    This is a lovely spacious Derbyshire stone cottage filled with interesting period features and antique and vintage items, set in a wonderful village with excellent local facilities such as shops, pubs and eateries.

    The location is wonderful in the very heart of the village with ample parking and with access to the beautiful Derbyshire Dales. The cottage is cosy with comfortable beds and lots of hot water and heating. The kitchen has everything you need with clean ovens and crockery, cookware, etc and the en-suite bathrooms were much appreciated. There was a nice welcome pack with teabags, coffee sachets, biscuits and milk. However… the cottage is very tired in terms of the paintwork, which needs attention, lounge furnishings (very uncomfortable seating with nasty moth eaten cushions and grubby seat covers, threadbare rug and unpleasant dog hair covered throws, which I washed but we didn’t want to use them). The cottage needs a thorough deep clean as there was dust, cobwebs and grime at surface level behind beds, radiators, cupboards and along skirting boards etc. We didn’t go looking for dirt- it was obvious. The cellar, which is very visible from the downstairs toilet, is full of junk and very dirty. The washing machine was dirty and we didn’t want to use it. We did our best to clean the cottage before our family arrived, but the one vacuum cleaner (a ‘Henry’ vacuum in the upstairs cupboard), stank so badly that we had to open all the doors and windows after vacuuming. The bathroom floor cork tiles in the front bedroom en-suite had an unpleasant smell of urine and we had to purchase an anti-bac spray to clean them. No cleaning materials were accessible in the house except the provided washing up liquid and some dishwasher tablets. In the attic bedroom, the roof blind is broken and so it wasn’t possible to shut out the light for our grandson. That room is very basic and in much need of modernisation. The dining room has chipped wall paint, an awful tangle of wiring around the phone and internet router and grubby straw table mats that had food trapped in them. We attempted to clean some of these. There is an old plastic storage box outside the back door in the yard full of something?? covered in moss and one waterlogged log. We bought logs and kindling from the local shop to make a fire and cheer up the cottage. On the first night there was a freshly dead rat right by the back door, presumably killed by a cat as it had a neck injury, which we buried in the garden. This is no fault of the owner of course, but it added to a rather depressing feeling of dirt. We enjoyed our visit to this lovely area, but we certainly wouldn’t stay here again. We heard from a neighbour that Ivy Cottage has just been sold. Is this perhaps why it is looking so run down?

    The location is brilliant and the kitchen fantastically equipped.

    The twin beds, especially, were really comfy. But there was quite a few issues with our stay, which would have been more acceptable if the property had been priced lower, but for the money we paid we were disappointed. We did contact the owners a couple of time to help resolve issues, and they responded in a timely fashion, but it didn’t resolve the internet issue: -upstairs toilet incredibly loud with a prelonged flush- meant we didn’t flush it at night so didn’t wake the baby and kids but but the morning with no ventilation and upto 6 uses is stunk! -only 4 toilet rolls provided- we ran out on the last morning. On leaving we mentioned this to a member of staff who quite rudely told us it’s self catered accommodation so there are 4 complimentary rolls. I understand the sentiment, but having stayed at a number of holiday homes, basic amenities like this, at a home of this cost, are a basic expectation. Just put a few extra in a cupboard? - internet doesn’t work. The network “Haddon” that the users said we should use, on response to us contacting them, appears at odd moments fleetingly then disappears. There are 2 other internet options available that appear (MikroTik-6A13CC) which I imagine are the boosters? Have no internet access once you connect. We were unable to use the internet during our stay. - insufficient towels for the whole party. No towels in one of the twin rooms so the children had to share our bath towels. - kitchen table had a table cloth on which got grubby after the first day (we were eating all our meals at the house with 3 children) so we removed it and the table underneath was sticky- we cleaned it several times but couldn’t get it to a acceptable state. It’s a beautiful table but need some TLC to sort the stickiness. -lights all flickered, on the Sunday evening it was so bad in the kitchen we could barely see to cook! Again contacted the owners as concerned it was linked to the rain and there was a fault. They reassured us it wasn’t. If this info had been included, in a welcome pack, for example we would have considered it and interesting quirk! - living room is a little uninviting, some shelves or a few pictures on the wall would really soften it. - piles of dog poo in the grass out the back. Difficult for owners to monitor this during stays but wanted to make you aware. On another note just to make the owners aware during the heavy rainfall on Sunday the walls at the back of the house, upstairs and down became visibly damp and damp to touch.

    V lovely couple who run the farm.

    They are obviously working very hard on their farm. However, they weren't very happy with me contacting them as regularly as I needed to for help with the problems we had. The farm smell was overwhelming as we're very close to the cow sheds. We needed help immediately because if the wind blows the wrong way the smell of the sess pit comes into the bathrooms. 1 table cloth made eating at the table difficult for 4 days as it couldn't be wiped down. The actual table is incredibly sticky, needs sanding and re varnishing. I asked for some spare table cloths and got 1 extra, so I ended up washing them and eventually went and bought my own. One of the farm dogs paid visits to our back door and barked at our dog, driving her crazy inside the cottage. Another night, she also barked at us outside, off lead. This meant I called the owners again and was reminded they get up early to milk and we'd awaken them. A different farm dog poo'd right outside our front door. One of the chairs at the dining table collapsed with me on it. I fell onto the floor and called asking for new chairs. I was simply asked if I could wait until morning. No one asked if I was OK. 2 chairs were dropped outside in the morning. I don't think that's ok. I don't think you work closely with the owners to resolve issues do you? Most of these issues are already published... some of these issues can just be resolved. It is a shame because they seem super nice, have a beautiful spot to share with guests and have a gorgeous working farm.

    We booked this cottage near Kirk Ireton as soon as 12th April was named as the date restrictions on self-catering holidays would be lifted, so that we could at least meet our new grandson in his parents' garden in Derby!

    The cottage is in beautiful surroundings and was exactly as described, although the glass tables in the photos have now been replaced with scubbed pine. Given the restrictions, we self-catered every day and the kitchen made this a pleasure - plenty of space and well equipped. We did not use the dishwasher or washing machine. Hot water was piping hot. The bed being close to the wall is, in reality, only an issue for about two minutes per day, i.e. when you are getting in and out of bed! However, we are both slim - it might be more problematic for others. This property is a long way from the nearest main road so is very peaceful and this, combined with the very comfortable bed, meant that we slept well. The broadband signal was very good and we were able to watch TV live on-line with none of the buffering we experience at home. Beautifully furnished throughout with some interesting art on the wall, ceramics in the display cabinets and other nice pieces dotted around. The owner was very helpful in giving us permission to cross his fields straight onto the Carsington Water Circuit path. Only critisism would be the strength of lighting in the kitchen and the sitting room could do with a proper reading light placed behind the sofa. We enjoyed our stay at Garden House and would definitely consider returning. We thoroughly enjoyed our stay.

    We stayed in this cottage for 1 week and it was perfectly located.

    It is in the heart of Hartington, which has a variety of well-stocked local shops and 2 good pubs (1 being a hotel). There is a parking space outside the front door, but all parking in the village is free and usually there are plenty of spaces. The house is spacious and the 3 bedrooms - 1 king, 1 double and 1 twin - all have their own bathrooms. As there were only two of us, we used the back king size room and the bed was fantastically comfortable. There is a downstairs loo, which is adjacent to the spacious hallway. Washing machine facilities are in the basement. The living room is cosy, with 2 x 2 seat sofas and 2 armchairs. There is an open fire place for chillier evenings. The dining room has enough space for larger families and the kitchen is well stocked with crockery etc. The enclosed garden is particularly pretty and is visited by small, interesting birds. The neighbours have access rights to the bins. Be aware that the garden gate closes securely, but has no lock. You can pop across to the pond and cheese shop, from here. The gardener comes each week, usually on a Tuesday. There are some great local walks from the cottage, so if you didn't want to use the car too much it is ideal. I would certainly recommend staying in this fabulous cottage.
