Simonsbath 1 mile. This stunning detached cottage is situated in a totally secluded position at the end of a mile-long private stone track in a combe in the middle of the 6000-acre Exmoor Forest Estate near Simonsbath. The estate is a working hill farm, all within Exmoor National Park, with a large herd of beef cattle and several thousand sheep and offers stunning scenery, as well as sporting activities. Situated up its own mile long track, this former shepherd’s cottage is in a most private spot with breathtaking views, where you can relax in the total silence at night and stargaze in the darkest non-polluted skies. Elegantly furnished throughout, the cottage offers first-class accommodation for families or groups of friends looking to get away from it all and to enjoy the great outdoors. Though you would never know it the cottage runs off solar panels, batteries and a back-up generator. Set over two floors it offers a spacious, well-equipped kitchen with everything you need to rustle up delicious meals which can be enjoyed together around the large dining table as you chat over the day’s adventures. Afterwards relax in the comfortable sitting room with its warming woodburning stove and plan the next day’s activities. The cottage has five beautifully appointed bedrooms, four with en-suites and one with its own private bathroom. Four of the bedrooms are located on the ground floor, including one with the flexibility of zip/link beds, and two twin rooms in an annexe which can only be accessed externally; a great retreat for members of the family who want an extra bit of peace and quiet. On the first floor there is a further twin/double room (zip/link) with a separate well-appointed bathroom. On sunny days you can you can enjoy a BBQ (disposable BBQs are available in the cottage at a small cost) or dining alfresco in the front lawned garden while the children enjoy playing ball games, and relax as you listen to the stream and waterfalls that run through the nearby combe. There are front, rear and side gardens at the property that are all enclosed. If you fancy a night off from the cooking there is a warm welcome at the Exmoor Forest Inn in Simonsbath just over a mile away and several other reputable establishments in nearby villages. There is a wide range of wildlife on the estate with many different species of birds and wild animals for guests to spot including the famous Exmoor red deer. Pony-trekking is available nearby with a myriad of routes for riders to enjoy across the estate. You can even bring your own horses and stable them in the estate yard by arrangement. Fishing enthusiasts are able to make the most of the River Barle which flows through the middle of the estate and walkers will be spoilt for choice with walks to Pinkery Pond, Doone Valley and Cow Castle to name a few. Though situated in the heart of Exmoor, the coast at Lynton is only an eight mile drive away and the sandy beaches of Woolacombe, Saunton and Croyde can be easily reached. Discover secret coves along the South West Coast Path, or maybe take a trip to Lundy Island. There really is something for everyone from this well-located property.

The small village of Simonsbath stands on the junction in the centre of Exmoor where the East-West, Exford to Challacombe road crosses the North-South, Lynton to South Molton road. The village consists of a number of properties scattered along the lanes from this junction. It is also home to the church of St Lukes, two hotels and Boeveys Tea Rooms. The area has several lovely walks especially down the River Barle which passes the southern edge of the village

    Your help with enabling our holiday is really appreciated. Not sure if you provide a small welcome pack anymore but we hoped for a pint of milk for a cuppa but didn't have one. I know things change etc. The toilet seat in bedroom 2 in the east wing was broken on arrival but we got by. The door to the kitchen that was broken before arrival was never repaired. I think you should replace the old freezer that was in the tumble dryer room. The one in the kitchen is just not enough. Having being there before we hoped it was still there, it wasn't. Your listing is accurate but trying to feed eight from a two week delivered shop we needed more room. Perhaps I'm fussy. STILL loved our stay, as I say thank you very much.

    Dark skies, no traffic and access straight onto the moor. Warm and comfortable.

    Limecombe is even better than the photos show, it’s quaint and cosy, as well as being light and spacious. Kitchen with everything you could need, hot powerful showers, comfy beds, stunning surroundings in every direction. We all loved it. Only thing to be aware of is just how remote it is. From the lane to the cottage is a mile, all on bumpy tracks through fields. The instruction “not to give up” in the directions was actually the most helpful line! Facilities listed say a shop is nearby… if it is, we didn’t find it. However the tearoom in Simonsbath is outstanding, (my husband gave it a 20/10 review!), as is the local pub, where we had a fantastic meal on our last night. Thank you Limecombe for recharging our batteries, we hope to return.
