Guests appreciate 'Out of the Wind' for its excellent location, comfortable interiors, and well-maintained garden. The property's spaciousness and modern amenities are frequently praised, and its proximity to the beach and local shops adds to its charm. While some guests have highlighted issues with cleanliness and maintenance, these do not detract from the overall positive experiences shared by many who have stayed.
Several reviews mention cleanliness issues such as cobwebs, dirty areas, and unclean bathrooms, suggesting room for improvement. However, some guests found the property and bedding clean, indicating inconsistency in cleaning standards.
The property's location in Rock, Cornwall, is highly praised for its proximity to the beach, restaurants, and shops. The secluded garden and quiet setting, despite the presence of rooks, are also appreciated.
Guests find the property comfortable, with large bedrooms and a light, open-plan living area. Some reviews mention the sofas being lumpy or uncomfortable, but overall, the comfort level is regarded positively.
The property is well-equipped with books, games, and a good kitchen setup. However, guests have reported maintenance issues such as broken door latches, non-working lights, and a need for appliance repairs, suggesting that facilities could be better maintained.
There is no mention of gifts or special touches that would indicate thoughtfulness from the owners. Therefore, it is not possible to provide a score for this category.

The House is very well equipped with all the kitchen essentials and we loved the big corner sofa. There were a couple of things that needed attention such as a broken lampshade and slow draining small kitchen sink, we also could not get the oven to turn on but after a phone call this was sorted and instructions were given. The bunk bed room was an absolute life saver with all the fabulous children's books and toys, my three year old grandson absolutely loved it and I loved reading them to him. It would have been helpful to have had some welcome literature with instructions for when the bins needed to go out (if they did) and any emergency contact numbers or tips on local amenities as well as leaving instructions such as bed stripping etc. In the end we guessed to hope we got everything right on leaving day. Overall a fabulous place to stay.

However, there were a number of relatively small things wrong that we initially ignored. Firstly, we had one set of keys for a house that sleeps 10 (there were three households in our visit, so this wasn't ideal). Secondly, the bin in the kitchen was broken. Thirdly, we couldn't open all of the external doors, so going out the back to hang washing up involved an annoying route. Fourthly, there was no welcome pack evident - so we were unsure what was required of us re bins, it wasn't as straight forward as it might've been re using the equipment, and we missed that personal touch from the owners that you would generally expect. Finally, part of the kitchen sink didn't work. Having ignored these issues, we were very surprised to hear, via John Bray, that the owners had charged us £120 for cleaning the sofas, where there were, apparently, large stains. We are absolutely certain that there were no stains on any of the pieces of furniture when we left the property - but no evidence has been provided by the owners through the John Bray portal, only their invoice. Given the issues with the property, it seems unreasonable to us to charge us without first having evidenced the damage, and proving that it occurred during our stay.
