The listing on hotels.
Com doesnât mention the property is not accessible by road and states there is "free parking on site". We visited with a 7month old so had a lot of luggage - we would not have booked this cottage had we known prior to booking that we would not be able to access the property by car. It was also not clear that you have to climb a steep hill to get to the property, which again is difficult with a pram/lots of luggage. I suspect this would be near impossible in a wheelchair. The property had not been dusted well. We also found a clump of a previous guestsâ hair on the mat by the back door. The mattresses need replacing. The sheets on the bed in the front bedroom were too big so came off every night. The thin white curtains in the bedrooms do not block any light. Some of the kitchen knives are in desperate need of sharpening. There are two loose plug sockets - one back right in the dining room, and one to the left of the door as you enter the main bedroom (this one is extremely loose!). The smaller bedroom has a small amount of peeling wallpaper so needs a bit of glue, I appreciate this feedback sounds very critical, but I think a lot of these points could be resolved very quickly and cheaply/no cost (with exception of the mattresses). I think these issues being resolved would make a significant difference to the quality of a stay. We did appreciate the close proximity to the town which was a big positive. Added extras like a washing machine and blu-ray player were also both positives. The views from the garden were lovely with a good amount of space to relax outside.

The property could do with some modernization and polish.
There were numerous cracks in the plaster, including a large one in the bedroom ceiling. The repair which had been done on previous damage to the bedroom ceiling also looked poorly finished. The paintwork around the property was also poorly finished in places, including paint on door handles and light fixtures. The extractor fan in the bathroom was also pretty well clogged with dirt and dust, and rust was visible around the edges of the mirror too. These may seem like minor issues, but combined it makes the property feel tired and old. The garden could have done with some grass in it too, as opposed to the stone chippings, I understand this is a personal preference, however, with the property welcoming dogs, grass is certainly more welcome to them. While I appreciate nothing can be done about the parking situation, it should be made very clear in the listing about the angle of the slope. With an older car like ours, we struggled to safely park, putting stress on the handbrake and running high on the clutch. We had to put bricks under the wheels, to stop the car slipping down the slope. This could be dangerous if people are trying to unload the car and the vehicle starts to slip. There was not much storage space for our food, so we left it out on the countertop, however, should the property be renovated I'm sure this is something that could be addressed. The house is in a really good location, with a great outlook too.

The cottage was great although a bit cobwebby!
I placed a bag on top of the wardrobe to make space and when I took it down it was literally covered in dust and fluff. I realise it is an old cottage and accept cobwebs but a quick dust on top of wardrobes not difficult. The bedding was all very nice and fresh feeling. The downside of the kitchen was the cooker I would say. It was quite annoying that it had to be switched on 30 minutes before you could start to cook anything which is no good if you have young children who want to eat soon after you arrive home. Also, because I have arthritis in my hand, I found the doors almost impossible to open. Something to be aware of I think. Lovely view from the cottage windows, the children enjoyed watching the cows moving from field to field. Finally I would like to say I didnât need so many emails from C &C giving me instructions on how the cottage was to be left, it was quite irritating, remove all bedding, put towels in black bags, make sure dishwasher is emptied, remove all rubbish etc etc. Personally I would always do that but when you are paying a not inconsiderable amount for a weeks stay you do not expect to be told to do the job of the cleaners for them.

Sadly the house was dirty, dusty, dated, basic & overall unloved.
Unsure when the property was last cleaned as the dust was thick, the number of bugs in the bathroom light was disgusting & the spider webs in every corner of ever room looked well established. The cleaner had left a cloth on one of the beds which was well dry so guessing itâs been a while. Also the bedsheets were dirty! The house is tired, clearly the owners donât care about it & have done nothing to it since they came into ownership of it. It is dated & basic. The TV doesnât work, there is no DVD player as advertised and no sound system. The properties either side of 2 Rockmount are stunning, which makes this house look even worse! The access via stairs isnât bad, but the over grown bushes which hang over the steps at the back & the front of the property are! This house hasnât seen TLC for a long time. I reported the TV not working on our 1st day & my concerns regarding the propertyâs hygiene etc, no one got back to me! Overall, I would not recommend this property to anyone!

The cottage is lovely and in a fantastic location, peaceful but close to Salcombe.
The bedrooms and bathrooms were well appointed and comfortable. The chairs in the lounge were ok but not really that comfortable for a longer evening. The kitchen was nice overall but the cooking facilities are completely inappropriate for a holiday stay. The range cooker temperature needs to be manually controlled 30-60 minutes ahead of use, and even then the hot hob does not hold a boiling pan effectively. The induction hob unit to the side of the range is not straightforward to work out, and when in use the temperature cannot be finely adjusted. Coupled with the range issue we had to constantly blow on a simmering pan for 20 minutes to avoid it boiling over otherwise it would not hold a simmer either. This made cooking a meal for our family extremely difficult. The kitchen also needs to be equipped with more dish cleaning products, and we found the coffee machine wasnât clean and we found old jacket potatoes in the range oven!
