Timley Knott is a well-regarded cottage in Coniston, praised for its cleanliness, comfort, and prime location. Guests appreciate the homely touches, powerful showers, and beautiful views. The property is ideal for families, dog owners, and those seeking a village atmosphere within walking distance. Outdoor seating areas are a bonus, though some guests noted steep steps and suggested minor improvements.
The property is generally described as clean and cosy. One review mentioned unclean crockery and a dusty hairdryer filter, but this seems to be an isolated incident rather than a common trend among the reviews.
The location is highly praised for its proximity to Coniston village and walking routes. The views and accessibility to local amenities contribute to a positive experience for guests.
The property is considered comfortable with lovely bed linen and cosy spaces. However, some guests found the kitchen small and the double bed mattress too soft, suggesting room for improvement in comfort.
Facilities are generally well-received, with special mentions of powerful showers and homely touches. However, concerns about maintenance, such as the rotted veranda and broken steamer chair, have impacted the score.
While some guests were delighted with the property, there is insufficient information regarding the provision of gifts or welcome packs to accurately score thoughtfulness. It is noted that welcome packs are not guaranteed and their presence varies.
Nestled in Haws Bank, with all the amenities of Coniston very close by, sits this beautifully presented, semi-detached home, Timley Knott (named after a local geological feature on the Old Man of Coniston).
The house is finished to a superb standard and offers views of the lake to the rear and of the mountains and fells to the front and side. The driveway provides private off-road parking for one car and there is unlimited and free lay-by parking directly opposite.
The house boasts its own 7kw electric vehicle charger, broadband speeds of up to 40mb/s and Wi-Fi throughout the house. Timley Knott provides a simply exceptional abode for up to six people and their canine companions.
Stepping inside, head to the striking open-plan living space, full of charm, character, unique arty touches, and the latest mod cons.
The sitting area is tastefully adorned with quirky personal pieces and artwork, along with a woodburning stove, curved Smart TV and soft lighting that make this a wonderful spot to kick back after a long day.
The kitchen is equipped with everything you will need for unrestrained catering at home including a dishwasher and fast electric oven; meals at any time will feel special off the Minton fine bone china crockery.
The pièce de résistance on the ground floor is the glass fronted Juliet balcony accessed through large double French doors in the dining area; bringing the outside in and offering wonderful views across to Coniston Water and the Grizedale hills beyond.
Upstairs you will find two tasteful bedrooms, including a king-size with lake views and a Smart TV and a bathroom next to it with full sized bath and shower. The twin room has its own en-suite shower room and has views across the sheep field to the summit of the Old Man of Coniston.
Accessed externally via the rear of the property is a self-contained bedroom complete with a king-size bed, Smart TV, en-suite shower room, walk in wardrobe and a small kitchenette which includes a fridge.
The utility room provides extra shelves for food storage, an extra fridge, clothes washing and drying and space for all your outdoor gear.
Step out to the rear cottage garden, offering two outdoor seating areas with furniture for relaxing and dining to the sound of the slow running stream at the bottom of the garden and the illuminated water feature. Tasteful glass panels shelter you while you dine or relax.
The rear garden is made up of a small lawned area complete with neat shrubs and borders. The fully enclosed front garden offers a further lawn and well-tended borders. The secure (lockable) and covered side return hosts the EV charger, a boot/bike washing hosepipe, solid security shackles for bikes/kayaks etc. and outdoor hanging/drying space for wetsuits.
Enjoying the best of both worlds; Timley Knott is a short, scenic walk along a traffic free disused railway line into the village of Coniston (Ship Inn, Sun Inn, village centre all nearby) but also offers immediate access onto footpaths and cycle trails leading down to the lake and up to the fells. Walking up the Old Man of Coniston, Dow Crag, Wetherlam and all the Coniston fells is best done right from the front door of the house.
Coniston itself is home to several shops, cafés, and pubs where you can refuel after a long ramble, plus it has its own brewery producing Bluebird Bitter - well worth a try!
You may wish to escape to the water on a cruise, or if you’d prefer to stay on foot, hike up the Old Man of Coniston and be rewarded with stunning views.
Further afield lies Hawkshead, Ambleside and Windermere, each providing their own attractions and charm.
Choose Timley Knott for a memorable escape to Cumbria.
Hawkshead, Ambleside, Windermere, and Grasmere are all within a short drive of Coniston, a charming community that sits at the head of Coniston Water and is surrounded by some of the most breathtaking scenery in the Lake District National Park. Locally, Grizedale Forest's wonderful wooded trails, Coniston Old Man, and Wetherlam offer excellent hiking, mountain biking, and climbing opportunities. For those who appreciate water activities, the calm lake is perfect for canoeing and dinghy sailing, while those who are less energetic can take a leisurely ride aboard the lovely steam boat "Gondola" or visit Brantwood, the old residence of John Ruskin. The Beatrix Potter Gallery is located in the award-winning community of Hawkshead, which is also close to Tarn Hows, one of the most popular tourist destinations in the nation, and Esthwaite Water, a popular fishing place. A top-notch vacation destination any time of year.

It was spotlessly clean and extremely well equipped. Our daughter and son in law enjoyed staying in the downstairs bedroom with its separate entrance, and the utility room was well used by us all for storing our boots and coats. Everything had been planned for our comfort and convenience, right down to the colour coded keys! We have stayed in many Lake District holiday cottages over the years, but we all agreed (three generations) that it was one of the best we have stayed in.

The areas Iâve marked down were for the following reasons: Cleanliness - Several items of crockery and glassware were not clean when I took them out of the cupboard. There was dried on food and residue on them. The hairdryer filter was choked with dust causing the hairdryer to cut out as it overheated. I cleaned this out but would suggest regular inspection as this could be a fire hazard too. Comfort - The double bed mattress was very soft and there was roll together so I chose to sleep in one of the single beds which was far more comfortable. Not sure why the en-suite bedroom isnât the master - plenty of room for a king size bed in there. Of course, as the owners use this home themselves, it may be that the current set up suits them. This is just our observation of what would take the property comfort rating up to perfect for us. Otherwise an exceptional property that weâd happily visit again! Thank you.

The house is beautiful, it was also cosy and warm. It had everything we needed for the week.
