(Please see below for an updated and formatted review) Positives - Proximity to Holmfirth, owner was responsive when contacted, the hot tub was warm, solid and quick Wi-Fi.
The kitchen had plenty of roasting trays and a good selection of utensils. Negatives: The front door could not be opened on arrival and it was pouring with rain. Access was only gained as the cleaners had left their keys in the patio door, later that evening the front door handle came off the door while closing it and a repair person had to be called out the following day, apparently the spindle had broken perhaps during the previous occupants stay. While we appreciate the owner was unwell, there was no meeting on arrival to answer any questions. The only meeting we had was with the son of the owner and when we advised we could not open the front door we were told to just 'give it a good shove'. There was no indication in the house instructions of where the dog could be let out also. The property was quite dusty all round and there had been no cleaning behind sofas and doors. Keeping in mind this was a dog friendly location the vacuum was locked away and was only found by mistake as the 'cleaners' had left the cupboard keys. The residents had to ask for the hoover to be made available with a battery. The hoover was also found to be dirty and clogged with hair. The hot tub was also quite dirty in the bottom with grit and had clearly not been cleaned out for a while. The downstairs heating would not work while the log burner was lit so the lower ground floor kitchen was very cold (13 degrees) as the thermostat is on the middle ground floor near the log burner. This meant that preparing food was challenging because of the cold. There were no tea towels, and the kitchen was lacking in saucepans to cook with and ovenproof cookware to keep food warm. Only 2 dishwasher tablets were provided for 6 people over 4 days, 'to get us started'! Luckily, we had brought tea-towels but were given no indication of the need to bring dishwasher tablets. Purchasing washing up liquid was required as the bottle was nearly empty. Bedroom 1 with the ensuite was a good size, as was the bathroom, but there was no hanging storage because the single cupboard couldn't accommodate a normal coat hanger's width. Bedside tables were the only storage. Bedrooms 2 & 3 had no hanging cupboards. Bedroom 2 only had a small (3' high) cupboard with two singles beds together and pushed up against the wall and the twin room (bedroom 3) only had a bedside table. Everyone had to live out of suitcases for 4 days. The adhesive door hooks fell off regularly with only so much as a towel hanging on one. There were also no mirrors in any of the bedrooms, only the ensuite and main bathroom. The bedroom walls were very thin with no soundproofing so snoring could be heard across the rooms. The living area wasn't particularly comfortable as the two sofas couldn't accommodate 6 people. The sofas also had to be moved so that both sides of the dining table could be accessed away from the wall. The living room felt like it had furniture in it that simply didn't suit the utility of the room and number of people staying. A large low table was in one corner of the room that served no purpose and there were no instructions on how to operate the heating controls. Unfortunately, given all the above we would not recommend this property at this price point.

Negatives: - The driveway gate was difficult to access because the keypad was located on the opposite side to the road so a person had to squeeze between the gate post and wall to operate the keypad. - The front door could not be opened on arrival and access was only gained as the cleaners had left their keys in the patio door. The front door handle came off the door while closing it and a repair person had to be called out. We had a fantastic stay for our first family holiday in years at Cunliffe House.
Totally relaxing environment and would definitely come back, we were a little disturbed by the banging and construction work going on next door but this can't be helped, and the gentleman that came to fetch the mower from the shed a couple of times was very friendly and respectful, especially when he asked if he was okay with the dog. The pool table is not like the one on the pictures which is a shame, but we spent plenty of time on it regardless, a real highlight! My only suggestion would be to have some form of barrier or gate on the drive, or where the outdoor seating area is, as this is not enclosed and we had to park our cars in a way to try and block it off as we had a dog with us - we had a few people walk by the bottom of the drive with dogs/runners etc so this was something we had to be aware of. Although the listing says "fully enclosed", unfortunately this is not true as our dog could easily get out if he chose, and there is a large space in the hedge that goes straight through to a six foot drop onto the road/pathway. So if you do have a dog that is likely to wander or is in anyway reactive, a lead is very necessary! This didn't take away from our stay though as it's still relatively private, and the whole house was lovely, decorated to a beautiful standard, and we genuinely felt like we were at home. We made use of the fire pit/BBQ, went in the hot tub nearly every day, and had an all round fabulous time. We hope to be back soon!

Nice & cosy property in a peaceful location.
Being able to walk to the cricket club & the atmospheric Woolpack pub was a bonus, where we had a very good meal. A lovely welcome hamper was provided on arrival. Plenty of hot water and linen & towels provided were of very good quality. The kitchen was well equipped. Unfortunately our group was a little disappointed. There was food from previous guests left in the oven. Broken teapot in cupboard had leaked and left a brown tea stain in cupboard. We removed couple of beer bottles that had been left in games room. A broken leg on the lounge armchair & lounge suite was worn. Also a broken zip on the conservatory sofa. Soap container in master en-suite almost empty on arrival & dusty skirting boards in Master en-suite. Lack of wardrobes in some bedrooms. The outside table & chairs appeared not been cleaned for sometime & the fire pit table had ashes left in it. I contacted the owner re: some of the issues. She apologised for the cleaner having overlooked some things & she offered to send someone up to address the outside issues but as it was our penultimate evening we declined. Some of the above would indicate that the cleaning/maintenance could be better. Weâve previously stayed in other properties with Sykes.

We had a great week at Cunliffe house.
It has a great set up with the hot tub and games room, as well as plenty of space so you can escape from each other. Beautiful patios and we loved watching the bats while using the firepit. The bedrooms are well appointed, particularly the 2 ensuites. The kitchen has plenty of space but as foodies we'd have appreciated better sharp knifes than are available. Maybe a sharpener would help? I added a plastic lemon squeezer to the items, as we needed one. As others have pointed out the main sitting room's sofas need reupholstering as they are past their best, although look lovely. The garden room has more upright sofas though, and it is a great room to sit in and relax, whilst admiring the gardens. I'd definitely recommend it as a holiday location. The Woolpack served tasty food if you fancied lunch and the village has a number of walks. Hopefully we'll visit again. Thank you!
