We booked as 2 couples in their 70's, wanting 3 bedrooms, 2 bathrooms and single beds for 1 couple.
Broadhay met criteria. Got to destination after 9 hour journey from Devon having suffered much delay from motorway accidents and heavy traffic, so very tired. Kept owners updated of ETA via text messages during journey. On arrival, owner did not say "Welcome to Peak District - hope you enjoy your holiday", but rather seemed put out that we were so late (met us even though had in earlier phone conversation said she would unlock house and leave key in door). We were also harangued with Sykes Rental Contract and "Broadhay Rules" - first things in the house book (which contained contact details for doctors, dentists, hospitals, but no info on pubs, restaurants, shops or walks). Also, told we must empty bins and leave house in same state as found. Owner said she had made up 2 bedrooms as we had requested, ie 1 double and 1 twin, but we shouldn't use the 3rd bedroom as it had been prepared for the party following us. We said people have different needs - maybe a partner snores or is a light sleeper, etc. She would not listen and even said she would have removed the bedding entirely than let us use the 3rd bedroom if we had a need. 2nd couple arrived Monday and spent a bad first night as husband coughing and wheezing when lying down. Next night wife used 3rd bedroom, but removed all the bedding except the bottom sheet and re-used pillow and duvet from her twin bed. We need to know for future if owners can make such demands (not use a bedroom). We paid for a 3 bedroomed property. This woman very much needs to improve the way she talks to her paying guests. Our holiday was spoilt before it began.

We had a lovely stay at Clematis Cottage.
The cottage had everything we could need and was perfectly located for the activities we wanted to do while we were there. We were greeted with a pack of tea cakes and a bottle of wine, which is a lovely touch and very welcome! The cottage is situated right next to the village shop and is owned by the family who run it, so there is always help if needed and is perfect for supplies if wanted. We ate at Rowleyâs, Fischerâs Baslow Hall (a treat for our anniversary) and Il Lupino Ristorante, all of them are spitting distance from the cottage and highly recommended. The Lavendar Tea Rooms in Bakewell is a particular favourite that weâve been to on previous visits. For those that like to stay in, there are DVDs and books galore (although we noted that a lot of freeview channels were not available). WiFi is good (the details are not in the welcome pack but are on the WiFi box itself). Reception is a little hit and miss upstairs but this is an old cottage so it did not bother us. The shower is not as good as the cottage details suggest. It was basic and satisfactory. There is a lovely roll top bath as well. The cottage is near a school but we were lucky with the parking as we were there during half term but I imagine itâs a little challenging if you try and park in the early morning or afternoon during term time. However this just requires a little bit of planning around, and common sense) and it would be absolutely fine. We would definitely return to Clematis Cottage and look forward to doing so in the New Year.

A beautiful cottage fantastically placed for walks and exploring the Peak District.
From the warm welcome from the owner to the beautiful, clean and well-equipped cottage we could not have had a better base for our week in Derbyshire. The cottage was very well presented and had all of the little touches that make you feel welcomed and âat homeâ. A comfortable sitting room, a lovely kitchen, two comfortable bedrooms and a very impressive bathroom - with a roll-top bath and âformidableâ shower! We really appreciated all of the additional âbabyâ facilities that were provided - especially the stair gate (thank you). Certainly a family-friendly cottage (with family-friendly hosts). The courtyard garden (at the front) was also perfect for a leisurely breakfast in the warm weather! The cottage is perfectly located for walks/runs through the Chatsworth Estate (7mins walk away) or walks up the hill to Baslow / Curbar Edge with spectacular views (especially at sunrise / sunset). Bakewell, Hassop Station (and the Monsal Trail) and Padley Gorge were all within a very short drive (10mins) and Derwent Lake, Mam Tor and Dovedale are not much further. A perfect cottage for enjoying walks, runs or cycling in the Peak District⦠Thank you :-)

Clematis Cottage is a really pretty little cottage in the heart of Baslow.
It's brilliantly well placed to walk to Chatsworth or up Baslow Edge and the village itself is well served with pubs and restaurants in walking distance, along with the village shop next door and a beauty salon and interiors shop down the road. Parking is on the road but is never a problem to find a space and is safe. The cottage itself is small and quaint and very very cosy with comfy sofas, WiFi and a gas effect log burner. There are lots of books and games for use. The kitchen has a good selection of crockery and cooking implements, oven, microwave and toaster, plus washer and dryer which is useful for rainy days. An airfryer would be a useful addition to update. There are steep traditional cottage stairs up, which are supplemented with good handles. The two bedrooms have good storage and space. The huge bathroom has a separate shower and roll top bath. Outside there is a small courtyard with a table and chairs for a sunny morning cuppa. We visit regularly and enjoy the cosy cottage feel and the easy locality with lots to do.

The setting was lovely, the cottage was very clean However the night we arrived was very bad weather and the instruction from Sykes was poor even though I called prior to booking the cottage to ask how far from Hathersage.
The owner did give instructions but not a very clear black and white post in the dark and the road was awful we had to leave our car at the Plough Pub luckily our son was with us and we used his car to gain access to the cottage this must be highlighted how steep and far the road is to get to the cottage, we are from the country so are aware how the natural setting can be a hinder access. Once we did arrive at the cottage no clear indication of how to get to the front door as two gates to get there which I totally understand as sheep surround the cottage. The cottage was cold on arrival and was most of the time as we went out all day it appeared the heating came on during the day but noted the thermostat were low on the radiators. Due to our son leaving on the Saturday we chose to leave also making our stay short as we would of had to walk to the car up the track with our luggage which is about a mile away. We were disappointed and feel this was not worth the money on reflection from previous stays that are not that far away from this cottage.
