What our customers say about their holidays
Mrs Thornley - Verified booking
Fabulous stables next to the owners and their oast house in a very quiet and beautiful area of South Kent. We stayed with our 1-year-old for five nights and had a lovely time. The house is spacious, full of character, clean and has everything you need. The owners are lovely - Genevieve provided us with a stair gate (essential), high chair and travel cot, as well as a sheet which i'd forgotten. I wanted somewhere where my son could safely run around without us having to watch him like a hawk and it largely delivered; the garden was sadly a little off limits (for him at least) due to a spring at the bottom of the grassed area having sprung up, making for a rather soggy, muddy lawn. Furthermore, there are steps between the dining area, lawn, and up to the area at the edge of the field which the property overlooks, so if you have a little climber like us, then you'll need to be aware of this. The kitchen is incredibly well-equipped for a holiday let, and we were given a lovely welcome package of bread, delicious cake, eggs, butter and jam. There's salt and pepper but if you plan on doing any cooking, you'd need to bring oil and other condiments (I say this because a lot of holiday lets have a cupboard of things like this, which can't be relied upon but is very helpful and saves having to buy/bring this kind of stuff). The beds are VERY comfy (we slept in the red room and put our son's travel cot in the one next door) and the views are glorious. The bathroom is roomy, with a fabulous bath, also with the best view over the gorgeous wild garden and neighbouring field. Nice to have a separate shower too. Hairdryer's included, always good to know. And full length mirror, plenty of storage space. Parking is on site - just be careful if you have a particularly large vehicle as the driveway up to the stables is curved and VERY tight, so you'll benefit from bleepy sensors and/or someone to guide you in. Location is great, though there really isn't an awful lot within walking distance, if this is important to you. It is quiet. So wonderfully quiet (we live in central London - this was a real treat!) The pub is a good 20 minute walk away on undulating roads without pavements (the pub is very nice though - great garden, and the roads are obviously pretty quiet), and there's a new and very lovely wooden play area about 10 minutes away which our son loved. Rye, Camber and Hastings are all easy day trips, as is the Chapel Down winery, which makes an excellent bubbly. Would be great for cyclists as the area is fab to ride in and you're right in the heart of it from the doorstep (next time we'll bring our bikes and maybe a grandparent or too for childcare ;-). Phone signal is totally non-existent (well it was for us on Three and O2) but WiFi is pretty good and they're just installing fibre optic so will be better. Overall, Genevieve and Robert are excellent hosts, I would love to come again and wouldn't hesitate to recommend.

We had a very enjoyable week at Holly Tree House.
On arrival the property was spotlessly clean and some refreshments had been left for us which were much appreciated. The beds were very comfortable as was the lounge and the kitchen was equipped with everything one would need for a self-catering holiday with hot water always available. The only thing one needs to remember to bring is a Tea Towel. The shops and seafront were about a 10 min walk and we enjoyed Fish & Chips and a Chinese takeaway during our stay and had delicious tea and cake at Makcaris at the Bandstand in Herne Bay. There is a well stocked Morrisons and an ALDI in the town plus a Tesco Express very close to the property. We used Holly Tree House as a base to walk some of the Saxon Shore Way and visited Sheerness, Whitstable, Birchington, Westgate, Margate, Broadstairs and Ramsgate during our stay. We travelled to Herne Bay by train and Holly Tree House was in a most convenient location, being about a 6 min walk from the train station and the local buses stopped nearby too. We travelled on the trains most days and found them to be punctual and reliable but maybe we were just lucky! We hope to return to Holly Tree House again one day. Thank You very much to the owners.

The house was clean, welcoming, and well maintained, including the gardens.
Very helpful having a drive to park on. We were provided with a wonderful welcome box, tea & coffee, etc as well as other essential like washing-up liquid, washing machine pods, etc. The lounge was very comfortable and we enjoyed relaxing there in the evenings. The beds were also comfortable and we slept well. The area is quiet and it is only a short walk to the shops, the beach, the pier, and the train station, so is ideal if you can't or don't wish to drive. We really didn't want our holiday to end. I would more than happily return for a holiday again when I can, and highly recommend it to other people. My only regret is that I forgot to write in the visitor book, as I would have liked to have left a message.

This was our second visit to this property and some changes were improvements.
We were interested to find ants walking across the living room carpet, although not in numbers. We were also concerned about the attitude to vaping. It was lumped with smoking and drugs and the notice said, not within 500 metres of the front or rear garden. Whereas I can understand a request to not smoke or use drugs on the property, the 500 metres is ridiculous as the public footpath is about 5 meters from the front door and the immediate next door neighbour vapes. 500 metres takes you into the next street. Ridiculous. Also this information was not available until arrival and I think it should be available before booking. Otherwise the house is really lovely, comfortable and spacious with excellent parking.

We had a wonderful holiday and thoroughly recommend staying in this home from home.
It's a spacious property with lots of storage. The bed and sofas were really comfortable and everything was very clean and well maintained. The property is conveniently located within a few minutes walk of the seafront, railway station , bus stops and town centre so we didn't always need to use our car to get to places. We look forward to staying here in future. One slight improvement would be to have a warning note on the door leading from the kitchen to the utility area about the step down into the area. Also some of the pictures on the Sykes site need updating as they show the previous furniture that was in the kitchen/dining area as well as the more recent furniture.
