With sea views from much of the property, The Rise is awesome!

This imposing detached residence sleeps 8 guests and sits above Langland Bay. Just a short drive from Mumbles, Langland is instantly recognisable by its pretty beach huts. This charming holiday hotspot is great for kayaking, paddle boarding and surfing. Grab a bucket and net and head to the rock pools, play a round of golf or simply relax on the beach with a picnic. The village has a couple of good cafes and an excellent restaurant.

Sitting room: feature fireplace with gas coal effect fire, 2 sofas, 2 rocking chairs and French windows onto a sea facing Veranda and further French windows overlooking the garden.

Dining room: dining table with seating for 10, feature fireplace with gas coal effect fire and French windows to a sea facing balcony.

Kitchen: island, ceramic hob, double oven, microwave, dishwasher and fridge.

Utility room: sink, washing machine, tumble dryer, large American style fridge/freezer.

Family room: dining table with chairs for 4 people, large corner unit which will seat up to 6 people, TV, Sky package, DVD player, CD player, wood burning stove and French windows onto a sea facing balcony.

Conservatory/playroom: lounging chairs and a collection of toys.

Cloakroom: WC and wash hand basin.

First Floor

Master Suite: super king size bed, dressing room and large en suite bathroom with bath, wash hand basin, large shower cubicle and WC.

Bedroom 2: king size bed, ample storage and sea views.

Bedroom 3: zip and link twin/super king size bed, ample storage and sea views.

Family Bathroom: wash hand basin, bath, WC and shower cubicle.

Second Floor (Spiral Staircase)

Bedroom 4: twin beds. French windows to a balcony with views over Langland Bay.

Entertainment: TV,  Sky package, DVD player, CD player, toys. Table tennis table.

Outside: heated swimming pool in enclosed pool terrace with pool furniture and a heated (10 x 3.35m) pool. A secret garden and lawned area leading to the pool house, with changing room and wet room with shower cubicle, WC and wash hand basin (note: hand basin is only cold water). Also, a small courtyard with a full-size table tennis table.

For families: travel cot and highchair available on request

Parking: long driveway with parking for several cars.

General: changeover day - Saturday. Gas CH. Bed linen towels provided. WiFi. Heated swimming pool (open from 2nd May - 12th September). Welcome pack. 

Pets: sorry, no pets. 

Accidental Damage Deposit: you may need to pay an Accidental Damage Deposit or Accidental Damage Deposit Waiver for this property. Where applicable we will contact you in good time before your holiday with further details and to take payment.

Notes: no smoking. The spiral staircase leading from the first to second floor is not suitable for young children or people with limited mobility. Please also note that weekly pool maintenance takes place on Fridays and usually lasts approximately 2 hours.
