Burwood is a detached house sitting on a residential road in the bustling seaside resort of Rhos-On-Sea, perfect for a family escape to the North Wales coast. Venture into the property and kick off your sandy shoes on the porch before settling in for a fun-filled evening in the open-plan kitchen/diner, a contemporary space with fantastic amenities to keep you well fed, as well as a sociable dining table for family dinners and board games. Step through into a homely sitting room where guests can snuggle up with your loved ones in front of the TV, enjoying a family film night accompanied by a refreshing beverage. Also on the ground floor is a handy utility room and a cloakroom, housing a basin and WC. Make use of the rear enclosed garden, featuring wild lawn areas, as well as outdoor seating for alfresco dining looking out to distant sea views. As the evening grows darker, withdraw to the first floor where you'll find four bedrooms, comprising a double bedroom with an en-suite shower, a further two double rooms, and a single, offering a flexible sleeping arrangement. Serving the bedrooms is a shared bathroom which features a sumptuous bath with an overhead shower where you can best prepare for the day. Note: The mature grounds are large and multi tiered and may have uneven areas.

There is also an uncovered multi tiered pond in the garden, please take care when on the drive or when moving from the upper garden tier to the lower garden tier, please supervise children and we recommend wearing appropriate footwear on the decking and decking stairs and use the handrail provided, especially in inclement weather..

Note: Pets are not allowed upstairs at any time.

    We found the kitchen, fridge bathrooms, floors and linen etc to all be clean and fresh. Sofas and beds quite comfy too. It is a short walk to the beach and local shops. The beach is sandy, which is unusual for the area, and the walk along the seafront has various points of interest along the way. (Sensory planters, things to climb on, musical instruments to bang on, little bits of local history etc). There were only 3 of us but there would be plenty of room for a larger group. The 3 double bedrooms all had enough space for a travel cot as well as all your luggage and the single wasn't pokey either. The dining room has a table big enough for all 7 people. It is only the lounge that wouldn't really fit more than 5 comfortably. But I imagine that an extended family, or group of friends, would not all be wanting to watch TV at once anyway, and there was a second TV in the dining room. The spaciousness of the whole house, made it feel like a larger group could spread out. (Even the stairs were wide enough to pass on without bumping elbows). The house is older and, unlike some others, hasn't been recently totally refurbished. But I got the impression that things have been replaced when necessary and everything functioned well, (Showers, heating, appliances etc). Yes there there were signs of wear in places and there was the odd cobweb, but it is a big old house and I doubt it is easy for a cleaner to keep on top of them all, besides we came to visit the area, not to admire the decor. We actually felt more comfortable with not everything being pristine and I also think it is reflected in the price, which is great value for the amount of space you get so close to such a lovely beach. The garden is a lovely bonus if the weather is nice or you have older kids or dogs. However, after being contained well all week, our, medium sized, elderly, dog did somehow manage to find a way into the neighbour's garden on the morning before we left, (I did knock next door and apologise), so is not 100% secure. Only thing not working properly were the outdoor lights, but a torch had been provided for going out the back garden at night. And the porch light could be left on at the front. I would definitely book this house again if it is still available next time I visit the area.

    Bathrooms and bedding all very clean. Kitchen surfaces, fridge clean too but cupboards, utensils, glasses and pans where shambolic and dirty in areas. The outside decking was very dirty - including table and rubbish/litter everywhere. Cupboards were messy and full of junk. Hair bands with hair in them had been left on mantle piece. Lamp in master bedroom broken, chair and stool also broken. Inside drawers and cupboards in bedrooms not clean. Cloak room full of dirty belongings and broken items. Felt like we were staying in someone's home rather than a holiday rental.

    The balcony and the garden are nice! The location is conveniently located: supermarkets, restaurants and the beach within walking distance. It is recommended to do a maintenance round in this house: there is some moisture in the large window at the back, some doors are a bit stuck, and the back door is difficult to lock. A final tip is to hang blackout curtains in the bedrooms. The mattresses in the pink room and single room were less pleasant.
