We stayed at the property over Christmas this year but had quite an uncomfortable time solely because of the underfloor heating.
It was set at 20 dgc when we arrived and digitally locked so we could not adjust it. I'm sure we are not the only ones who find this temperature uncomfortably hot, especially for sleeping. If we arenât, then no wonder the planet is having a fuel/climate crisis! The opening windows in this bungalow-type property are almost at ground level so I did not feel happy leaving them wide open all night (they didn't make much difference anyway). The Velux skylights were better at cooling the rooms but they automatically closed when it rained, so of limited use. After a night of no sleep, the owner and her son had to come in on Christmas Eve to unlock and re-set the thermostats for us â including into the bedroom which I found to be quite intrusive during our quiet getaway. Why we couldn't be trusted to be left with instructions and do this ourselves I do not know. We asked for it to be set at 14 dgc - the ownerâs son did this and left it unlocked which was good, but it still hadn't got down to this temperature by the afternoon of 26th December, despite leaving windows and skylights open as much as possible. We therefore decided to cut our holiday short and leave early since we hadn't slept well the whole time we were there (we were booked in till the 27th Dec). Although generally very pleasant and helpful, the owner seemed to be surprised that I was annoyed, perhaps not understanding the privacy issue. I found it presumptuous that our living temperature was chosen for us and insulting not be trusted to adjust it ourselves; this spoiled our enjoyment of Christmas this year Iâm afraid. So, for others who do not like to live in an overheated environment and are considering whether to book this property in winter I would suggest contacting the owners to get the heating controls set at a lower temperature in advance since it takes so long for the underfloor heating to cool. Otherwise, the property is absolutely fine!

A Lovely welcome note and Christmas present under the Christmas tree on arrival.
Didnât meet John and Kate but it was very reassuring I could contact them directly by mobile if needed and not have to go through other parties. The house was warm and clean on arrival and had everything you need for a brake away any time of the year. Home from home. Dog friendly for well behaved/house trained dog. Two friendly seagulls always sat on fence. Nice decking area to sit out on with enclosed fence and patio area. Outdoor Waste bins in a good location and parking. 10mins walk from the beach 10mins drive to get to shops and town centre John and Kate are blessed to have a lovely holiday home .

These cottages are converted barns, rustic countryside charm, they are self catering, so you do need to factor in what supplies you need, so Iâm not bothered if the toilet paper is cheep, Iâm glad itâs there, as easily forgotten.
The cottage we stayed in for 3 weeks was cosy, I would have liked a door curtain just for extra coziness on cold nights. The living areas are set out well, the furniture is worn, but functional, and in keeping with the accommodation. Comfortable beds are very most important to me, we had a problem with the main bed mattress springs, I spoke with Tim, and he changed it that day. It wasnât perfect, but it was much better. So Iâd say personally, check bed comfort for guests. We cooked meals, did laundry etc and it was really nice to have a change of scenery and a much needed break. And I would book again.

We absolutely loved our stay at the apartment and I've already recommended it to friends.
Everything you need and just the right size for two people. In a way I wish we hadn't crammed so much in to our trip so that we could have relaxed a bit more in the apartment! Perfect location for exploring the coast. Highlights for us were: Sewerby Hall for the parkrun...Bondville Model Village...the coast at Flamborough Head where we got to see a couple of puffins up close...and admiring the gannets at Bempton Cliffs. Thank you very much for letting us stay in your beautiful, spotless and well appointed apartment. Hopefully we'll be back one day.

We were moved into a different chalet at the last minute due to water problems.
The chalet address is 225 Third Avenue. It was filthy kitchen utensils dirty ,grease everywhere ,stained and dirty cups and microwave. The skirting boards and round the edges of carpet disgusting. Towel radiator did not work. Lukewarm water. Multi plug extension leads everywhere and wires. I have taken some photos. It generally spoilt our holiday. Sorry to report this but we have used your company before and been very impressed with the accommodations we have stayed in. You really need to see it to believe it. Disappointed Mrs Jayne Coles
