Pinecote is a well-regarded cottage in Stratford-upon-Avon, praised for its cleanliness, prime location, and thoughtful touches like welcome biscuits. While some guests found the property cosy and beds comfortable, others noted issues with heat and maintenance. The proximity to town and attractions is consistently appreciated, and the host's responsiveness adds to a positive experience.

The majority of guests found Pinecote to be very clean, with several reviews highlighting its cleanliness as a standout feature. However, a few guests mentioned issues with dishes and linens, slightly affecting the overall perception.

The location is highly praised for being within walking distance to Stratford-upon-Avon's town centre and attractions. Guests appreciated the convenience for exploring the area, contributing to a high score.

Guests generally found the cottage comfortable, mentioning cosy beds and a warm atmosphere. However, there were comments about uncomfortable sofas and issues with bed sizes for taller individuals, which suggests room for improvement.

The cottage is well-equipped according to several guests, but there are recurring mentions of maintenance issues such as window latches, heating problems, and worn furniture. These factors indicate that while facilities are adequate, they require attention.

Many guests felt the cottage offered thoughtful touches, such as providing tea, coffee, and biscuits upon arrival. While these gestures are well-received, it is important to note that such amenities may vary and are not guaranteed.

Parking was a difficulty because of time limits on the roads outside the house. It meant a lot of re-parking and walking. The downstairs bathroom also posed problems, especially for someone in their 70s! The garden was challenging as it needed some TLC Other than that a well-appointed house, close to the Town Centre and theatres, a very cosy and quiet place to stay for a good rest and holiday.

The back bedroom window doesn't lock or even latch to so is open all the time and a security risk. Electrical equipment doesn't have up to date PAT tests. Lighting could be better on stairs, light in front bedroom kept crackling and flashing on and off so wiring needs looking at. Light in cupboard in back bedroom has the light output of a birthday candle and not much use. I think in general the house needs completely rewiring and updating. The television is too small, especially if you have kids. House was clean but carpets and bedroom furniture old and dated. Location for Stratford town centre is good. Overall a good stay but would look elsewhere in future if visiting the same area.
