The Old Stable in Witnesham offers a charming stay with its idyllic rural setting and proximity to lovely walks, though some guests noted minor maintenance issues. The property's location near a public footpath provides easy access to the surrounding beauty but may affect privacy. Guests appreciated the helpful hosts and the property's unique character.
There is no specific mention of cleanliness in the reviews, so it is not possible to provide a score for this category.
The property is praised for its great situation, easy access to the coast, and abundance of nearby walks, making it an ideal location for nature enthusiasts and those visiting family in the area.
While guests find the property and its surroundings lovely, there is insufficient information on the overall comfort of the stay to provide a score.
Guests have pointed out issues with water pressure, a weak toilet flush, and a slow-draining basin. These are minor but suggest that some attention to maintenance is needed.
One guest mentioned the absence of a welcome pack, which is a thoughtful touch often appreciated. While such amenities are not guaranteed, their presence can enhance the guest experience.

Ipswich is one of England’s oldest towns, believed to have been created in Anglo-Saxon times and built up more and more around the dock since then. Now, the dock area has undergone a large redevelopment, offering a good selection of restaurants and bars overlooking the marina. As well as a selection of historic buildings around the town, it is also home to the youngest Grade I listed building, a large, glass-built commercial office building in the town centre. Ipswich was awarded the cleanest town award in 2007 and has a number of things to do, including a good selection of shops to browse and brilliant restaurants and bars, not to mention being home to Ipswich Town Football Club! The town offers a central location for exploring the popular county of Suffolk, with its beautiful heritage coastline, historical villages and beautiful waterways; a great place to visit, all year round.

The hostess was helpful but it needed a little money spent on it to make it more comfortable and up market.

A couple of things to note that may be of interest to future occupants:- 1. The hot water pressure to all basin taps and kitchen sink very poor (3 in all). 2. The significance of the nearby public bridleway that crosses the property was very much downplayed. There were literally dozens and dozens of walkers from time to time, including most with dogs, ( some off the lead) making their way past the house effectively through the garden. We had on one occasion one owner who'd lost control of their animal as it made its way into the kitchen whilst we were having breakfast!!!( Our door was open as it was a beautifully hot morning). If privacy is important to some tenants whilst sitting out in the sun, you will not find it here. Having said that, we were out most of the time so weren't too bothered ( most people were friendly however, if not a little awkward themselves being so close to us at the times we spent outside). 3. The shower room w.c seemed very weak in its flush. 4. The bathroom basin seemed to drain very slowly and became almost unusable by the final two days ( may just need some sink unblocker)... Whilst these points do imply a negative picture somewhat, they are fairly minor and didn't negatively impact our stay but they do need raising as without honest appraisal, people can't make an informed choice. We had a great stay and came away having had a lovely break in a beautiful setting...
