Guests appreciate the property's comfort, garden, and welcome pack, though some feel it could benefit from modernisation and additional showers. The property has received mixed feedback on maintenance and cleanliness, but recent bathroom upgrades and the property's charm have been noted positively.

Mixed reviews on cleanliness with some guests finding the property well-maintained, while others reported issues with kitchen utensils and general upkeep. There are mentions of a messy garden and cleanliness concerns in the kitchen, which suggests room for improvement.

The location is highly praised for its proximity to the beach, coastal path, and village, making it a prime spot for holidaymakers interested in surfing, walking, and exploring nearby attractions.

Guests find the property comfortable and welcoming, with a nice garden and updated bathrooms. However, some suggest that additional modernisation could enhance the comfort level further.

Facilities have received mixed feedback. Positive remarks on the well-equipped kitchen and recent bathroom updates contrast with criticisms of maintenance issues and the need for additional showers to accommodate the number of guests the property sleeps.

The provision of a welcome pack has been well-received, indicating thoughtfulness. However, it should be noted that such gestures are appreciated but not guaranteed for every stay.

Great views and facilities. Surfing and body boarding all day, every day in the magnificent Polzeath Bay. Highly recommend.

It is tired, dated and poorly maintained. New bathrooms were appreciated, but the sitting room is basic, bare, brown! and old fashioned. The kitchen needs an overhaul - drawer fascia’s falling off, damaged cupboard doors, ill-fittting dishwasher, dirty and sticky Lino floor. Extremely stingy on kitchen goods for a holiday home - no mop or bucket, an old and disintegrating squeegy mop, one dishcloth and a horrible old kitchen brush for cleaning pots and pans. No basics of cleaning products supplied for bathrooms, toilets or the kitchen. No spare toilet rolls. No salt, pepper - basic cooking ingredients that we have been lucky enough to have in other rental properties. Kitchen table shabby and chairs cheaply reupholstered and stained. The bedrooms overlooking the beach could do with black out blinds, which are already supplied in the bedrooms at the back of the house. Mat inside kitchen door is torn. Outside needs a good weed and clean up.

It was exactly what we needed for our group of 10, plenty of space, comfy beds and a great location - being able to walk down to the beach in minutes and drive to a large supermarket within 20 or so. The welcome pack was greatly appreciated, and we did have an issue with one of the windows (due to some crazy winds!), but Graham (the owner’s maintenance man!) was able to help and secure a short term solution for the rest of our stay, which is all that we could have asked for.
