  Entrance and exterior courtyard needed cleaning and boarders needing attention. Cover over garden table needs a good clean or renewing. We did not uncover or see the condition of the table and chairs so cannot comment as to what condition they were in. The two tea towels provided were badly stained and looked filthy. As they did not look very hygienic we felt they were unacceptable for use. This was your major let down as we went to the high street and purchased our own tea towels. The bedroom in the basement smelt of dampness and is not what you would have expected considering your 5 star pricing. As there was only six of us staying we did not require this room, although if we did we would have found this unacceptable. The emergency outside exit from the basement bedroom needs a good clean with the walls needing a good paint up. Apart from our negative remarks we found everything else within the property excellent.

  The basement bedroom is not of the same standard as the excellent other bedrooms. Dark, every sound from the kitchen above can be heard, a long way from a bathroom. This July has rained a lot and perhaps that was why the room felt cold and a bit damp. We were surprised there were no hairdryers. Other places we have stayed have one in each bedroom. But it was a fantastic base. Wonderful to be so near the beach. Exiting to be near the lighthouse. And of course Southwold is a special place with lots to do.

  Lovely property, spotless and fairly well equipped (assume being put of season means less 'stuff' is left for guests by other guests...?like dishcloths and kitchen roll..or we just didn't think and should have taken our own! You never know in some places what you are going to get or not). No welcome pack but we had bought all we needed to eat and drink. Just no oil for frying eggs or logs for the first fire! Beautifully decorated - Xmas tree was a treat.

  What a stunning property! Enormous, beautiful without being pretentious, relaxing and comfortable, the best location you could ask for, and stocked with the highest quality (Royal Doulton, John Lewis). Beds were beautifully presented and very comfortable, the children‘a rooms were perfect for them too, with plenty of room to spread out and relax. No expenses spared and perfect location for the beach, and with secluded parking. Thank you!

  Beautiful house, perfectly decorated and furnished. Such a prime location, only a short stroll to the beach at the end of the garden or around the corner to the local pub, shops or ice cream parlour. We couldn’t fault the cleanliness and extra detail with candles and lotions in every bathroom. We had a wonderful family weekend in Southwold - we even had our own Easter rabbits running around the lawn. Everyone loved it
