The Moat House is a truly one-of-a-kind home for those looking for a luxurious country escape set within 5,000 acres of private grounds in the beautiful Suffolk countryside. The pink Tudor Farmhouse is located in a tranquil position, set upon a hill fifteen minutes from Sayer’s Mansion and the other properties on the estate. The home is set behind a Moat and is accessed via a private drive and footbridge, offering those fortunate enough to stay here, total privacy.

The traditional Tudor farmhouse has been lovingly restored and today boasts contemporary interiors and amenities, while retaining all its original charm and character. The Moat House can accommodate up to twelve guests across its six beautifully-appointed bedrooms, each of which boasts luxury Hypnos beds and en-suite facilities.

On the ground floor is the main living accommodation, this comprises of a living room, an open-plan kitchen complete with dining facilities and fully-equipped with all the tools a budding chef could possibly need and a family room TV area. Also on this level is the first of the bedrooms, a double room with en-suite shower room. Upstairs, on the first floor, are a further three double bedrooms, two of which come with en-suite bathrooms, while the third has an en-suite shower room. Upstairs, on the second floor, is a further double room with en-suite bathroom. The sixth and final bedroom can be found in the Boathouse, with an in-room bathtub, it makes the perfect romantic bolthole for two, ideal for those looking for some solitude from the rest of the group!

Outside, the private Hot Tub makes an indulgent spot for relaxing after an action-packed day spent exploring the wonderful Suffolk surroundings. The whole group will enjoy tasty al fresco barbecues on the terrace while admiring the tranquil surroundings and parkland views.

The Estate is situated in a beautiful corner of East Anglia set just outside the Suffolk village of Yoxford and just a 10-minute car journey from popular Saxmundham, a market town which is just bursting with charm and boasts a variety of independent shops and excellent eateries. The closest coastal resorts of Aldeburgh and Southwold are both just a 20-minute car journey away, whether you choose to sample fish & chips in Aldeburgh or take a stroll along Southwold’s Pier, a fantastic day out is guaranteed. Southwold is home to the Adnam’s Brewery & Gin Distillery, one of the most modern breweries in the world, book a tour to discover just how they produce their beer or gin and enjoy a yummy sample at the end! The town of Framlingham, home to the 12th century Framlingham Castle, the internationally-known “Castle on the Hill”, is just a 20-minute drive away and is well worth a visit while in the area
