The Annexe itself was left clean for our arrival and the owner is quite approachable if you need to call him for anything.
What we did not know was that within 50 yards of the bedroom window is a church tower clock that chimes loudly on the quarter hours with additional gongs on the hour all day and all night long, this could be disturbing for light sleepers as it was for me, little sleep for two weeks. The Annexe stands on a very busy main road, the living room window is right beside the road and the bedroom window is about 2 yards from it, so thereâs constant noisy passing traffic all day, starting around 4.30 am and going on until well after midnight. The Annexe does not have a fenced off area should you be taking a dog with you. The Annexe is the only holiday let situated within a busy courtyard of six or seven other properties. Each property has its own parking space outside the front door as has The Annexe. Should you want to sit outside then youâd be sitting on this courtyard and really itâs more of a car park, what with residents coming and going, their visitors and the noisy main road within yards, we didnât feel comfortable enough to sit out for the two weeks we were there and it was beautiful weather too. During our two weeks there one household was having what was described as ârelationship difficultiesâ and given that their front door is only about 6 yards from the bedroom windows of The Annexe, their behaviours, language, noise level and intimidation towards us when we asked them to quieten down was not what we had paid the owner for ! This Sykes experience was by far the worst we have ever encountered and we left, after 2 weeks, feeling exhausted and very disappointed.

We were concerned when we arrived at just how small the bungalow was, especially as we were staying for 4 weeks.
We couldn't however have been more wrong. The bungalow was superbly equipped, even a pair of kitchen scales and an electric whisk! It was warm and cosy with a lovely comfy bed. The washing and drying facilities were no bother being located in a different building as so near by. Anthony was very pleasant and I'm sure if there had been any issues he would have been straight on them! It was lovely to find tea, coffee, sugar, milk and biscuits supplied, and there were even 4 toilet rolls and toiletries as well as lots of extras in the kitchen which we just did not expect. The DVDs were a welcome bonus with the weather being so grotty, but when we did go out we found lots of lovely places to visit; the dog loved the beaches! We found people in the village very friendly, and enjoyed the hostelry in the White Hart, as well as enjoying a superb meal in the Windmill Restaurant. The only thing that wasn't supplied was any bakeware, so we just bought a little roasting tin in the pound shop and left it behind for the next occupant! There is really nothing negative to say at all and we wouldn't hesitate to stay there again. The only thing the bungalow would benefit from would be some draught excluder around the front door as it was a little draughty during the high winds, but that is in no way a complaint!

It's not how you described, it's what you did not !
On the pictures it was so decieving,as it showed a shingle driveway, which we thought was somewhere to walk our little dog ,also having to park opposite the house, in a dirt layby on a main road 60 miles an hour, was not practical as I and my partner have mobility issues!very dangerous ,we assumed when you said it had a gas hob it would have an oven ! Never have booked if it was mentioned,also microwave was not the same as pictures, so tiny! You also said road noise but did not mention the fast road right outside, also it is not dog friendly, unless you had a enclosed garden, or patio, we have not been out for 3 years,I have only been out of hospital for 3 weeks due to pneumonia! and it was going to be a quiet time away, but this cottage broke my heart on my birthday!!! We only stayed for less than 30 minutes, and spent all of our money, very much upset and disappointed, in the future describe as it is and do not deceive anyone else, would now call on you to do the right thing and refund us at least some of the cost, will never go with Sykes again ,worst experience ever,it's not what you said it is about what you did not say! about the place! Disappointed.
Cottage was super clean but soulless. Black, white and grey, dark rooms lit by bright ceiling lights with no soft furnishings to offset high ceilings and tiled floors. Rugs would not impede underfloor heating and colourful cushions would add warmth. One shelf in the oven is inadequate to cook a meal and there is limited preparation space in the kitchen. We had expected a welcome visit from our hosts but they did not call despite living on site. For future visitors, take toiletries, foil, clingfilm etc as these are not provided. TV takes DVDs but none provided. No magazines or board games save one pack of playing cards. No walks on site except small grassed area. Takeaway menus should be considered as not everyone is happy to choose online. Sorry to be negative, we revisited the area where we built our eco house and lived in Gedney Drove End for 8 years so know the environment. We have also owned and run a letting cottage for some years. Most important, we always greeted our guests. We gave free access across our five acres too!

From The Netherlands we wished to visit the Lincoln area.
We booked quite late in the holiday season and expected not to find a quality cottage. However.....we found this: Pat's cottage (old rectory annexe). This was over our expectations! The room was very clean, the cottage very roomy offering that good kitchen (3 stoves!!), that large living room and the very large bathroom with shower and bath plus the very goodsized bedroom and bed. Everything looked new or newish, definitely no poor or damaged materials and inside the cottage there was very much daylight. Yes we were very happy with the cottage. Also happy we were with the owners. They are very kind and helpfull, they do communicate very well, they advise very good, and we felt very free to do whatever we wished there. The cottages plot is very green and very quiet with lots of unexpected birds and animals that have their habitat in the area. Yes, this was very, very good and much better than wehad expected!
