Absolutely faultless.
This is a very well thought out property. It is well equipped, makes the most of the location and is brilliantly set out. Sunshine on the patio at breakfast and sunset either in the hut, hot tub or lower garden. Bed comfort was divine. We all hit the pillows and slept really well. The open plan layout is great when one is cooking, others playing board games or reading at the same time. Lots of lovely touches like the welcome pack, fresh flowers and toiletries. Fantastic location, easy access to daytime adventures and peaceful at night when you kick back and enjoy the magnificent views. All you hear is birdsong and farm animals, minimal passing traffic. The games barn, hot tub and heated hut take care of what to do when you're not out and about exploring. This property has all eventualities covered. A little constructive feedback: if we'd known that the lower floor was out of bounds for dogs we'd have given this place a miss.......and it would have been our loss! Thankfully we'd taken a vets pheromone spray so having their bed in a strange place away from hoomans wasn't a deal breaker. Also for small breed dogs the garden is not 100% secure. The patio table obscures a visible gap in the chicken wire and our shihtzu's discovered it. Again no great harm done, a little vigilance kept them and the cows apart. There is so much more space for them to play and explore. We thoroughly enjoyed staying here and would strongly recommend it.

This is a nice big house with plenty of parking front and/or back, very clean, and the large garden is definitely dog-escape-proof, which was a definite plus for us with our 2 Red Setters.
The large kitchen-diner has a wall-mounted tv, there's a fridge-freezer, and the oven/gas-rings and washing-machine were easy to operate, although instructions for the 700w m'wave and the 2 tv's would be useful. The very large tv lounge was cosy for relaxing in the evenings. Upstairs, the wc/shower-room is nearest to the 2 twins, the wc/bathroom with shower over is nearest to the 2 doubles, where the c.h. boiler can be a bit audible at times. The very friendly, helpful and obliging owners Lisa and Dave have left a folder of useful notes for local amenities, dustbin-day, vets, doctors etc, also local restaurants (we recommend The Black Lion in Butterton) and other amenities, and although the house itself is in a "black hole" for mobiles, the wifi works absolutely fine. Leek, Ashbourne, and Ilam Park (NT) are all within 12-15 miles, while Alton Towers is about 20 miles away. There's a nearby Wild Animal park, which we didn't manage to visit this time round. We can also recommend Hartington Village Store, about 15 mins drive away, where the cafe further on through the shop offers the most unbelievable cakes (Sticky Toffee Pudding and Stem Ginger cake...) - so Dieters Beware! All in all, we are pleased to say that this is a good base for exploring the southern end of the Peak district.

The owner of this cottage had not put any of the recommended measures in place with regards to covid.
Prior to booking, we had read the document provided by Sykes in which guidelines are clearly described for both owners and guests. We were encouraged by this and felt optimistic about this break, our first since March. However, the owner greeted us by opening the door of the cottage herself and going in ahead of us. We didnât follow her in. Subsequently, we found there were no cleaning materials, soap or sanitiser at all. Plus, basic kitchen equipment was missing and just a few sheets of toilet paper were left. Fortunately, we always bring loo roll with us. However, all this caused us to have to speak to the owner when we had expected and wanted a contact free time. It was all very unsettling and shook our confidence. The owner had not checked the property, having trusted that someone else would prepare it properly. We were given the missing supplies and we hope that future guests will have no such issues. We telephoned Sykes to inform them of our concerns but all they could say was that their guidelines on covid are just that and they canât make them mandatory. Apart from this, the cottage was reasonable. We would have liked net curtains on the bedroom windows as there was little privacy. The outside space was better than expected with a patio area overlooking fields.

Overall the property offered the perfect space for 8 of us and a dog.
Ample parking and lovely outdoor area - the kids loved playing in the nearby river. The location of the property, for the activities and the places we wanted to visit, was ideal. A plus would be a pub in suitable walking distance for the kids, but we survived! There are a couple of areas i'd recommend which would have made the stay slightly better. Firstly, the mattresses in some rooms were very soft. This didn't suit all our party but having an extra fold out bed came in handy. We had to ask for some bedding for this, which Jane provided. Secondly, having just one shower for 8 of us became a logistical challenge. If both bathrooms had showers it would be much better. Finally, there was no welcome book. This would be really helpful to understand key points about the property and location - heating, contact numbers, local eateries, when to put the recycling out (we followed suit with the neighbours as the bin was full halfway through our week -- not all from us!). Some leaflets on places to visit were available. Forgot to mentioned, we had to buy bin bags as only one was provided and a whisk! Saying this didn't majority impact our stay and to be welcomed with a big biscuit selection and Haribo pleased the kids. Thanks Jane for a pleasant visit.

Thank you for a great week away, the property has all the facilities we could have asked for and more!
The property was clean and comfortable. Everything was excellent quality and really felt like a luxury home from home. We had great fun in the games room which had something for everyone and certainly kept our kids entertained. The outdoor area was lovely and private and such a good space to relax. The lighting provided a lovely atmosphere and the views from the hot tub were stunnning. The welcome basket was much appreciated and the information in the folder was very useful. The negatives of our stay were that the internet was not very stable and we were unable to use the tv for streaming services, the noise from people walking around upstairs was extremely loud downstairs so disturbed our sleep and the locks on the bathroom doors are âboltsâ and not built into the door which is dangerous, especially with children or guests with disabilities.
