We visited as a family which consisted of my husband, mother in law, sixteen year old son and myself.
We were delighted by the property and thought it was excellent, very quiet and peaceful. Although it was on a main road you didnât hear the traffic very much at all. It was very clean and well equipped - just what we needed for self catering. The Mezzanine double bedroom is reached via a spiral staircase from the twin room. My teenage son used it and thought it was great fun but I could not venture up the stairway very easily due to having arthritis in both my knees. Blackout curtains were a great touch in the Kingsize room. The only downside for us was that my 78 year old Mother in Law could have done with a hand rail in the bath as it was hard for her to get in and out. Although the Utility room was not in the main property it was easy to access. It was useful to have a separate washing machine and tumble dryer. A good tip is to keep the light on until you are over the step as it is completely dark at this time of year and the first time I used it I had a bag full of washing and wasnât ready for the pitch black outside as I stepped out and I nearly missed the step. Scarborough was a 55 minute drive, Designer Outlet was 14 minutes away and York City was (depending on traffic) 15-20 minutes drive. Park at the Long Stay Station Car Park, at £6.75 for all day it is THE cheapest place to park if you are going to be in York for any length of time and it only takes about 7 minutes to walk into the City Centre. Another top tip is to get your fuel from the Esso garage as it is the cheapest in the area and this is literally two minutes drive from the property. I would highly recommend The Barn, it was good value and we will be returning again as my eldest son has just started at York University.

This is potentially an excellent property in a superb location for exploring York and North Yorkshire.
However, we identified a number of issues that need to be addressed before we could recommend it to our friends or family, as follows: - It was extremely difficult to locate the property in the dark, as the lights on the gates were not in operation and we could not see the litter bin as it was small and black. - The drive was in a state of disrepair due to potholes and an uneven surface. - The parking spaces were sufficient for two cars but were extremely difficult to manoeuvre into due to the trees on the drive. - Ensure that you have provisions when you arrive, as there is no welcome pack of milk, etc, and the local shop closes relatively early! We had to go to Tesco, which is about 6 miles away. - The fridge was very small and did not have the milk bottle holder, as it was missing from the door, which made storage for 5 people very difficult. - There was only enough washing up liquid for one lot of washing-up!! - There was a hole in the lounge wall that looked unsightly. - The sofas were very uncomfortable, with no foot-stools - The shower head in the communal bathroom seemed to have some sort of bag tied around it. - All the beds were very uncomfortable and the mattresses in the Premier Inn we stayed in on the way up were luxurious in comparison. - The en-suite bathroom door could not be properly shut as there was a gap of about 3", which meant that there was no possibility of privacy. - The Highwayman Pub is the only place to eat locally and it is very good. However, it is closed on Mondays and Tuesdays.

We took the time to explore the detailed welcome pack provided by Jodie and Richard, which included a link to their cottages' dedicated website.
This resource was packed with valuable information and proved to be incredibly helpful, allowing us to have a relaxing and memorable week as we celebrated our 20th wedding anniversary. While we had done some research beforehand, the welcome pack introduced us to more of the local region than we would have discovered on our own. The property is amazing, and although parking is on the street, it was close enough to easily transport our belongings into the cottage without any hassle. The cottage is finished to an extremely high standard, but it was the little touches that stood out the most. Cooking was a pleasure, with an easy-to-use stovetop and oven. While the kitchen has a small fridge, there is also a full-sized fridge with a freezer in the utility area, which was perfect for storing our champagne and wine. Locally, the pub next door was very cosy and offered affordable meal options. The friendly locals, who could clearly tell we werenât from the area, were welcoming and made us feel completely at ease. We also visited Whitby and Robin Hoodâs Bay, both within an hourâs drive, as well as Castle Howard and Helmsley, which have some great shops to explore, even on weekdays. Anyone booking this property will not be disappointed

Fabulous property with spacious gardens in a wonderful location.
Well thought out rooms both upstairs and downstairs and as there were five of us, this facilitated space for us all. Bifold doors across the whole back of the house gave lovely views and fresh air as we had great weather. Spacious patio with furniture enabled us to sit outside and take in the peaceful birdsong. Master bedroom had its own spacious balcony with furniture. Extremely well equipped modern kitchen. Claire is a super host and had left a welcome pack as well as tea/coffee and milk, cooking spices, sauces. Her gastro pub a very short walk away served top quality food ⦠we ate their three nights! Location is great for visits to Whitby, York, Pickering, York lavender fields and much much more.

We are regular Sykes customers over many years, so on arrival at the property we were surprised to see the exterior of this holiday cottage in a poor state of repair, i.
E. door and window woodwork long overdue repair and painting, decking starting to rot. Also, one of the living area large windows has a large crack top to bottom. This gives a really bad first impression of the holiday home. Inside the cottage is nicely furnished and very clean. The bedrooms are spacious with good storage and the bathrooms are spacious and clean with good facilities but both toilet seats need replacing. The cottage has an open view over the garden and fields beyond. So please sort out the building maintenance issues. It is both disappointing for your guests and will prevent you from receiving repeat bookings.
