Syleham House is a spectacular Grade II listed five bedroom property located along the River Waveney.

Spread across three floors, Syleham House has been lovingly restored to retain beautiful period features such as full height sash windows, vaulted ceilings and crinkle crankle wall.

The property offers the ultimate luxurious break away for extended families and friends to come together and enjoy a truly idyllic break away. The owners have created space on the ground floor for adults and children to enjoy and retreat to at the end of the day, whether it is a movie night in front of the TV, or an evening spent by the roaring woodburning stove with a glass of wine, Syleham House has something for everyone to enjoy. Offering five spacious bedrooms for guests to choose from, each with it's own tranquil view of the grounds on offer.

Outside an exquisite space for all of the family to come together and enjoy, with a vast lawned garden wrapping around the property, with a front and rear patio area for dining alfresco. The River Waveney runs throughout the garden.

Entering into the grand entrance hall, giving you a glimpse of the warm and welcoming property that awaits you.

Kitchen/Dining Room

Overlooking the beautiful gardens, a luxurious fully equipped kitchen awaits with everything the chef of the party needs to cook up a storm, including an Everhot Range with two induction plates, electric oven, four ring induction hob, two dishwashers, fridge/freezer, kettle, KitchenAid coffee machine and toaster.

A ten seater table awaits for those quality meal times together.

Sitting Room

A more formal space for the adults to come together and enjoy peace and relaxation. Featuring comfortable seating, side tables and views across the gardens.

Snug

A perfect spot for family movie nights, or space for the younger members of the party to enjoy a game or two. There is a sumptuous corner sofa to guests to relax and unwind on.

Carpeted stairs lead up to the first floor.

With beautiful full height sash windows, with views across the gardens. This room features a super-king size bed with bedside tables and lamps. Off of the bedroom is a fantastic dressing room with ample storage for your belongings, this room also offers space for a travel cot.

En-suite Bathroom

Sit back and relax in the freestanding roll top bath with stunning views. In addition there is a walk in shower, two wash basins and WC.

Outside

Syleham House offers truly stunning grounds for guests to both enjoy and explore. To the front of the property is a spacious patio area with outdoor dining table and chairs, an ideal spot to sit and dine alfresco. The River Waveney runs directly through the garden, offering a space to play, please do however keep an eye on young children and dogs.

There is a footpath to the left of the driveway, through the fields and over the footpath.

Syleham House offers ample parking on the private driveway.

The small town of Eye is considered by its inhabitants to be more like a village. It has a number of shops, pubs and restaurants, and monthly cinema nights are held at the community centre. Just 5 miles away is the market town of Diss, in the beautiful Waveney Valley. The town has some excellent examples of Georgian and Edwardian buildings, as well as an award-winning museum, the public park, the mere (lake) and shops and restaurants. The Market operates every Friday and coincides with a local antiques and collectables auction. Speciality markets, flea markets and farmers' markets are also held regularly. The town of Stowmarket has an 18 hole golf course, Suffolk's only open air museum, and a variety of shops and pubs. Explore the Suffolk Coast, or visit Thetford Forest (with its Go Ape high wire experience). Other attractions in the area include the wonderful Steam Museum and Gardens at Bressingham and the zoo at Banham.

    The setting was perfect, very relaxing. As a family, we meet on an annual basis, this year we celebrated an early Christmas. Sykes, however, we're not helpful when I needed to contact the owner prior to our arrival date. They refused to make that contact on my behalf.

    This is our second stay here and just as lovely as our first, i would love to book for next year but its all crossed out it seems for the foreseeable future

    Large comfy beds, clean, enough wardrobe space, books, 2 lounges, access to the river Waveney, large garden and outdoor seating, well equipped kitchen and dining room. Not so positive A large number of flies in all rooms - to be expected by a river, Not enough mugs or glass tumblers for a family of 8 adults compared to the vast amount of plates and bowls All kitchen cupboards full of crockery leaving no room for storing food so it had to be left out on the work surfaces. Limited local information for places to visit or recommendations. The first floor bathroom would benefit from the shower unit being on the wall to allow option of a shower. Our family combination meant that our elderly parents couldn’t use the bedroom with the en-suite due to mobility issues and navigating the stairs would have been risky without a handrail so they used the family bathroom. However this meant they struggled to shower and get in and out of the bath. A dripping tap in the sink in their room and the tap unit in their bathroom was also very loose and wobbly Otherwise an amazing property and we had the best family holiday. Thankyou
