The good...
. Superb location, Irton Hall is beautiful, I have stayed in the hall before, the food and service is fantastic. Cute cottage, ample room for 3 three and a dog, the property has the majority of contents you would need for a home from home, WiFi is good. I would love to come back if improvements were made. Needs improvement.... There is a lot of maintenance needed at this property as people have already said: we had no TV the whole time we were there zero signal, the seat in the kitchen is broken and uncomfortable to sit on, the taps downstairs need fixing as does the hot tap in the bath, the grill needs fixing it cuts out halfway through grilling, either the electrics or appliance need fixing we put the fan heater on and within 5 minutes the plug was hot and it cut out seemed dangerous, the banister is loose, the toilet constantly flows which must be wasting a lot of water, the property could do with some extra lighting downstairs it is very dark, not all the windows open, the window in the second bedroom is very drafty,there is a big bright light outside that shines in the bedroom all night and there isn't enough coverage on the curtains to stop it lighting up the room unfortunately. About Sykes itself..... Not enjoyed booking with them, they are not as easy to contact as Booking.com or Air B&B. They are very inflexible. I wanted to extend the time I was staying by 4 nights and nearly had to pay the same amount as 7 nights which I thought was not very good. There's always a cleaning fee built in and the property is not very clean (we had to clean it on arrival, floors were filthy) and yet you are having to pay double a cleaning fee in the price. Sykes are not as good at responding as other sites I have used either.

The location and the cottage are absolutely fabulous. The cleaning needs to be improved, in most of the bathrooms we could easily see that they havenât been touched . No hand soap, no shower gel .. In two bathrooms was hard to have a shower as was no water pressure . In the kitchen are 2 dishwashers but no even one tablet to put in . The fridges also need a good clean . The ovens, there are 4 but only the small one on the right top I managed to turn it on . When I asked about the barbecue I have been told is no barbecue there so we had to buy and carry one and surprise , when we arrived there we found a huge one. Couple of radiators in the rooms are not working but we manage to be comfortable. In the second day we had no electricity from 2pm to 6pm , was quite hard with the kids specially when the dark started but is no ones fault , no even the neighbours had . I tried to get in touch to find out if there is a generator or something but apart from I will try to find out from agency I havenât heard anything. We was lucky that the electricity went back before the night, otherwise I donât know how we would have been able the sleep in cold as everything is electric. Apart from all mentioned we had a wonderful time and we will be happy to return but I hope improvements will be made in the mean time. I recommend to go and see the waterfall , for us was like an adventure but we really enjoyed.

Honestly everything about this property was perfect (the location, how spacious it was, the comfort of the beds, the kitchen, the views, everything!) and it would have got 5 stars if it wasnât for the cleanliness. It was the first thing my 8 year old sister noticed when we arrived. There was crumbs in the kitchen on the table and chairs and a lot of the crockery was not clean :( There was hairs in the shower and dog hair in the bed that we noticed on the day we arrived as well. It wasnât nice getting out dirty crockery and having to pull hair out of the bed. Another small thing to be aware of is how thin the walls/ floors are. We could hear the neighbours from underneath so much it seems like they were in the same room. As mentioned above we were travelling with an 8 year old and when sheâd be playing and running around after dinner at 7/8 before bed the neighbours would be banging on their ceilings yet they would be up to really late hours way past midnight keeping us up with loud noises and talking/laughing. Whenever they slammed their doors shut it would quite literally shake the walls in our bedrooms. But as we were out most days this was only a small thing that became an annoyance at 11pm/12am when we wanted to get off to sleep and were being kept up (the little one went to sleep earlier and did wake up a few times because of how loud the neighbours were).

On arrival at William Court cottage our first problem was the key safe which would not respond.
In the end called owner all in the pouring rain. Needs new key safe! We did eventually gain access. Later that evening due to cold\wet weather decided to use pellet based burner. Another problem it kept throwing up fault signal again contacted owner who after a while suggested clearing the ash basket out and making sure the holes in the bottom were not obstructed. Luckily my brother in law had some maintenance experience and sorted the problem. It would be useful for information to be made available for others in the future. Our next problem was a tv which was not working wouldn't tune in. Owner suggested getting John to have a look. However again thanks in the end to my brother in law he managed to sort it. Not a good start to our holiday. Generally cleaning was good but shower mould could do with a good deep clean. The cottage was good for visiting all tourist areas and comfortable beds. Another settee would have been useful instead of the two chairs. In order for us all to watch tv it meant moving the furniture around. A walk mounted tv would have been better. Irton Hall may well have many acres to walk in but we didn't find many acres particularly having a dog which was safe to do so as many fields had cattle in. There was a lovely walk to Irt on Church but two out of the four fields had cattle in.
