The Seed Store at High Ash Farm offers a unique and comfortable stay with a mix of traditional and modern elements. Guests appreciate the spacious kitchen, comfortable bedroom, and the views over the fields. The property's location provides easy access to local attractions and pubs, though some guests noted road noise. A welcome pack is often mentioned, adding a touch of thoughtfulness to the experience.
Most guests found The Seed Store to be well-maintained, with a few noting the presence of cobwebs and dust. The property is generally clean, but there is room for improvement in ensuring a consistently spotless environment.
The property is praised for its beautiful location and proximity to local attractions. However, several guests have mentioned that road noise can be an issue, and the property is not as secluded as some might expect. The misleading directions and difficulty in finding the property also affected the score.
Guests enjoy the comfortable furnishings, especially the bed and the spacious living areas. The property adapts well to different seasons, providing a cosy atmosphere. However, some guests mentioned issues with heating control and the need for additional mirrors.
The Seed Store is equipped with modern amenities and a well-furnished kitchen. Guests have suggested improvements such as additional kitchenware and better heating instructions. Maintenance issues like a slippery shower and a problematic dishwasher handle were also noted.
While guests have mentioned a welcome pack, there is not enough information to determine the consistency of this gesture or its contents. Therefore, it cannot be guaranteed for future guests, and the score is set to null.
The Seed Store is a wonderful mix of contemporary design and rural period charm. It could not be more perfect for couples looking for a restful countryside break.

To reiterate probably previous comments, sadly lacking cupboard space to place food in the kitchen, oven switches get extremely hot whilst in use, so would be wary of young children going near it. Large mirror in the bedroom, as hairdryer provided but nothing to look into. Other than would highly recommend.

5 miles outside the village, and the road (A1120) is quite busy with no footpaths so it would not be advisable to walk into village especially at night. Photos give impression that cottage stands in the middle of a field, whereas the back wall it is only about 12 feet from the road, so it really is quite noisy especially in morning and evening rush hours. Website says dog and toddler friendly, whereas the 3 rail fence has not mesh on it and there is an opening for a gate but no gate, so had to keep dog tethered up! Front wall all glass, no blinds or curtains, so like a goldfish bowl. Good large shower but could do with a non-slip mat, a shelf for shampoo etc, and a grabrail. Nice hedged footpaths around the fields opposite are very handy for dog-walking. TV too small for size of Lounge. Overall comfortable and a good base for touring the area (Southwold, Framlingham, Saxmundham etc). From the Visitors books, going back to 2020, the owners would appear to have not taken on board most of the written criticisms, several of which are repetitive.
