A big cottage in a great location close to the Quay and local pub. The cottage is roomy and bedrooms are large, however, there is only one shower, which is not enough for eight people. The second bathroom is no more than another toilet, unless you have children to bathe. The bathrooms are also in need of an update showing lots of signs of wear and tear. In the instructions to gain access to the property, you are told to contact the housekeeper We tried to phone her at least 10 times, and in the end, we contacted Suffolk Secrets, who emailed her to ask her to contact us - nothing. We were going to a wedding so wanted to ask if we could park our cars at the property. - We did NOT want to enter the property before 4pm the allocated arrival time When we did drive down there at 1:30pm the house keeper was livid that we wanted to come in early, we explained we didn't want to go into the house but just leave the cars (which didn't seem to be a problem) But she was furious that we wanted to enter the property - which we kept saying we didn't. She was then angry that we hadn't contacted her before to ask about the cars, and we explained that we had tried on numerous occasions. This woman was extremely rude, to the point where she made my adult daughter cry. We did leave the cars but did not go to the house until after 4pm. There was supposed to be a welcome pack which we never got presumably out of spite as she could have easily popped it over to us. (they live in the house next door.) One last note: we did meet the owner, who was very nice and kind, unlike his housekeeper

We stayed in this property last week The property was in a lovely area but the journey was quite a trek, especially in the wet weather, and we had to travel along several miles of bumpy unmade up roads full of potholes to reach The Cart House.
Anyone with a lower slung car would have found the roads virtually impossible to travel along The holiday property was very near to the ownersâ property which we were not aware of at the time of booking. The property wasnât well cared for and the standard of cleanliness was not what we expected. It clearly had not been cleaned thoroughly for some time There had been a flood in the downstairs loo and hallway which hadnât been repaired by any sense of the word and it was almost derelict in the hallway and very damp The kitchen wasnât great. A lot of the equipment was below standard and again cleanliness was an issue The 3 sofas in the sitting room were clearly very old and had no support The promised WIFI was dreadful, as was the TV connection. The TV pixelated all the time which made it virtually impossible to watch and it was certainly not a Smart TV as stated. We had little or no internet connection for the whole of the our stay which caused difficulties for us. As for the promised outdoor amenities, the tennis court grass hadnât been prepared for playing, the telescope was rusty and unusable and the hut, which we had hoped to sit in, was run down and had no suitable seating. The swimming hole was also unusable as the jetty to access the water was unstable and dangerous And from the description of the property we had expected to have a private garden to sit in which was not the case. There was just one bench outside near the back door and near to the track which vehicles used. There was nowhere to sit outside together as a family and enjoy a meal, as advertised.

The property was just as it looked in all the photos.
It was easy to find and in a great place for exploring Orford itself, taking the boat over to Orford Ness (which I had booked in advance online to ensure we could go) and coastal walks. We didn't use our car for the first two days! The garden was a pleasant place to sit in the afternoon sunshine with a view of the Keep. The property itself was well laid out, contemporary in design, extremely well equipped especially in the kitchen area. The bed was very comfortable as well as the sofa. The TV was only able to show bbciplayer, prime and netflix as there is currently an issue with the freeview. We did also have only lukewarm water for the shower but the owner was helpful when I phoned her on the first day. The bath was fine, nice and long and relaxing. We had the best welcome pack we have ever had in a holiday cottage, thank you. We had breakfast at the bakery, a lunch at the Jolly Sailor (a bit chaotic garden table service!), an evening 'pub' food meal at the Kings Arms and a drink in the garden at the Crown and Castle. Would recommend the village stores too and we loved the honesty box newspaper hut near the village hall! A great choice all within walking distance. The property is set behind The Dunns which is owned by the same family. Would highly recommend staying at the Curious Oyster, you will not be disappointed.

First of all I apologise for forgetting to clean up after the dog in the garden.
I have been back today to do it. I feel the cottage is in need of some work to bring it to a suitable standard for holiday rental. There is paint peeling off the wall and damp under the windows at the front. The radiator in the bathroom is in very shabby condition. The sofa is on legs which are not attached to it and having lifted the sofa to retrieve a dog toy we couldnât fix the legs back and couldnât use this. The description says âtwo bathroomsâ. That is not true and it should be made clear that the bathroom is downstairs and through the kitchen and living areas. It should also be made clear that you cannot just let your dog out for a wee at night because the âcourtyardâ is across the path and you have to be dressed, have shoes on and have the dog on a lead. Being Christmas we used a lot of the cookware and most of it was grubby. One cooking dish in particular was dirty and had several cracks in it. The Christmas âdecorâ was very disappointing consisting of a wreath on the door and a tiny tree on the windowsill, both of which seemed very old. The whole place was musty smelling. Orford lovely but the cottage seems as though the owners scrape by doing as little as possible and I think most visitors will be disappointed. I particularly feel the photos are very misleading.

The property is situated in the grounds of the hosts home, which are quite considerable with a pond, very large grassed area and other ex farm use buildings plus a rough grassed tennis court if you want a knock about.
The hosts are very warm and friendly and allow you full use of the garden and surrounding area. On entering the property, the main downstairs area which comprises a kitchen diner and lounge area, the first thing that hit us was an amazing air of calmness and serenity, the stress of the journey here ( 7 hours ) just melted away. The place was lovely and clean and fixtures and fittings are to quite a high standard although some pans and 2 of the settee's could do with an update ! The master bedroom had an emperor size bed which was incredibly comfortable, pillows were also very comfy. The property is in a very rural location so it is beautiful and quiet, no passing traffic, or anything really, as it is at the bottom of a farm track but this is the properties appeal, a total chill out and de-stress rental. My only real negative for this rental would be the poor security on the external doors and renters should understand that the properties appeal of a quiet isolated location also means you need to drive to go to pubs, shops etc. Overall though a highly recommended location for a rural break.
