Birkdale House is a large and traditional Victorian property set in the beautiful Matson Ground Estate near Lake Windermere. This beautiful house has been refurbished to a high standard and has its own cinema room and games room too.
Lake Windermere is one of the gems of the Lake District, and this beautiful Victorian home boasts views of the lake from three bedrooms, as well as views of the fells beyond the terrace. Yet there’s plenty to tempt you away from the panorama, with a cinema room and games room in the basement. With five large bedrooms as well as a drawing room, dining room and snug, there’s lots and lots of space for large family groups to enjoy their time away.
Birkdale House is surrounded by acres of private farmland and you’ll find an abundance of walks to enjoy in the grounds and beyond, either in the fells or down towards the lakeside. The summit of Brantfell is just a fifteen-minute walk from the property, while the Biskey Howe viewpoint is ten minutes away. Both offer stunning, panoramic views of Lake Windermere, the Langdale Pikes and the western fells beyond. Don’t worry if you can’t manage strenuous walks, there are paths for all abilities in the vicinity.

Please note that Birkdale House is a traditional lakeland house with some low lintels and uneven floors in places. There are numerous changes in floor level.
Steps to the cellar are wooden and of original structure. Small children and guests with limited mobility may find them steep, however there is a sturdy handrail.
The rear of the property has some uneven ground and natural stone elevations. The outside area can become slippery when wet. Guests with limited mobility and children should take extra care and be appropriately supervised.
The wooden area in the grounds has a number of natural hazards including fallen trees. Please keep young children away from this area.

Lovely property in an superb location....Nice and secluded but only minutes from Bowness and the Lake......Well presented throughout and immaculately maintained

The house is absolutely stunning - decorated beautifully and to a really high spec. The garden is brilliant whether you want to run around or sit around (we did both) with gorgeous views, masses of space and total tranquility. Oh, and there's a a fire pit too (bring marshmallows). There are brilliant walks on the doorstep - perfect for families as there are plenty of short ones too and even a fell just behind the house that you can pop up (10 - 15 mins walk) after tea to watch the sunset. The games basement was made full use of by our kids and we all had some brilliant table football tournaments (it's a really good table!) We had such good weather that we didn't use the cinema room but it was good to know it was there in case of rainy days. All in all, our multigenerational family party was very well catered for. We're already contemplating a return visit!
