This is a great sized lodge for a family of 4.
We had enough room between the bedrooms and the large family bathroom and en-suite. Nice decor and upon arrival it seemed great. Location is great some really local activities to do with young children. The safari zoo in Ulverston was great and Sizergh Castle was only a short drive too. The site is well kept and there is a nice walk around the lake and was very quiet. The cleanliness of the lodge was not acceptable. Upon arriving the lodge seemed clean and tidy. Until I sat down on the carpet with my children and stood up to be covered in dog hairs. I understand that the lodge does accept pets and we as a family have had dogs previously but it felt as though the carpet needed a deep clean. I attempted to the hoover the carpet but the hoover was not picking up. I emptied it and still it wasnât picking up. This meant that we were not able to hoover before we left. There was a brush but it was snapped in half. On day three of our stay there were a lot of ants in the en-suite and were crawling all over the bath matt. There was some ant spray in the kitchen but it would more appropriate to deal with the issue and attempt to get rid of the ants. The dining room table legs were loose and we discovered this as it had to be pulled out for the 4 of us to sit at. The toilet brushes in both bathrooms need to be replaced as they were very dirty and they should be replaced more regularly. The en-suite bathroom had brown marks/stains on the floor around the location of the toilet brushes that made it feel very unclean and unkempt. The en-suite shower in the bathroom had mould marks around its edge and the doors were very dirty in the corners. The edge around the bath had holes in it and was damaged. The couches in the living area at extremely uncomfortable and so was the bed in the master bedroom. It felt as though the property was used a lot but not maintained well. This is frustrating as I have noticed that a review in December stated similar issues. We did try to make contact but the only number I could find in the booking information was a number for Sykes. I was not able to see a direct number to contact the owner. We left the holiday early as our eldest son was unwell and we wanted to be somewhere more comfortable for him to recover. We would not return due to the poor maintenance and cleanliness of the property. It was over priced for what we actually stayed in. Very disappointed.

Location was lovely, and next door neighbour was nice.
Theyâre the only positives of Tiptoes Lodge. The lodge on arrival STANK of stale smoke in every room. I wasted so much of my perfume on trying to conceal it but it only helped for an hour or two. The smoke set off my asthma, and as I use a CPAP mask, I couldnât sleep for the air being pumped directly into my lungs. The sofa recliner doesnât work on one end, and the other end has been sat in so much that it leaves you sitting on a slant. There was rubbish like bottles, hair bobbles, glow stick etc under the sofa when we moved it round to view the TV better. There was also rubbish like wrappers and hair under the bedside table in the twin room which we moved to put the beds together in. Someoneâs old socks under the twin beds. The twin beds are tiny and only suitable for children up to early teens. Beds were so squeaky that we had to tighten the bed frames to help with the noise. The dishwasher was filthy, had mouldy food in the bottom, the filter was full of old onions and peppers. Dirty water lining the bottom, so wasted a dishwasher tablet trying to clean it once Iâd washed the filter out. It made the whole lodge smell of bin juice when we first opened it up. The curtains have mould on the bottom of them in the master bedroom and living area. The hot tub is a hazard in itself. No bar to fold the lid back on - weâre a couple with disabilities and this was really painful to remove and put back on as most of the handles have snapped. Once youâre in, itâs lovely but no cleaning tablets left, so it got dirtier and dirtier as the holiday went on, as no one comes to maintain it. The directions were quite vague, and trying to find the key safe is impossible to find in the dark when we checked in later in the evening. Unfortunately, Sykes cottages landline and mobile were closed so couldnât get help as all staff had left for the evening in the main restaurant. We spent more time cleaning than we did relaxing. We checked out a day early because we couldnât stand it anymore and checked in to a wonderful pub in Lupton to make up for the holiday. Would not recommend to anyone, especially when the owner refused to agree to any form of compensation. Sykes did their best but even with photographic evidence, it didnât help. There are so many beautiful places to stay around this area, go anywhere else but here!

Initial expectations looked good images online and from outside property.
On entering the property we had an issue of not receiving the cot & highchair that was ordered at booking (this was Sykes fault for not providing the information to the owner). However on contact with Sykes the cot & highchair had arrived within a hour. We also reported an issue with the en-suite bathroom as it had a pile of wood chip swept into the side of room, as if work had just been completed, on closer look this pile had around ants running around this and under the pedestal. Sykes contacted the owner and he phoned me and again arrived within the hour with ant spray and catchers. Sadly the vacuum wasnât picking up properly (on later investigation the hoover was jammed packed and required emptying, the filter required washing as was thick with dust), this the reason the hoover wasnât working properly. In the end we decided not to use the en-suite since we had the main bathroom. The only place we could fit the cot was against the en-suite door with the main bedroom door open. We will say this lodge is not really suitable for anyone with an infant needing a cot, but would be fine for older children who can sleep in the second bedroom. It is also not suitable for disabled people or anyone who cannot walk far, as you have to walk to the property to get the keys and fob to enter through the gate. I would say thank you for the fantastic speed of service & a bottle of Prosecco from the owner Stephen, it was a lovely gesture. Sadly this property wasnât for us, this wonât stop us returning to the area.

Hi, Directions to the lodge were a bit ambiguous, starting point was from A6 which is quite a long road.
Better starting point would have been junction 35 on the M6 especially if not familiar with the area. Finally found the lodge and pleasantly surprised how spacious and cleaned it was. Well maintained and well equipped. Site was clean and pleasing to the eye. Soon found the TV wasnât receiving a signal for any terrestrial channels and on demand channels were limited. The TV remote didnât work either. There were no instructions on how to hook up to the free WiFi so had to rely on using phone data to use the internet. Pointed this out to Sykes and they promised to contact owner to remedy these faults but after a couple of days said they couldnât get hold of them so nothing was done. Good job it wasnât anything serious! Would have helped if there were written instructions on how to operate the microwave, turn on the heating, using the hot tub and operate the TV. Also, some tips on where to eat, local attractions etc. One last whinge, the two single beds arenât really suitable for large adults but for children up to early teens. Apart from the above, it didnât stop us from having a nice break in the Lake District as we only used the lodge as a base in the evening. Would I use Tiptoes Lodge again? Probably not. And Sykes Cottages? The jury is still out.

I feel I have to respond to the requests you're making.
I feel the cleaning you provide is superficial. It's OK asking your guests to practically clean the lodge before they leave, but the people who you pay to clean the lodge are depending on previous guests cleaning properly. Our lodge was grubby on arrival. The kitchen cupboards had crumbs in, and remnants of dog treats. I had to wash the crockery before we could use it and I had to put the oven racks in the dishwasher as they were thick with grease. The oven could also do with a deep clean. I draw the line at that Iam afraid. Also, remnants of personal hygiene items in the bathroom cupboards. Obviously not been cleaned. I went to use the hoover and the barrel hadn't been emptied so it wasn't picking up. Again, Iam not starting emptying dirty hoovers which should have been done by the people you are paying to do a job. We would always leave a property as we find it but, in this case, you will be glad, we didn't. It's cleaner? I understand you have to take a damage deposited in case of damages but I think you should be offering us compensation if anything. I would appreciate a response to this email.
