We have stayed at Honicombe Manor previously in number 51 and we had had lovely stays so we were looking forward to another.
Due to now being a larger party, we chose a larger property, this time being number 58 and we unfortunately felt our stay was not up to standards on many accounts which we are sad to say, took the shine off our holiday. Firstly, when we arrived, it was clear that the standards of cleanliness weren't up to what we would expect, or had from previous stays. Whilst it was clear the bare minimum had been done, other aspects had been left such as windowsills covered in dead flies, very dusty and sticky skirting boards and damp/mould signs on the bedroom ceilings. We overlooked this and settled in but as our two weeks went on, the difficulties we encountered Just seemed to mount up. We had a young child with us so were glad of the addition of the stair gate at the top of the stairs, however this was not securely fitted to the wall, making using it even more of a danger than not having it there at all, its clear its been attempted to be fixed in the past but has left gaping holes in the wall behind where it has ripped out of the wall. Furthermore, the balcony felt highly unsafe, there was an obvious slope downwards to it as you walk out and 3 of the slats in the balcony railings moved from side to side, not secured in which was another concern as we had a small child in our party. The hot tub, which is one of the highlights of the lodges we book at honicombe, unfortunately was clearly tired and many of the jets weren't working. The tired feel was obvious in the rest of the house where the freezer moved away from the units as you opened the door, towels provided (which is a bonus) were very hard and rough and one of the bedroom doors was hard to open and close. The lodge is advertised with two showers which we feel is important where the lodge can take up to 8 guests. That said however, the shower unit itself leaked and flooded the floor within seconds making it unusable and so we were restricted to sharing just the one shower. On inspection, it would only take a bit of silicone to fix the issue, and this issue (amongst others) have been mentioned many months prior so it was really disheartening to see this hadn't been bothered to be looked at. The shower was only used once as we noted it flooded, we cleaned it up and left it but then a week later noticed that this had then caused fungi to grow inside the house from the edge of the shower on the floor. The Internet was extremely slow but was changed half way through our stay which we were delighted about giving us a good connection. That said however, two days before our departure it then stopped working all together giving us nothing at all. Also, due to us staying for two weeks, the maids attended half way through our stay which whilst a nice touch, we had had no notice of this and were out at the time so we're unnerved to find that they had been in around all of our belongings without being made aware. Lastly, on previous visits, we had loved the manor pub, for the food and entertainment, frequenting it often during our stays. However we were gutted to find out that the entertainment was no longer on, the games room removed, the darts boards closed off entirely and food serving times restricted or closed entirely. It didn't have the same lively feel as it used to.

Positives are that the lodge has a very spacious living/kitchen/dining area.
However, outdoor space was not clean. Decking was dirty and unswept, not cleaned before arrival. Seating could do with being replaced as picnic bench is tatty. Photo on website shows decking in its ânewâ state which does not reflect the reality. I contacted the maintenance manager via phone who was very pleasant and apologetic about this and advised he would come the following morning to remedy. He also said he would bring a bottle of Prosecco - a very nice gesture! However, the next day I didnât feel the clean was thorough (was done whilst out) as the decking was still very dirty beneath the table. Sadly no bottle of Prosecco either, so unsure why that was ever promised! I also rang Sykes to advise the state of the twin beds was not acceptable. The mattress on one is fit for nothing but the skip - itâs clearly broken as itâs sunken and you can feel the springs. Itâs fortunate my child was ok to sleep on this as I certainly wouldnât have been. Neither of the beds had mattress protectors which is basic hygiene practice that I would expect in any rental. The sheets were also threadbare and did not fit the mattresses properly. I was advised that the man coming for the decking would also remedy this issue. The sheets were replaced but were still too small. I can see a comment from 2021 which states that mattress protectors are needed and a mattress replacing, which has been responded to as being addressed by the owners, but clearly has not been. This is quite disappointing. In terms of the rest of the accommodation, I would suggest not mentioning that there are games and books - there are no books and two games, one with no instructions. Folder of information was falling apart and could do with being replaced and refreshed. All in all this location is fine as a base, however I would not stay in this accommodation again.

We had a lovely time at Little Jack's at Honnicombe Manor.
It is a very well presented little cottage that was very clean and had most things we could want. It was clean, comfortable and well maintained set in a nice location and had easy access to most of the activities on the site. There is a fairly decent internet connection in the cottage although it did slow at peak times of the day and with 3 of us using it (better than most holiday cottages I've been to though). There were unfortunate limitations on accessing things like the swimming pool and gym as well as the games room being closed, but this was due to Covid 19 restrictions which were unavoidable. You had to book to use either pool and the gym as well as having to prebook to go into the restaurant. The location is great with a restaurant/pub on site as well as a small shop. A big Tesco is only 3 miles away and another supermarket in the opposite direction not much further than that. There are a few sites of interest such as Cotehele manor and activity centres such as Tamar Trails within a couple of miles and good driving links to most of Cornwall and Devon. I recommend you go and have a wander to the top of nearby Kitt Hill for a look around. For the mandatory cornish pasties there is a small factory shop in nearby Callington for 'Over the top pasties' that has recently won awards and was absolutely delicious. The only slight criticisms I would make, and these are 'slight'; We could have done with a spare set of towels for us all and a wok to do easy one pot family meals. The water pressure isn't always amazing, but was always good enough and we had no issues with water temperature or the water going off which is mentioned in other reviews.

The holiday park was so peaceful and quiet.
The lodge itself was very clean, comfortable and well equipped. It was a bit tricky getting my Mumâs wheelchair to the door, but that was my own fault for not checking the disability access. It was manageable but we had to go to go back on ourselves a bit to use the upper path. We loved the upside down arrangement of the accommodation; not only did it make it easy for my Mum to access the toilets and bedroom, but having the living room balcony on the first floor is great for views and alfresco dining. We didnât really use the on-site facilities but the location was great, thereâs an Asda garage just a mile or two down the road which is handy for supplies. We went to Tavistock which has an indoor market and some large supermarkets. Access to Dartmoor is close by, and Bude, Looe and Plymouth are all less than an hourâs drive from the holiday park. I couldnât fault the accommodation, it was lovely. If I was really nitpicking, I would say that an info sheet or welcome pack might have been useful, just to point out that the Wifi router needs switching on, as does the hot water and to outline where the rubbish goes and what goes in recycling (some places donât allow glass for example). Having said that, it wasnât hard to work out. We would 100% stay here again, we were really impressed and were sad to leave!

The site was fabulous and the villa could be too but is in much need of refurbishment, the veranda in places has cracked decking boards which feel like they are going to go from under your feet.
The general cleanliness of the property was not good, dirty kitchen utensils cutlery, crockery, glasses and the bottles shelf in the fridge was hanging off. The carpet looked like it hadnât been hoovered, cushion covers were marked and the stair banister was sticky! The bedding on arrival felt damp and a general musty smell on both floors, we found a half pint glass over the bulb inside the bedside lamp in the twin room! We paid extra to have a property with the hot tub however could not bring ourselves to use it even after sweeping out the area as there was a lot of dirt and sediment in the bottom of the hot tub and the lid was broken and very heavy to lift off and a very strong smell of chemicals so our money was wasted here. We couldnât find the remote control for the tv day one but after pulling out the sofas from the walls we found three which dropped out along with bits of rubbish. We left the property way cleaner than we found it which was not my idea of relaxation! The site however was good, the kids loved the outdoor and indoor pool, the pub served lovely food we ate there a few times good menu but a little pricey. The site staff were amazing very friendly and attentive and on the whole we had a super holiday and would recommend the site to others.
