We stayed at Little Batts from 7th to 11th November this year.
In your comprehensive welcome pack you request feedback both positive and negative Positive: ââââââBeautiful and historic property in a lovely area of England ââââââWelcome pack was very helpful ââââââBathroom is beautiful and kitchen well appointed (particularly loved the oven) ââââââGreat to have washing up liquid, hand wash, dishwasher tablets all provided ââââââLovely bedding on the bed ââââââAwesome heating through out Negative: ââââââCleanliness Carpet in lounge area is visibly very dirty especially the large liquid stain in eyesight when on the couch. Maybe cream carpets is not a great choice. Couch cushion covers are ill fitting Embedded dead spider on the floor at the foot of the bed Large spiders web above window in lounge All these make the property feel generally grubby ââââââSafety The step in the hallway is very dangerous especially with the same carpet on both levels. I fell quite badly within an hour of our arrival and twisted my ankle meaning I had to spend our first day with my leg elevated. (Not a great start to our holiday) Connecting door to The Barn is not lockable, but the door on their side is. One of the dining chair seats is only attached by 2 screws Back door was unlocked when we arrived. We have locked it. ââââââParking We parked outside the property in the lay-by as close as we could to the wall to ensure other vehicles could pass. When we went out one day the resident opposite had parked in such a way that we could not drive out and when we knocked on the door and asked her to move her car 1-2 metres forward she told us to "just reverse out'. While this was quite possible it was not a great interaction and left a bad taste. ââââââGeneral TV remote batteries were dead No welcome pack - tea, coffee, milk, sugar, couple of biscuits etc - After 36 hours travelling from Australia we couldn't even have a cup of tea when we got here. The bathroom is spa like and the large bath makes it feel like a romantic couples escape, but the bed is low, âââaverage comfort and 2 single beds pushed together, which is not romantic The light around the mirror in the bathroom is quite fancy, but after 4 days we still hadn't worked out how to consistently control the light level or turn it on/off with confidence so we left it on all the time Overall while the property has great potential and some highlights we would rate it 1 out of 5 stars.

What a wonderful stay we had at The Old Dairy.
The house is beautiful and contains everything you could need for a week away from home. We stayed over New Years and were delighted to find it all decorated for Christmas, tree and all!! What a fabulous surprise. The downstairs living area was so spacious and inviting, the kids had plenty of room to play and a separate snug meant when our family visited we could have a relaxed conversation in comfort. The kitchen had everything we needed and was very clean. The extra fridge was an added bonus and much appreciated. The beds were all very comfortable and the rooms large. The bathrooms were modern and the shower ginormous and inviting. You could tell that a lot of time, effort and love has gone into making this holiday house feel like a home. All appliances, linen and furnishings were all high end and great quality. A lot of thought has gone into all the added little touches. The owner Kate was such a lovely lady and all too happy to help when we needed a little assistance, otherwise she left us on our own to enjoy our break. Plenty of parking, we had 3 cars, and surrounded by beautiful countryside and walks in all directions. We would recommend this house to everyone, we had a fantastic stay.

The cottage was clean. The location of the cottage is within a shared area with neighbouring cottages and hot tub and a swimming pool. The cottage was very nice for a short stay however few improvements needed. - Provide guides/instructions for the property (we didnât notice there was a freezer at the back of the kitchen counters until the end of our trip) - The heating was not working. It was very cold the first night as we only had one electric heater. After asking the owners we noticed there was a spare fan heater. - The cottage could do with a coffee table by the sofas for when you want to watch TV and eat. - Pathways to the cottage could do with some lights as it gets very dark in the evening and it is a long walk from the entrance of the property. Having to use mobile flash light can be difficult when you have bags to carry. - We were expecting there to be basics like salt/pepper/sugar/milk but none was provided given the price we paid for the stay. However basic kitchenware provided.

Arrived friday afternoon, no heating,told lady who said she would look at it,kept returning every few hours(at our request) to try again,still no heating and it was very cold.
Sent text to owner who did not reply but lady came next day with portable heater,she didnt know when boiler man would come as it was a weekend! Said we were not happy and not good enough, having to push a heater from room to room was not our idea of relaxing break. Eventually had enough and again texted owner(sunday night) saying very unhappy and cold,, he apologised by text and said he would come over this was 9 oclock in evening, it eventually came on at about 9.30 pm, he didnt come in to say sorry to us which we thought was very remiss of him. Nice and warm after that, no instructions for appliances which we told him by text he said in back of book which of course they were not, think we were capable of looking there! Lady tried her best and was very friendly, had good time after that. If parking car you will have to reverse to get out, no problems for us but maybe for others. Despite problems if we were in the area again we would stay here as eventuallt enjoyed ourselves.

Perfect midweek break, located centrally for several fabulous historic gardens we wanted to visit. This is a stunning, simple but modern cottage with two bedrooms that each have an en-suite toilet cleverly connecting to a shared shower; fully equipped kitchen diner and lovely spacious sitting room. There's a small patio with gorgeous views across the garden, and parking outside. The owner thoughtfully provided some basic provisions: bread, butter, eggs, milk etc. and made contact the day we arrived. The owner has written a very useful house guide and made some good recommendations for local shops, vineyards, restaurants and attractions to visit. This cottage is perfectly located for visiting properties such as Chartwell House, Sissinghurst Castle, Great Dixter, Bateman's, Pashley Manor, Hever Castle and Sarah Raven's Cutting Garden. The maximum distance was about 40 minutes drive time to the furthest we visited... are there are so many more to see!
