The roomy kitchen is fabulously designed, home to a central island, with a helpful utility across the way, holding those extras you may need. After preparing breakfast or dinner, the conservatory/dining space is where you will want to be, relaxing amongst the idyllic views of the stream which form a scenic backdrop to your quiet time. Set-up for twenty people, this is the perfect arrangement for those social evenings watching the sun go down. As you reach the first floor, a mezzanine landing awaits, revealing a second living area with comfy seating, a small kitchen, and a farmhouse style dining space. Exposed beams introduce a glimpse of character, views of the fields welcome in the outdoors, and the balcony is your haven for a warm cup of tea. The lovely bedrooms are divided between the first and second floor, beautifully presented and situated on different wings of the property; there are even two family rooms, and two rooms benefitting from their very own Juliet balcony. The property is located a 10 minute drive from the M6 and Oxenholme train station making the property easily accessible.
Its old cobbled lanes and byways branch off the attractive main street, and the stone ruins of 12th century Kendal Castle sit perched on a hill with views over the town. Visit The Abbot Hall Art Gallery, its regular collection holding portraits by Kendal born George Romney and works by Turner and Ruskin, with other exhibitions through its links with the Tate. Both Sizergh Castle and Levens Hall with its superb Topiary Garden are nearby, as are limestone escarpments for easy walking, offering thrilling views of the Lakeland Mountains, the Howgills and Morecambe Bay. Kendal itself is ideally placed for exploring South Lakeland.

Check out time is 9am and it is imperative that this is adhered to, due to the turn around for next guests - if this is not adhered to then we reserve the right to charge the £400 Good-housekeeping Bond.
From 27/1/2022 some of the utility needs of the property are met by a provider who sources their energies from renewable sources and is carbon neutral, this process will be completed by around the middle of 2022.
All waste is already collected, then checked and separated by our waste disposal provider and the highest degree of recycling is thus assured.
Charging of electric vehicles (including bikes) is not permitted at this property, if electric charging is detected a charge of £100 will be deducted from the bond.
Please note:This property does not accept stag or hen parties.
Please note: There is an 11 pm curfew at this property after which time all guests must stop using the hot tub and strictly observe the hours of rest and not cause any form of disturbance to neighbours, Guests found to be in breach of these rules will be asked to leave the property with no refund given.
You will be asked to confirm the number of guests staying at the property when you book, When there is evidence of a potential over-occupancy and it is subsequently verified by the owner, this will result in all occupants being asked to leave the property, as this impacts the owner’s insurance as well as being a breach of the rental agreement.
Guests are kindly reminded - in line with the rental agreement - that at the end of the holiday the property must be left in the same or similar state of order and cleanliness in which it was found.
Failure to leave the property in a reasonable state may results in the additional cleaning charge being invoked (minimum charge £150)

The accommodation suited all ages from eight to eighty. Excellent garden and outdoor facilities. Very good public rooms.

The house is very comfortable and the garden, which we were able to enjoy in reasonable weather, is a real gem. The only slight negative was traffic noise at times but the positives far outweighed this issue.

We enjoyed the communal areas and garden very much. The kitchen was very well equipped the only item we couldnât find was an icecream scoop maybe a small addition, just friendly feedback. Slight issue like a previous guest in operating oven but the internet helped there. A fun family weekend
