This is a beautifully located property with the benefit of parking.
It was chosen during September 2020 due to its open plan lounge/diner/kitchen and the space, as two households were staying - both from the same family. The living area has three large patio doors opening onto a large balcony and it was this feature which sold the property to me as it meant that the windows could be open and there would be good air flow to the property. It was disappointing when we arrived to find that we were not allowed to open two of the large doors as an ownerâs note said they were hard to close. This I think needs to be fixed or at least noted on the brochure description. The other problem is that the hot water ran out on our first day after just three of us had showered. We looked for the heating/water controls and were unable to find any. I called the rental company who said a maintenance man would call. As we were out we did not see him but were assured later that he had been and that there was a small free standing Nest control on the table in the hall which related to the hot water. On searching, it was found but by no means obvious as to what it was. However despite the man apparently having called there was still no hot water. One of our party found the small control and managed to adjust it to suit. May I suggest that instructions relating to this controller are included in the welcome pack! It would save time and effort for holidaymakers and the rental company. When sorting out the rubbish there were no large black bin bags at the property and no large bags to put the bedding in after use. We had to buy some. I understand that the owners have only recently started offering their property for rental so realise there may be a few teething problems but these are fairly substantial. Surely the rental company should advise them on these issues and check they are in place? Apart from these points we had a lovely stay. The house is well equipped, especially the kitchen and as previously stated the location is great, within walking distance of town and the castle. There are great walks in the area too.

Lovely, warm and cosy period cottage with traditional features but all modern conveniences, including Nespresso coffee machine.
Lovely quality crockery, cutlery etc and sharp kitchen knives, which are so often lacking. Comfortable bed. It was just two of us so we used the first floor bedroom and generously sized shower room, but there was another double and a single room on the second floor with a bathroom with a bath. Bed linen was good quality. Good access to internet and Smart TV apps and lovely, easy to use, gas fire to take the chill off when necessary. Appreciated the bottle of bubbly and initial supply of milk, tea bags, coffee capsules, dishwasher tablets and wash capsules (a second kitchen bin liner would have been useful). Like others we found the car park space tight, especially when the neighbouring space is occupied. My hatchback is described as compact by its manufacturer but at most it's small mid-sized, but it was a squeeze and you have to reverse in or you can't get out of the car. If we had been more than two plus a small dog and driven a larger car we wouldn't have been able to use the space. The ground floor area of the cottage is lovely, but again, we were only two and it would have been tight for space with 4 adults. Very easy walking distance of everything in town. We particularly liked the Dart Cafe as the dog was warmly welcomed. We drove to Brixham via the lower ferry, and went to Kingswear as foot passengers to ride the steam train and back. Easy access to the South Coast Path on a good day too.

We loved this holiday home, the views were fabulous though we only had one day when the weather allowed us to sit outside.
I think the owners acknowledge that the downstairs (bedrooms) require some updating (though the bathrooms were lovely). Our ONLY complaint would be that the bedding in the main ensuite bedroom felt damp every night - whether that is because there is no door on the shower, I don't know but that room needs a dehumidifier for a week! A dressing table somewhere in the house to do your hair would also be good. As I say, the owners say in the bits of literature left out that they were due to do something downstairs but, understandably, the pandemic slowed their plans. The house had the best equipped kitchen of any Sykes home we have been to and every touch seemed to be thought of. Thanks to the owners for sharing their home. I hadn't been to Dartmouth since I was little (50 years ago!) but what a delightful town, full of independent shops, cafes and restaurants. We thought long and hard about making a 600 mile round trip to Dartmouth during the fuel crisis and even delayed setting off by a day to see what the situation was but glad we did. We didn't use the car whilst we were away in case we couldn't fill up again but there was plenty to do walking from the door of the holiday home. Would recommend this home to anyone who doesn't mind a pleasant walk and short sharp steep bit on the way back!

The property was first class!
The photos on the website do not do the property justice! For one all of the rooms are so spacious and easily could accomodate 8 persons. Great to have to have two bathrooms one with a bath and both with showers in. The living area is big and spacious and fitted the 6 of us and the dog with ease! Dining area and kitchen is also very spacious with all the utensils you need for cooking and dining. Fantastic decking area also which we used in the sun in October...... very warm abd nice to relax with a glass of wine. Also great for the dog as very enclosed and no chance of escaping. Location was good for me as I walked the dog into Dartmouth every morning - just over 1 mile downhill and obviously uphill coming back but for the non walkers you can park the car on the side of the road by Dartmouth castle to walk in. Very peaceful location and all you can hear is the birds in the morning - perfect. Will definitely be back and thank you so much.

Not telling us that It was impossible to drive into Dartmouth because of the regatta was just negligent.
Leaving the updated parking instructions in the cottage was pointless as we couldnât drive anywhere in Dartmouth.We had no choice but to go straight to the park and ride we then of course had to pay as we hadn t got the pass with us.By the time we had used the park and ride once without luggage and got to the cottage we then found the updated parking pass.We couldn t get the majority of our belongings from the car until the next day when the regatta was over.It was a very bad start and with some communication from you could have saved us time and trouble.The courtyard as you described did not have bistro furniture in it.The ground was covered in green slimy stuff..We were concerned that the large windows opened so wide.Surely a health and safety worry.It should be made clearer in the details excatly how many steps there are leading to the cottage.It could easily be too much for some people carrying cases and food.
