Hidden away in a moorland setting, this Highland holiday house is an escape from it all, yet well placed to explore Perthshire and beyond.

Accessed via a private woodland, yet only one mile off the main A9 road, this holiday house, set within an 18,000-acre estate, can be found in a secluded spot with open moorland views. Built-in 1996 as a stylised version of a shooting lodge which has excellent use of light and space in the main reception rooms, as well as being practical. It is approached via an uphill private road with a hard surface track, which takes you to the back of the house.

The lodge offers all the facilities required for a self-catered holiday, with a large well-equipped kitchen, and with the addition of a larder, utility room, TV room and a large drawing room, with picture windows. Access to the TV room and the drawing room is via six steps, whilst there are two bedrooms at ground level, the rest of the bedrooms are on the floor above. The combination of comfort and elegance, with a wonderful view, makes for a great holiday house for up to 12 people. It is enclosed by a deer fence. With garden furniture to the front of the house, it is an ideal setting on a summer evening. This is an ideal base to have a family holiday to discover Perthshire and beyond.

The entrance hall takes you to a large reception hall, which is the central thoroughfare of the house. The large drawing room is accessed by some steps and is located to the front of the house, with views overlooking the moor on three sides. This is a fabulous room with floor to ceiling windows bringing in so much light and offering wonderful moorland scenes. With an open fire at one side of the room, surrounded by comfortable sofas and armchairs, at the other end there is further comfortable seating with a bay window. There is easy access to the outside area, where in the summer months sitting outside would be delightful. Next door is a small TV room, which is functional rather than stylish. Upstairs in the central landing space, there is a small seating area above the gallery overlooking the dining room, making this is a pleasant place to socialise in comfort.

The kitchen is situated centrally next door to the dining room. It is a well designed and planned kitchen with distinctive work area and informal seating area. The cooking area is set within an L-shaped semi-enclosed area and houses an impressive large stainless steel cooking range, with 6-ring gas hobs and double oven. There are plenty of work surfaces, and this kitchen could cater to many more than the 12 people advertised. The seating area can house 4 people. Additionally, there is a substantial larder and a separate utility room. The dining room is an amazing room, with a high ceiling and a gallery above. The matching table and chairs can seat 10/12 people. With a front view, it also enjoys wonderful views across the moors.Set within 18,000 acres of sporting estate, it is accessed off the main Inverness – Perth route, the A9, onto a hard surface private road that takes you through the forest and after 1 mile comes to the lodge. This is located beyond the woodland with the open moor to the front. Blair Atholl is the nearest village, with a village store, pub and hotel. Pitlochry, which is 18 miles away, has a major Coop, shops and restaurants. Nearby is Blair Castle and the Atholl Estates, which offers as extra, a Ranger service and additional activities, like pony trekking, guided land rover tours, fishing on the river or hill lochs can all be arranged. For golfers, the nearest golf course is at Blair Atholl. Blair Castle and the House of Bruar are nearby for outings.The Lodge
