Perfect location for us.
This property is located over the bridge from the main town of Builth Wells very close to the Showground. The local Co-operative/petrol station is within easy walking distance (under 10 mins) and the main town only a little further over the bridge. Lovely park in town which runs along the River Wye. Another nice walk, also along the River Wye, just over the road from the property, behind the church. The house is located right next to a Primary school (used to be the headmaster's home), but other than that, it is away from other properties. Quiet, apart from a little road traffic noise, which died down at night anyway. The property is quite old and has a farmhouse feel, with large kitchen with wood burning stove, stone/wood floorboards and rush type mats. Heating (oil) excellent and we didn't need to use stove at all. Tumble drier is provided (not spin drier as described) and washing machine - both in a little outhouse accessed from a "boot room", the latter being extremely useful for hanging up wet anoraks, rubbing down dogs etc. The garden is quite large with a fairly steep slope and essentially rough grass. It is fenced, although I would not go so far as to call it dog proof, as much of it is post and rail, easily penetrated by smaller dogs. Nice area for doggy games though. Appreciated the little touches, such as the tea and milk provided, and the owner, Philip, was very friendly and lives quite close, so was always available if there were any minor problems or queries. A very enjoyable stay and I would not hesitate to recommend this property to anyone.

The listing should advise on how much fishing there actually is, for example 1/2 mile or 1 mile etc.
On Monday we wet to Pembrookshire for the day and got back around midnight hence we had a lie in, only to be woken up at 9am by the cement mixers going. We were unable to sit out on the patio furniture by the back door as we had builders going up and down all day and they were also going past the patio doors at the front all day. We also had builders vans going back and forth all week. The patio doors looked like they had been wiped down with a dirty rag, there were dirty and chipped cups in the cupboard, a wine glass that had a crack in, the blind in the bathroom was dirty in one corner and there were cobwebs on it. The table and chairs were a mishmash as the chairs were to small and to low down for the table. There was no headboard in the double room and my husband banged his head several times and we ended up in the single beds. They expected the guests to respect their privacy in the main house but they did not respect ours walking past with the dog at all times of the day. We feel that we have not had a proper holiday due to all of the intrusions that we have had to put up with and are not happy and feeling low.

Spacious and comfortable cottage.
Road traffic did not disturb us due to thick walls. Great location close to shops but nice and peaceful. Brilliant area for outdoor activities. Only downside was the dire standard of cleanliness A superficial clean had evidently been done but the property was generally very dirty, with thick accumulations of dust and hair underneath and behind furniture, and on other surfaces. It was difficult to clean the property ourselves to an acceptable standard as there was no hoover or mop. We'd have liked to have been able to clean up after ourselves during our stay even if the property had been cleaned properly before we arrived. We did not report these problems during our stay. Reading other reviews of the property highlighting issues with cleanliness suggested to us that it was not likely that the property would be cleaned properly for us anyway. It's a shame the property was so dirty as it was otherwise very good. I would have highly recommended the property if it was clean.

The cottage was damp and cold when we arrived so we eventually asked the hosts to put the central heating on, they did straight away.
Very noisy from the joining cottages, you can hear everything. This was advertised as pet friendly so we chose on that basis. After arriving and being in the cottage for 5 minutes the host asked me to keep the dog from jumping up at the window to look out as this could damage the sills and they wont have time to fix anything before the next visitors come in. The dog was just looking at the chickens running about. Also told me to keep the dog off the furniture and do not let it upstairs and asked where does the dog sleep etc This made us really uncomfortable from the minute we arrived and felt we were being watched throughout. This is NOT pet friendly. A very limited kitchen, they leave those tea bags and coffees that you get in a cheap BB but no milk. This was very expensive and does not reflect the cottage, the price should be halved. We will use Sykes again but will not return and will not recommend this cottage although the location is great. We had a great time at Salmon cottage.
The kids loved running around in the woods and exploring. It was a great base for the area with lots to see and do, although the weather didnât play ball during our stay and it rained most days which I had expected anyway after watching the weather predictions. The only thing that let it down and it was a small thing, the tv reception was not good with the picture breaking up a lot. Tv is so important with kids and especially if they get stuck inside due to the weather. Also the internet was really slow so there was no way to log in to my Netflix account to keep the kids amused. We noticed lots of bats in the roof space which were great to watch come and go as darkness fell and somehow one managed to find itself in the kitchen sink and nearly drowned. We dried it off and it slowly warmed up and flew off again to live another day. All in all, we loved our week away and our stay here. Thank you to the owners for their hospitality.
