The cottage was beautiful, exceptionally clean, very spacious and well laid out and furnished very tastefully and to a high standard.
In many respects, itâs the best cottage weâve stayed in. It has 3 proper double bedrooms that were well furnished and had comfy beds. The kitchen / living / dining area was fantastic and we enjoyed beautiful expansive views and sunsets from the large windows. Parking was easy and close by. The track is very well maintained. Despite it being on a working livery yard / farm, everywhere was exceptionally clean. Sue is a great host and super chilled. This is a really great place for adults. We were disappointed that there was nowhere the children could safely play or where we could eat outside. There wasnât an enclosed patio / garden, as weâd understood from the listing, or table and chairs either. Horses, cars and the toilet block meant the children could never be left outside. We werenât aware that thereâs a pond very close by, hidden by trees. The many blinds are not child safe (hanging risk), including in the bedrooms. While everything is furnished and maintained to an exceptionally high standard - much of it looked brand new - the fridge is very small for the size of the property. It was somewhat basic compared with similar places weâve stayed eg no dishwasher or dryer, no coffee machine, ice cube tray, no ice bricks, no oil or vinegar. There was no DVD player, on demand TV (we donât think), radio or speaker. We pegged washing on the line, as invited but it was shared with the owner and the other cottage. There was nowhere to do a bbq. Aside from a few toddler toys, there were none for older children and no games, DVDâs, books, maps, local info about walks in the immediate vicinity or about the property (bins, Wi-Fi etc) that we are used to. However, when we asked, we received the information very promptly. There was no milk when we arrived. Once the local shop has closed, itâs about a 6 - mile drive each way to get some and to pick up essentials that are usually provided in cottages.

We found the photos of the front room on the website deceptive in that it made the front room look a lot bigger than it was.
The downstairs was so small almost unusable especially if you had a young child. None of the top floor beds had linen on. We booked the whole cottage not just one floor! My wife was not feeling well so we needed the extra bed. Was forced to contact owner. I asked for an extra tray and dish rack as there was no dishwasher we needed the dish rack so plates etc could dry which they didn't without. What annoyed us was this request was ignored and we had quite a blunt text back saying linen would be left for us....but we shouldn't have had to ask! We had no welcome from owners. Signage to where park car needs replacing as you can't see it. Wasn't made clear in description that owners house was literally opposite. We had to put blinds down each day as anyone who walked past would stare in! Most mornings were quite noisy with either kids shouting on field behind us or some machinery work. Rooms need blinds to black out light! Bathroom and shower very good but need more hooks to hang towels.

A lovely comfortable, clean and well equipped cottage with everything you need for self catering.
Good selection of TV options including Prime. Lovely posh chocolates and posh treats for dogs! Thank you. The shower is temperamental, it turns freezing cold or scolding hot for no reason. Personally we found the cottage noisy due to the road where it is situated. It really is very busy, constant flow of traffic from 6 am until 7 in the evening. The master bedroom would benefit from secondary glazing similar to the second bedroom. Parking was difficult, there didn't seem to be enough B parking bays for the amount of B parking permits! When we arrived we unloaded outside the cottage but it was quite dangerous due to being on a bend on the busy road. There is free parking for 2 hours 8am - 8pm behind the church, so overnight we managed to park there a few times and move the car at 10am. Word of warning.. a few people got tickets so they do check! Overall we enjoyed our stay and enjoyed Bakewell and the surrounding areas. Thank you.

Knoll Cottage is a wonderful base for a holiday in the Peak District.
Itâs comfortable and well-equipped with everything you need and super close to the quaint shops, friendly pubs and pudding shops of Bakewell. The area is brilliant for walks and really close to all the national park attractions. We had absolutely no issue with on street permit parking nearby and enjoyed the large dining room and separate sitting room. The bedrooms are spacious and it was fantastic to have so many useful little touches like dishwasher tablets, plenty of tea towels and bath towels and some lovely chocolates and quality coffee. There is a small enclosed yard perfect for drying off the dog which Iâm sure would be a lovely breakfast spot in the warmer months. We were there over New Year and the cottage was warm and cosy. Our only niggle was a temperamental shower which is affected by poor water pressure. Itâs fine if you donât have any other taps on or flush the toilet!

A warm and friendly welcome from the owner was only just the beginning of a wonderful enjoyable week at Upper Greenhills Farm.
This immaculately presented and well appointed accommodation enjoys the peace and quite expected of a rural situation. The views over the Staffordshire countryside, especially with the rising and setting sun, together with horses frolicking in the fields were daily sights to behold. In addition to the many local scenic walks in Staffordshire/Derbyshire, major tourist attractions include steam railway, Well Dressing in the Derbyshire villages, Crich Tramway Museum, Bakewell, Matlock Bath and, not forgetting Chatsworth House, these were all with 25 miles and 40 minutes in the car. Traffic was never a problem. Ipstones has a very well stocked Village store, two pub/restaurants serving good food and, within 5/7 miles, there are many other excellent eateries to meet all taste. In summary, what more do you need for a great holiday. Itâs a must revisit.
