bed with use of a spacious walk-in shower room, the second bedroom with twin single beds can be configured as a super-king size bed on request, this room also has a large en-suite bathroom.

Whilst staying at Kingham Retreat you will benefit from access to the beautiful 5 acre gardens of Kingham Lodge as well as access to the indoor heated pool, a traditional Turkish bath, tennis courts and more. And it doesn’t end there, as you are in a prime location to explore all that the Cotswolds has to offer whether it be a 5 minute walk to one of the two village pubs or a short drive to the local historic market town of Stow on the Wold.

The ground floor of Ryeworth Cottage has a traditional cottage flagstone floor.

Please be aware that the rear lawned garden of Kite’s Gate Cottage is shared with the neighbouring property.

Guests have access to the indoor swimming pool, traditional Turkish hammam, and the tennis court.

Shared communal access for the indoor pool is daily between the hours of 7:30am - 8:45am. Swimming towels are provided.

Exclusive private one hour swimming slots are allocated to each property.

Please provide your own tennis balls and racquets.
