    I am being very detailed in my description to help.

    Lovely woodstove which we used some of the evenings which was cosy. The house was adequately equipped, with tea and coffee and oil.... Which was handy. We thought there was going to be a washing machine, which unfortunately there wasn't. This would have been a great help. Lovely light conservatory, but quite dusty. We didn't use dishwasher as there was plenty of hot water. Loved the sink. There were no cloths though to wipe surfaces although there was a nice new sponge. No bin bags to be able to replace, so we weren't able to get rid of the rubbish. The place was very musty and hadn't been aired out, resulting in the air quality being very poor and damp. This was a concern as I have damaged lungs from radiotherapy. It was cold when we arrived, as the lady was away until the Monday evening. (didn't see anyone till Friday morning when we were going out even though she said she would call in on the Tuesday) The heating dials on the radiators were grimy, I cleaned a few. I phoned and we were directed to search the Internet to find out the instructions for the heating. My concern is because I don't feel it was cleaned properly and especially in line with covid instructions. The TV system was old. You couldn't use the TV and dvd player at the same time, you had to change the scart over, it was very basic and difficult to find stations as a lot were unobtainable. The carpets need a deep clean which will help to clean the air and dampness. The bath hadn't been cleaned as there was soap scum which I discovered even after rinsing the bath around before having a bath. These are basic cleaning practices, especially when different people are using the property, and especially in line with covid. The tap system was very nice, but the shower cord would not pull on to switch on the shower, so we were unable to use the shower. In the bathroom, the floor edge/skirting by the bath was in need of a good scrub. It was grimy behind the door. The shower screen seal was in desperate need of being bleached, along with the plastic cover on the window shelf. It was very comfortable and spacious. The part in front of the house that we had to pass to get to the cottage was untidy with pallets and wood lying around. Also it was slated crazy paving but lots had come up and were lying around too, it didn't feel safe to walk on. These are my observations, as cleaning has been my profession.     On arrival to the property there was rubbish scattered including an old sink and a tin filled with cigarette ends at the front door, they remained there throughout our stay.

    The security light doesn't come on until you are upon this so is a hazard as well as unsightly. On entering the property there was a smell of damp so didnt give a good first impression. The sofas also felt damp and had an animal smell to them so not very inviting. The kitchen was basic but clean so no issues there although the bathroom had damp and needs attention along with some other damp patches and peeling paint throughout the property. Although I have dogs I do feel the shared garden is an issue as when the owners dogs come out they bark and try to enter the property scaring my dog as well as there mess not being picked up which I picked up so my children didn't walk through it. I also agree with previous reviews about the owner hovering around and making you feel a little uncomfortable. On the last morning there she was in the garden kicking apples and stomping the grass and approaching the windows of the bedroom my children were sleeping in. She could possibly have been looking for any dog mess her dogs had left but this felt uncomfortable for us sat inside and for that reason should probably have seperate outdoor spaces. I also feel the lack of curtains/nets in the kitchen and living room make you feel like your being watched although im sure this isn't the case. Overall I feel that the cottage could have a lot of potential if it was upgraded and maintained/cleaned to a higher standard and the owner enabled guests to have more privacy during their stay. We wouldn't stay there again or recommend to others based on what I have said but would hope the owner will take our thoughts/experience on board and we wish her all the best for her business in the future

    Lovely comfortable house however a few things certainly not to luxury standard ….

    . Most kitchen utensils needed cleaning again, for example egg flip/kitchen turner still had food on it, yuk, as did the whisk and some cutlery!!! Cutlery was grubby, spoon tray was stained but easily cleaned(by ourselves), grill shelf (not tray) greasy & no egg cups and a distinct lack of glasses considering the house sleeps 8. Great idea to have an extra fridge but the handle is snapped so is a pain to open. Old pair of socks (not ours) found in ground floor bedroom drawers and thrown away!! (Rather nasty!!) Nice house but would never return and not to a “luxury” standard, more like posh Hoseasons. Just as a side note whilst the house is very comfortable the ground floor bathroom (size of a cupboard) is at the other end of the house to the ground floor bedroom which is not really a problem but not ideal and probably due to the limitations of conversion of an old farmhouse. It’s a nice standard of living that the house now enjoys with some lovely views. The outside space at the secluded end is very nice. Sykes photos do show the sides of the converted stables/cattle sheds which other people holiday in, they are very close to the front door of this house. If you’re looking for seclusion it’s not for you. Internet wifi when available was good but was not reliable, perhaps just coincidence that it was often not available during poor weather if this is important to you. 3/4G service is good. TV’s are not smart which is rather old technology if you rely on streaming services, possible due to unreliable internet.

    Unfortunately, the experience did not meet the advertised standards of luxury, and I would like to bring several issues to your attention.

    Firstly, upon arrival, we discovered a mould problem in the downstairs bedroom, which appeared to be caused by damage to the roof (we took photos). The presence of mould is not only a health hazard but also completely unacceptable in any rental property, let alone one marketed as a luxury accommodation. Additionally, the same bedroom had a broken latch on the door. Moreover, the property's description did not mention that it is part of a site with other properties. This lack of disclosure affected our expectations of privacy and exclusivity, which are typically associated with luxury accommodations. I have since noticed that other guests have written reviews stating that it is misleading not to mention this aspect. We also encountered a problem with the snooker table. One of the snooker cues did not have a tip, leaving us with only one functional cue. This diminished our enjoyment of the amenities that were a key factor in our decision to choose this property. Furthermore, the lack of a tumble drier for a property that accommodates 8 people was challenging. Only one large towel and a hand towel per person and no tumble drier (in Wales where it rained most days) meant that we either couldnt wash the towels or had to wait a couple of days for the towels to dry. The same issue for the hot tub towels. This lack appliance or provision of more towels added to our overall dissatisfaction with the stay. The area was lovely for visiting waterfalls and day trips, which we very much enjoyed.

    Lovely cottage.

    Location and facilities are fantastic. There are other cottages on the site but we hardly saw or heard the other guests. It is a single lane track up to the cottage with very few cross over points but they have established a one way system in and out - be sure to follow the directions on your booking on how to reach the cottage otherwise you could find yourself having to reverse a long way back! We were lucky to have nice weather despite it being February so could enjoy the outdoor space. Ideally located for days out in Bala and Llangollen. Take a coat if you want to use the pool table/games room in the winter months as there is no door so can get pretty cold. We had dogs with us and the garden is secure enough to allow them to roam free which was a huge positive. Only one negative - the majority of cottage was spotless but kitchen equipment was dirty on arrival (cutlery, plates etc) so we had to wash before we could use. If it wasn’t for this, i would have rated our stay 5/5. We would rebook again however. The dates we actually want are unavailable so maybe another time.
