You are welcomed into a shared entrance hall with the apartment above, a door opens to the sitting room which features an open fire and large bay sash window, beyond that there is a modern kitchen with double doors opening to the garden, a lobby leading to the double bedroom, twin bedroom and family bathroom, to the front of the property there is unrestricted on-road parking and to the rear there is a fully enclosed landscaped patio garden with sun terrace and garden store.

Kestrel is located on the ground floor with shared entrance, opening in the internal entrance door into the sitting room with large bay sash window offering views over the front aspect and glimpses of the sea, there is an open fire, two 2 seater sofas, armchair, open fire, polished wood flooring, flat-screen TV with Netflix (own account required) and leads into the kitchen with a range of wall and base units with granite work surfaces, stainless steel sink unit, Smeg 4 ring gas hob/oven, dishwasher, Bosch fridge/ freezer, washing machine and table, and 4 chairs along with part glazed double doors opening to the rear landscaped patio garden. The lobby with slate flooring and doors leading to the bedrooms and bathroom. Bedroom one has sash window offering views over the rear garden with king-sized double bed with side tables and lamps and a free-standing wardrobe with drawers below. Bedroom two has a window offering views over the side garden, twin beds with side table, and chest of drawers. The family bathroom consists of timber fronted panel bath with overhead shower, WC and wall-mounted washbasin. At the front of the property is unrestricted on-road parking and accessed through the kitchen at the rear is a beautifully landscaped garden with a fully paved sun terrace with a table and 4 chairs, at the foot of the garden, there is a useful garden store suitable for bicycles and beach equipment.

Southwold is a seaside town situated along the East Suffolk coast within an Area of Outstanding Natural Beauty and resting between Lowestoft and Ipswich. Southwold is known as the home of Adnams Brewery which was established in the town in 1872 and it also has its own lighthouse, a museum and a picturesque pier which has a selection of colourful beach huts and which plays host to the regular Southwold Model Yacht regatta. The town boasts a number of excellent restaurants and eateries with a particular nod to its seaside location so there is always plenty of seafood and fish on the menu. Southwold has some fantastic independent shops, boutiques, galleries and pubs which are great for a browse and to stock up on essentials for your holiday. Just outside Southwold there are a number of great attractions for the whole family including Africa Alive Zoological Reserve, rspb Minsmere and Dunwich Museum as well as scenic towns such as Aldeburgh, Thorpeness, Leiston and Lowestoft to visit.

    Perfect location just steps to the beach - flat had everything needed - couple of minor comments sofas not that comfortable and there is noise from upstairs flat which may bother some but we were aware from reading reviews before booking Lovely sash windows but couldn’t open one in main bedroom - needs attention as could do with fresh airing Would book again

    The property had everything you needed and was very clean. However, sadly I would not recommend this property, we had a family above us and the noise was honestly unbearable. They sounded like a heard of elephants!! Neither us or our dog could settle with the racket going on. We could actually hear the person above us snoring at night too! The walls must be very thin and some noise proofing needs to be done. Luckily we was only there for 2 nights but any longer we would have been very tired. The sofas were also pretty uncomfortable. It’s such a shame as the property itself is lovely and is perfect distance from the beach.

    The only downside is noise from the upstairs flat. You can hear every movement and initially a family with young children running around.. the next group were adults but you could still hear TV, steps etc.. some way of sound proofing would make where we stayed a lot more comfortable.
