    Where to start, based on previous reviews for this property i am surprised to be leaving this feedback.

    It does appear that most of the issues experienced are probably outwith the owners direct control and most likely lie with 3rd party contractors (cleaners, hot tub maintenance & holiday park), however all issues stated below did affect out experience and the lack of communication and feedback from either the owner or Sykes has frankly been shocking. Firstly the overall cleanliness was very poor. The Hot tub water did not look like it had been changed since the previous guests, dishes were dirty, there was dust and cobwebs in a number of places and the bedsheets were already covered in dog hair on arrival. Its seems the only housekeeping that had been done since the previous guest was to replace the bedsheets and towels. On Friday the hot tub was accidentally drained by the hot tub maintenance company and left like this until 3pm. This ruined the one day of the week we had intended to spend at the caravan all day. To top this off it also became apparent that there was no water, not even one drop. On speaking to people from the park we were informed this is common on a change over day (so Friday and Monday) as water is supplied from a bore hole and due to the number of hot tubs on site there is not enough water to go around. As such we were forced to go out for the day. However what makes this worse was the lack of feedback and communication from either the owner of Skyes, it was impossible to get hold of either. After a number of hours trying to get hold of someone to sort this issue either by phone, messages or email i gave up and went out. Upon return at 3pm the owner was filling the hot tub again. The owner did state that would reimburse us for that days stay and an email would follow, no email has since been recieved. Sykes did eventually get in contact via phone 30 hours afterwards and compensation was discussed, however again no further feedback has since been recieved and no compensation given. The "restaurant" on site is extremely poor. If your lucky you will get a drink (after a 30 minute wait) but expect the food to be limited to a burger and chips only. The restaurant was also extremely filthy and staff miserable. I would say that the over all location is reasonable and the caravan does have a good range of facilities. These is sky, a smart TV and a number of other usefully items. The owners did leave a nice welcome pack with prosecco and some goodies which was nice. Its just unfortunate that everything else did not reflect the same high standard else this review would have been very different. I would not recommended ever booking through Skyes as they are impossible to get hold of. I would recommended avoiding this park if you plan on staying over change over days as you will have no water all day with no prior warning!

    We have holidayed many times in this area and chose this accomodation for its location and luxury.

    The location did not disappoint - 20 min walk to Budle Bay and a good 45 mins walk into Bamburgh or a 5 min car journey. Views are spectalular from the top of the quarry & would thoroughly recommend. The accommodation, although at first glance looks impressive, upon closer inspection it is let down in several areas, which you would not expect at this end of the price range. On a positive note, the mattresses, pillows and duvets were gorgeously comfortable as were the sofas. The smart TV was great, which enabled us to use Netflix - a must for the kids! The hot tub was great (other than last morning) - more than big enough for a group of 8. Other than a pint of milk and 4 individual biscuits, there is no welcome pack. Although this is a "nice to have" this is something I have become used to in other holiday lets (all of which have been less expensive than this one). Some local produce, fruit, juice etc. would be a nice touch. This is something perhaps the owners could look into. Cleanliness is the main issue (also mentiontioned in earlier feedback posts). Cobwebs on windows & ceiling, crockery had to be washed before use, old pair of socks left in one of the top bunk beds under the mattress - not a nice find for the child in the lower bunk (!) In general the whole place needs a good clean. There is no mop or bucket which would be useful and the bedrooms would benefit from a dressing table. A shelf would also be useful in the bathrooms. The front door bell did ring several times for no reason which was a little frustrating. A wider range of cooking utensils is a must - one small frying pan for a group of 8 is not practical by any stretch of the imagination. Hot tub was "topped up" with cold water at 8am on the morning of departure, which made it impossible for anyone to have a "last dip" before the 10am detparture. We had a great holiday in one of our favourite areas despite the points raised above - the lodge is lovely, however couldn't help feeling disappointed.

    I’m going to start with the positives.

    Hot tub was amazing. Really bubbly and perfect temperature. However we have stayed in lots of holiday lodges and we’re used to having the hot tub checked and wiped over daily. This happened twice during our stay. Outside area is also lovely and comfortable with beautiful views over the field. There was however a cushion pad missing from the outside sofa which would have left someone with no seat if there had been 4 of us staying. I let the property manager know this by text. The pressure and temp in the showers was the best I’ve ever had in a holiday lodge. However, there was no sieve, colander, corkscrew or cafetière in the kitchen. I couldn’t even make a pot of pasta as I couldn’t drain it. Even if there was a sieve or colander, there wasn’t a pot big enough to cook pasta. Given that this is a lodge for 4 people that’s not good news. Only 2 rings worked on the hob also. The couch in the living room was very uncomfortable and as a result I spent most of my time on the outside couch. That’s fine as we had good weather but if it rained I would have spent a lot of time on a very uncomfortable couch. The pillows in both bedrooms were wafer thin and the fact that the pillow slips were enormous made them feel and look even more flimsy. Considering that we spent over £1000 for seven days none of this is good enough and I hope the owner reads this and makes the necessary changes.

    The grocery welcome pack was a nice and ‘welcome’ surprise.

    Hot tub well heated and accessible. Property was clean and tidy inside. However the property in need of some TLC (we had a constant dripping tap in kitchen-not able to be repaired during our stay, despite reporting on arrival, however owner did explain reason for this). Outside of the property needs a bit of a spruce up (lots of cobwebs and general wear & tear, gutter constantly dripping over bifold doors & not able to open bifold doors as they were extremely stiff- we are use to opening them as have them at home!). Lots of dead insects/daddy long legs between shutters/windows in bedroom. Outdoor furniture cushions wet and not able to be used as cover used but not secured & no ability to store cushions inside. Extremely hot and provision of a fan/fans would have been extremely welcome in the heat as the lodge is like a greenhouse with lots of glass. Not able to access outside bins (shed locked with 2 padlocks and no keys provided). Not able to operate TVs in any bedroom & no instructions provided in information pack. Visitor information pack out of date… I.e. states property let by ‘crabtree&crabtree’ not ‘Sykes cottages’, recommends a restaurant in Bamburgh (Mizen Head Hotel) that has been shut down for well over 18 months! Hot tub operational info doesn’t relate to the hot tub in situ.

    Enjoyed our stay at Lodge 32.

    The site it is on was quiet and peaceful and well cared for. If you've read other reviews about the toilet not flushing this is operator error, just jab the large flush button with your thumb and keep it there until the cistern empties. Hot tub was nice, staff arrive every morning to clean and treat it, nice folk. Ask them to tune the tub to your liking. The shop in the village “Border Reiver” was very good and staff helpful, as was the Otterburn Mill Cafe and Shop. Nearest fuel station was Bellingham (Jet) or at Thropton (Shell), so arrive fuelled up unless you are venturing out and about. The Coach House on site was not open during our stay, so arrive expecting to self cater. They have no chef at the moment (but this is not the responsibility of Lodge 32). If you are old folk like us the low furniture and beds are a tad difficult to get out of, not a criticism just a note for older guests.
