Lovely cottage in a great location; we reluctantly delayed the start of the break by 2 days due to extreme weather, both at home & journey.
But once there the beautiful beaches within walking distance or a short drive more than made up for the disappointment. Cottage was very clean, extremely warm & cosy, and well thought out & equipped. It's larger than expected having seen the photos, and the garden was delightful, despite the season only just starting. It would be packed full of flowers, leaf and wildlife later in year, with a west facing raised patio area to enjoy the view and sun. Woke one day to thick layer of snow but it literally melted and disappeared by noon. Views of snowy mountains, all the way to Llyn Peninsular on bright days, thick banks of fog hugging valleys towards Caider Idris and Rhinogs was amazing. We imagine there'd be plenty of activity in nearby caravan parks in high season; power lines and trees felled by Storm Emma, let alone the cold weather just before arriving ensured the amount of holidaymaker travellers was minimal so we wandered the local area in peace. But even so I don't think the presence of many more people would put us off; the cottage locality makes up for that potential 'business'. Barmouth, Dyffryn and Harlech are just minutes away by car. Great pub literally minutes walk away and local restaurant serving authentic Italian amongst other dishes. Peaceful, very pretty and picturesque. Would love to go back; preferably not when The Beast from the East, Storm Emma and Pest from the West are brewing! However I suspect the cottage will be much in demand when word gets out and availability may become a problem in the future.

Overall we enjoyed our stay at the cottage.
It is really quirky and full of character. The location is amazing as its so central in the town. The bathrooms were lovely and clean and there was always plenty of hot water. The bathroom on the top floor is stunning. We slept well as the beds were comfortable and enjoyed relaxing in the TV lounge. However, there were a few small niggles during our stay. On arrival it would have been useful to have a welcome sheet or pack of some sort with key information, including about where to put rubbish- we had to keep taking it out in small bags and disposing of it in the street bins. A larger brush for sweeping the floor would have been handy, we had 2 small children with us who inevitably dropped food on the kitchen floor and cleaning the tiles wasn't easy with the small dustpan and brush. On our first day I had to wash a lot of the kitchen utensils, crockery and pans before we could use them as there was food or grease left on them, I understand that this is down to previous guests but feel that this should be checked before arrival as it was very obvious. There were a lot of cobwebs, I know its an old building but they were in the corners of every room with quite a lot of spiders. There is also a strong musty smell on the bottom floor so we only stayed down there when necessary for cooking and eating. Overall it was a good stay despite those few niggles and we would return as the location was fantastic.

This is a truly wonderful place with an amazing setting.
You will be hard pressed to find anywhere better. The views from four bedrooms of the sea are amazing and the twin room enjoys a lovely view of the mountain behind. The kitchen and lounge also share fantastic sea views. The place is spacious so the nine of us (adults) were never under each others feet. It is equipped with nearly everything you'd need. Take something to cover microwave bowls though as there weren't any. It was lovely to be able to all sit outside on the balcony and eat at the table on the rattan furniture when the sun shone! (Not shown in listing pictures.) It was a little difficult to find as sat nav didn't take us straight there so What3Words might be better to use. We fitted 5 cars on the driveway (mix of sizes) without obstructing the roadway so plenty of room there too. We used this as a base for visiting Snowdon (Yr Wyddfa) as it was only an hour or so away. We would love to return the next time we are all getting together for a birthday celebration!! Thanks to the owners for opening your home to us.

Although not dog owners ourselves, we have friends who have dogs, but have never experienced such bad dog odour, everytime we walked into the property it smelt of wet dog.
This could only be improved if the rugs in the property were deep cleaned or changed everytime a new guest was due. We had to buy air fresheners, but it only masked the smell temporarily. The microwave had not been cleaned on our arrival. The bathroom was clean though. We know now not to book a property that allows animals of any sort, to be fair with covid around properties were far and few between when I booked, plus the price was very fair, but we will recomend to our friends with dogs. The property itself was in a lovely location with a sea view. Although right next to a busy road we slept fine. Lovely village pub a couple of minutes walk away with a river running by and Tony's pizza place was great for meals too, but make sure you go an order 1.5 hrs before you want it, as very busy due to having so many caravan sites/camp sites around. We did have a few drunk people walking past and being very noisy who came from the camp site directly next to the cottage a couple of nights running.

The cottage is in an ideal location with a short walk to the beach and immediate access to the mountains where there are plenty of walks with stunning views.
It is a 2 minute walk to the nearest pub and a short drive to Barmouth. It was very busy during our stay due to school holidays and plenty of sunshine so it was super busy in Barmouth hence this cottage is away from the crowds but close enough to drive to if you want to visit Barmouth. We had one of our dogs with us and dogs are welcome on the beach in Talybont during summer unlike Barmouth so another reason why this cottage was ideal. The cottage itself is fully equipped with everything you would need and the owners are very helpful and can answer any questions you may have with a quick text message. The cottage is decorated to a high standard with lovely welsh stone walls and lots of history. The garden is beautiful with lots of established plants and places to relax. I didn't need the woodburners as it was great weather but I can imagine in the winter the woodburners wood be very cosy on a cold winters night. This cottage is exactly as the owners description and we hope to return.
