    We had a delightful stay at Farley Cottage II during Christmas time.

    The property is easily accessible and super easy to find, identifiable. It was super easy to park just in front of the cottage. The area is green and you can easily sit on a bench or close to the garden if you want enjoy nature for a while. The cottage is decorated simply and with taste. Some decorations were out for Christmas without it it to be overwhelming. It looks just like on the pictures. A corridor leads you to the main room to the right with an open kitchen, a table for four and a couch with a well connected tv. We were able to watch our favorite Christmas movies on Netflix, Disney and Prime without having to grab our chrome cast. The kitchen was well equiped, with everything you can need to prep a christmas meal. There is no dishwasher but since it's a cottage for two, that's no issue. The host provided new and clean towels. The washing machine was a plus. There also was a vaccuum so you can keep the cottage extra clean. The bathroom is welcoming and the water warm and that's a plus. We have to say it was pretty cold when we got there, just at the beginning of winter and it is great that the host provided small electric radiators to help the place warming up. We were comfortable very quickly and could really appreciate the warmth and calm we needed. The bedroom is on the second floor and it is pretty cozy and comes with another tv we connected with our Chromecast. The bed was comfy and there were enough fluffy duvets to satisfy a whole family. We had quiet nights and could use the widely openable windows to get some fresh air when we needed. We appreciated the little presents the host welcomed us with. About the host, they have been discreet and the contact was easy through the app. The only criticizes we could give is that there was a lack of electric plugs to warm the bathroom and vacuum, and one good size mirror would be convenient downstairs for vain people like me. We however survived happily without it and a big mirror is to be found in the bedroom. We recommend this place to anyone who likes a quiet stay in a green area with everything they may need. The place was super super clean and very welcoming and I highly recommend it !

    The cottage was beautiful, exceptionally clean, very spacious and well laid out and furnished very tastefully and to a high standard.

    In many respects, it’s the best cottage we’ve stayed in. It has 3 proper double bedrooms that were well furnished and had comfy beds. The kitchen / living / dining area was fantastic and we enjoyed beautiful expansive views and sunsets from the large windows. Parking was easy and close by. The track is very well maintained. Despite it being on a working livery yard / farm, everywhere was exceptionally clean. Sue is a great host and super chilled. This is a really great place for adults. We were disappointed that there was nowhere the children could safely play or where we could eat outside. There wasn’t an enclosed patio / garden, as we’d understood from the listing, or table and chairs either. Horses, cars and the toilet block meant the children could never be left outside. We weren’t aware that there’s a pond very close by, hidden by trees. The many blinds are not child safe (hanging risk), including in the bedrooms. While everything is furnished and maintained to an exceptionally high standard - much of it looked brand new - the fridge is very small for the size of the property. It was somewhat basic compared with similar places we’ve stayed eg no dishwasher or dryer, no coffee machine, ice cube tray, no ice bricks, no oil or vinegar. There was no DVD player, on demand TV (we don’t think), radio or speaker. We pegged washing on the line, as invited but it was shared with the owner and the other cottage. There was nowhere to do a bbq. Aside from a few toddler toys, there were none for older children and no games, DVD’s, books, maps, local info about walks in the immediate vicinity or about the property (bins, Wi-Fi etc) that we are used to. However, when we asked, we received the information very promptly. There was no milk when we arrived. Once the local shop has closed, it’s about a 6 - mile drive each way to get some and to pick up essentials that are usually provided in cottages.

    There are several things that we think could be improved, not only with the property but also the "lack" of "care" from the owners.

    We were here when the temperature was below freezing all week. The path to the front door was old, well worn and shiny brick. It was covered in ice all week and not once was salt/grit put onto it. The bathroom is large and there was only one working radiator to warm it, which it only just did. The towel rail didn't work at all. The kitchen had dust and cobwebs in a few areas. We appreciate that the property is grade 2 listed but some of the windows are in need of replacing as they did let a lot of draughts through. When you pay a £100 supplement to use the hot tub it is not very fair for the owner to complain that the water temperature had been increased or for a restriction to be put on certain functions of the tub. If the owners are concerned about their electricity bills perhaps they shouldn't be allowing usage during winter months. Clearer instruction should also be given regarding recycling waste bins, e.g. when they should be put out rather than the owner walking through to the kitchen just before patrons are about to eat and female guests are in nightwear. A welcome pack should also be considered for guests, including milk and small loaf of bread perhaps, to make people feel welcomed. Maybe even some locally produced goods such as cakes, scones, jams etc could be left to promote the area. There are a number of cables and wires that should be tidied up and made safe behind the TV as they are currently a trip hazard. The hot tap in the upstairs toilet needs fixing as it does not turn on. And the toilet seat was loose. The cottage itself is nice enough, but more care and attention needs to be taken regarding all of the above. Unfortunately, we couldn't and wouldn't recommend the property.

    There is no welcome pack only 4 sheets of A4 paper of rules and instructions.

    The parking is extremely restricted, having to reverse out of a tight space. The beds are cheap and very uncomfortable, you can feel the springs through the mattress. The photo of the property is misleading, you only get a third of the property. There is no privacy, as the windows at the front of the property are overlooking the owners garden and the rear garden which you can use is overlooked by the owners main kitchen window, plus you have to walk through the owners garden to access the property, where the hot tub is located. I had to pay a £125 good house keeping deposit on top of the rental and insurance which was returned after our stay. However, this wasn't mentioned prior to our booking. I didn't receive a receipt or any information as to what I'd paid the deposit for. Terms and conditions etc. Our general experience was that everything was about the owners making as much money as possible and not about the guests stay from no welcome gifts, to cheap toilet handwash and a dirty kitchen sponge. On a personal note, we had just driven 4 hours to stallington Hall Farm only to be greeted by Tim with rules concerning the use of the property. Maybe next time have a pint of milk ready and add your rules to your A4 paper.

    The cottage was beautiful.

    It is a very sympathetically restored 500yr old black & white beamed house that retained all its character while being decorated and fitted out to suit the 21st century. A hot tub, WiFi, Netflix and an XBox for the downtime, a good oven, dishwasher and washing machine - and all the matching crockery, glassware, cutlery, pans and trays etc you could ever need. It seemed every item had been chosen not just for its utility, but also it's looks and the furnishing, linen and towels reflected the same care. Finally, it's location was good to get to so many areas easily and you are given an electronic fob to open and close the electric gates so you always knew your car was parked up safely. We just don't have any criticism at all and can only think someone upset by the lack of right angles to the walls and floors could find any fault. We had a lovely week of touring and coming back to real comfort. 10/10!
