  What a fabulous cottage. Well equipped, immaculately clean and comfortable. Every little detail was perfect, you could see this house is loved by the owners and treated like their own rather than just a rented property. Perfect location and a lovely secure garden which our dog loved. Parking was not an issue loads of parking on the near by common and only a short walk. The stairs are quite steep but if you are bodily able they are perfectly acceptable (our parent's in their 80’s managed) Lovely bedrooms, very clean and both en suite which we wanted. Main bedroom is very bright in the afternoon sun and have easy accessible bathroom which was a joy to use by our elderly parents. Absolutely loved the sliding doors and beautifully thought shutters. Second bedroom has sun in the morning and is as well equipped with the shower over the bath. Cottage had cleaning products available which was a joy and allowed us keeping the bathrooms and kitchen clean during our stay massive thank you. We had a bottle of Prosecco and yummy apple juice waiting for us in the fridge also little welcome pack tea, coffee and biscuits. We would love to return to this lovely cottage in the future.   We found Smugglers Cottage to be an excellent place to stay in Southwold. It was clean and well furnished. Although we didn't use many of the available facilities (we were only two people in a three bedroom property) we enjoyed the space. I booked it partly because it had a downstairs double bedroom and I know that all these cottages have very steep stairs. I had thought we would use the downstairs bedroom but there was little storage in it and my husband wanted to use the upstairs double. The stairs (eight of them) are very steep and twisting but the hand rails are excellent and so long as you don't want to rush up and down they are okay. There is an upstairs toilet and hand basin in a very small space but well designed. The outside courtyard was very attractive during June/July but we didn't sit out in it due to the weather. Fortunately we didn't need the wood burner! The bathroom downstairs was very efficient and there is a separate shower as well... However the mixer tap on the bath appeared to be missing a small part to change between the two and you had to push it with a finger - not ideal. The cottage is very well situated and so convenient for shops and seafront. During June/July we did not find parking nearby a problem.

  Lovely cosy property, much appreciated during a particularly cold windy week in April. We came prepared having been holidaying in Southwold for 24 years and knowing the wind off the North Sea is not kind. Appreciated that the twin beds were adult friendly, often they are not suitable for an adult weight body. Problem with a radiator and the heated rail in the bathroom were swiftly dealt with, thank you for that. Every need was catered for in terms of equipment and well kept furnishings. Fabulous water pressure for the showers and the bonus of an extra loo downstairs. Great position in the town on a quiet street, with high windows. Nice little sun trap outside the front door in the courtyard. Property perfectly positioned for the high street (found the shortcuts for nipping through on foot) and the common. Parking we knew would always be hit and miss, especially during property maintenance season with the contractors vans around, but we always managed to find a space within a few yards. A little gem for central Southwold.

  Just back from a fabulous 2 weeks in this property. It has everything we looked for and was very well equipped. Lots of space, comfortable beds, and a generous kitchen / diner. Good enclosed garden for the dog. The picnic bench was great, we used it ever morning for breakfast in the sun and the 2 loungers were a nice touch. The property is ideally located right at the end of the Main Street with the shops, pubs, cafes and restaurants a short walk away. The beach is a 5 minute walk down the Main Street and the common is 2 minutes away which was great for walking the dog. Can’t fault the property and communication with Caroline was excellent. Can’t recommend this property highly enough.

  This is a super house/cottage. Placement is fabulous, and it is well appointed and stocked with equipment. The price for a week is exorbitant, and I was interested to talk to locals this year who said while some owners are seeking to drop their prices as they are not getting fully booked, some agencies are not agreeing to do that. This is an issue for owners and agencies, but if bookings are not being fully taken up, it would seem sensible to rationalise charges a bit to improve the situation for all parties including guests. The cost hasnt stopped me rebooking for next year, but it likely will in future years.
