    We really enjoyed our stay, although the neighbours were extremely difficult.

    When we arrived we pulled into the bay by the property to unload our belongings, a young woman from the house in front of the bay immediately came out and shouted at us, she also insulted me when I told her we were only unpacking our stuff, we didn’t plan on parking there. The lady at the back said there’s been a lot of bother from them; however they didn’t bother us again. Then my husband and I were in the kitchen with the door open at the back when a large dog came bounding through the door and tried to attack me, my husband threw water on it and was able to intimidate the dog so that it moved and we managed to barricade ourselves behind the back door until finally my husband closed the door. I was quite shaken by the experience. My husband shouted through the window for the neighbour at the end to get his dog- he didn’t and it continued to bark aggressively at us from behind the door; bearing its teeth and ready to attack when we tried to open/close the door window to shout to the man. He was actually hiding behind his gate as we could see him ducking behind the door. I’m concerned that if I had have been a child or my new 12 week old puppy- this would have been a sad story. I loved the cottage though, so beautiful, comfortable and clean. I would say that I wouldn’t take children or elderly people, just in case. Unless the problem is resolved but how could you resolve this? I would not allow this to stop you renting this property- it really is that good, just be careful about the parking and be careful in the shared backyard where there’s no gate between you and the end neighbours with the dog. (The neighbour has a gate but he’d obviously opened it to let his dog out). Ok, so the garden is absolutely gorgeous, very quirky set up on two/three levels. Lovely lady lives next door feeds the seagulls everyday, be careful there’s loads of them that flock there- not a problem for us as we weren’t home in the morning. BBQ area is pleasantly arranged and plenty of seating and cushions. The lights didn’t work when we were there, but we weren’t in the garden late anyway. Overall I would stay here again because it felt very homely, but I’d be extremely careful out the back door in the communal yard part. We never saw the dog before or after it attacked us. There is a gate on the main garden and it’s one step from the back door. Just be careful as you always are in public areas. And don’t speak to the house on the left of the property, very rude. The heating was perfect, bedding ok, decor and condition of the place was just right and spotlessly clean. In a near perfect location. Two large Terraces that look across the bay- stunning.     The Boot Room is a lovely, unique house.

    Our aim was somewhere that could accomodate 2 dogs (which they kindly did) and had a private sauna and we could go walking. And this was a perfect house for our needs. The owners were not there, but the managers of the property were very attentive and on the ball. They left us a cake as a welcome gift, which was perfect for when we arrived and a lovely touch. They also had a fresh bunch of wild flowers too, which again was so lovely and made such a difference. The house was also well stocked, we didn't need to bring toilet paper or dishwasher tablets, there was some olive oil and vinegar and tea bags. The also had a nespresso machine which was a bonus. (the local sainsburys sell the pods) There was a folder with all local information from food to walks that you might need. So much thought has gone into the property - the White Company cotton sheets, the embroidered towels etc. There are board games to play, books to read...a real home from home. My only quibble and reason for not giving the house 5 stars. Are the sofas and the bed. The sofas are so used, worn and uncomfortable that you can't spend much time in them, which is a shame especially as there is a great inviting fire place. And after a long walk, lolling on a sofa with a good book would have been great. It also feels incongruous that the sofas should be so delapidated when so much effort and thought has gone into the rest of the property, which is really well decorated. There are 2 double beds both have very soft matresses. The bed we slept in "wellies room" was uneven to sleep on. The slats on the bed had moved so the matress was sinking through making the bed very uncomfortable. Obviously mattresses are personal to people's tastes, but even after fixing the slat issue and turning the mattress it was still very soft and not great for our backs. The sauna is simple to use once you know how (literally turn the left knob in the sauna to number 2 and wait a bit). In the downstairs shower room, there is also a cold shower AND a steam option (so the big shower cubicle turns into a steam room) and there is a shower there too. We brought the rocking chair down and placed that in the entrance as a place to relax between sauna sessions, which sort of worked as a temporary thing. Another great plus is that just behind the house is a field so we could let the dogs run there before we went to bed and didnt need to do a big road walk. The house has great wifi reception. But many parts of the area it's hard to get a signal, making it easy to get lost for bit. But everyone is very friendly. It is such a pretty area. Nearby there is Stydd gardens and the food is really something special.

    It was like a little slice of heaven on earth. The owners are very gracious and kind and not intrusive one bit. The space exceeded our expectations over and over. Complete privacy with back yard completely secured for a pet. Cozy fireplace and firewood located right on the premises at a fair price. Fabulous, large, Scandinavian sauna was a surprise and a treat. We were shocked how nice that was. When do you ever get your own personal sauna? I think we discovered there is a cold shower on the last day in the double shower room located adjacent. Really nice large TV with Netflix! Fully equipped kitchen and easy appliances. We have been renting cottages for 2 months now and this is thee best one by a mile. The beds are nirvana, the linens and pillows top shelf; have never slept this well. Quiet and peaceful with stunning countryside views and fabulous walks right our the door. The air is country clean. The space is huge and the 2 bathrooms are fabulous. Honestly it's a palace! I highly recommend this tremendous 'value for money' barn conversion in beautiful Lancashire with tons of things to do and places to visit nearby. Great location! Janet's notebook lists all the nearby restaurants and pubs which are located right down the road and lots of other area attractions. You won't be disappointed. It is first class and we were pinching ourselves at the luxury of our surroundings. We were only able to stay for 5 days as it is usually booked so make plans accordingly. You will be pleasured by this magical experience. Thank You Janet and John for making our stay so special and unique! Book it now so you don't miss out!

    This house is beautifully presented, absolutely immaculately clean and very comfortable for 2-4 guests.

    We were let down with another place in the peaks right at the last minute, so ended up booking this the same afternoon and headed straight there. On arrival, there was a welcome pack with essentials like tea, coffee, milk sachets, biscuits, though were surprised to a bottle of wine too. The kitchen is very well stocked, even supplying things you wouldn’t expect like sandwich bags, tin foil and kitchen roll. The property is super pet friendly, with an array of pet supplies like bowls in different sizes and dog mess bags. The garden is very secure and safe for pets, and I think the artificial grass is a good call for the hire market as it’s easier to maintain for both owner and guest. There was one mess in the back garden when we arrived, but I honestly think it was a cat rather than an oversight of the owner. The care and attention of the owners comes across with a welcome manual, intricate details often missed in rentals and the additional facilities such as an air fryer, outdoor furniture and Netflix accounts on the 3 tvs! Morecambe is also pleasant with good hearted people, including the next door neighbours. There are ponies in the field next to the property, they really appreciate carrots and apples, we made very good friends with them. There is only one small thing we think could be improved and that’s the mattresses, they’re very average in quality and not in keeping with the rest of the property. You can still get a good sleep, but if they were changed for something more plush then this would be a 5* property with no flaws whatsoever. Thank you for a wonderful stay :)

    We have just spent 2 wonderful weeks at the Boot Room, so much so we didn't want to leave!

    Such a beautiful place, very relaxing, and very comfortable, the photos online looked fab but once you are there is when you really appreciate just how beautiful it is! The place itself was very easy to find, just popped the postcode into Google Maps and drove straight there! Plenty of parking space and privacy being set back from the road, and the gate made it very secure for our dog to roam. Had a very warm welcome from the manager Caroline along with a lovely welcome card and the most amazing flapjack! (and not forgetting the crisps to which I became a fan of and soon found out you can purchase from the local Booths!). The Boot Room is attached to the owners main property which overlooks the courtyard area however they had blinds which remained closed throughout our stay to give privacy and wasn't an issue. Lots of places not too far away to drive out to and nearest main supermarket (Sainsbury's) less than 10 minutes drive away in Longridge, where there is also Aldi and Booth's. So much thought has gone into The Boot Room, everything is very clean, well presented, very comfortable beds, and well stocked with all that you may need for your stay. Thank You to the owners Janet & John for sharing part of their beautiful estate, I will also miss the view of their gorgeous gardens from the bigger bedroom! They were also on hand along with Caroline if we needed anything at all, but not at all intrusive. Thank You to you all for a wonderful, relaxing stay, we hope to return again in the future!
