    We had booked to stay for two weeks and we were really looking forward to our time at 1 Park Nook Close but we were extremely disappointed and struggled to stay for the duration of our holiday.

    The photos implied this cottage was clean, well equipped and had an excellent location for exploring the area. On our arrival, we found that the cottage had been 'cleaned' to a sub-standard level, there was still dog hair on the furniture and the carpets. The two single beds had their duvet covers turned inside out leading me to conclude that these had not been changed, but merely turned inside out. The towels provided for a family of four were not adequate and had holes and a few stains on some of them. The light in the main bathroom had no cover leaving the bulb exposed to the moisture and condensation when having a shower. The shower tray in the ensuite had a big crack and previous reviews have mentioned the same, but clearly this has been utterly ignored by the owner. The hot tap in the kitchen clearly has its jet regulator that controls the flow of water missing, as whenever we turned it on, scalding hot water sprayed out and could have been catastrophic. The fridge is a ridiculous size and could barely hold enough food for a couple let alone a family of four. The bannister at the top of the stairs is loose and wobbles if you barely touch it. The narrow plank of wood that masquerades as a window sill in the lounge nearest the TV is not fitted properly and actually comes off if you touch it. Furthermore there is no booklet or helpful guide informing guests of when to put bins out or useful numbers to call, the owners themselves never bother answering calls or texts if you try and make contact with them. There was only ONE bin liner that we were expected to use, we were staying for TWO weeks! The electricity is very erratic and we had a few occasions where the lights went out usually only for a few seconds, except once when the power went out at 22.49 and did not get restored till nearly 2am. We were forced to sit in near darkness using light from our phone torch as even though there is a torch in the property, the batteries were dead so it didn't work and there are no candles. Furthermore, I woke up one morning with a tick attached to my back, which caused me and my family a lot of worry due to the possiblity of contracting Lyme disease. In the description, it states that there is 'some road noise', that is completely untrue - there were all manner of vehicles thundering past most of the day, but especially at night making it extremely difficult to get any sleep. Furthermore, the owners of the pub live next door and have dogs that barked incessantly at various times of the day. The owners themselves were loud and had no consideration for how their voices and shouts carried into 1 Park Nook Close. In addition to this, on the Saturday night, there was an event on at the pub where there was loud music pounding on till about 12.15am accompanied by swearing and shouts from the punters, some of whom chose to stand outside the bedroom window. The only positive are the beautiful views you get from the lounge windows but having paid nearly £900 for our stay, this hardly seems enough to justify this cost.

    On entering the property there was an overwhelming smell of ash, soot and fust.

    The front door and windows were open, and this did nothing to lose the smell; which stayed with us the full week! The cooker and oven were dirty. Near the oven door on the cupboard next to it, was a big scorch mark, given time will catch fire. Unfortunately we did not use it, which meant having to eat out, which we did not budget for, hence booking a place which we could cook in was a given. The worktop was sticky to touch, despite it being wiped by myself daily. We had no running hot water throughout our stay, and had to boil a kettle to wash the few pots we used. The fridge was clean. The bathroom needs a deep clean. There was mould on the seal, and between the tiles. There was someone else's hair near the shower unit and their used scrunchy. The towel's did not smell freshly laundered and were very thin. No running hot water from the sink tap in the bathroom. The beds need either replacing or a mattress topper put on top of them. There were black bits/things on the scatter cushions and the previous tenants tissues under one of the single beds. Again the bedding did not smell like it had been freshly laundered. The carpets were thread-bare in places, with stains scattered around the upstairs carpets. The paint work had a thick layer of dust and felt sticky and grimy to touch. If my child had, had his way we would not have stayed the first night, and just returned home the same day we arrived. I have asked the owner for half of the fee I paid to be reimbursement if not the full payment. The owner gives himself 11-3 to do a turnaround between visitors, and works a job as well, this clearly is not enough time to clean the cottage and the hot tub. Can you please request a full refund, I do have photos to support my review.

    The cottage was ideally placed being on the outskirts of Coniston but only 5 minutes walk from the shops, cafes and pubs.

    It was a welcome bonus having off-road parking at the back of the property (not one but two designated spaces). The cottage itself has been beautifully refurbished and is spacious but very cosy. I love the little touches like the curtain tie-backs and the pretty cushions on the bedroom window seats. The kitchen has everything you need and the cooker was very straightforward and simple to use! Overall the bedrooms were well fitted with plenty of storage but I feel the mattress on the 5ft 'sleigh' bed may be near the end of its life as there was very little spring to it and not the most comfortable. The bathrooms were amazing. What a joy to have 2 big bathrooms, each with a large, walk-in shower AND a bath. Lovely to have plenty of space to move around unlike many en suite bathrooms which have been squeezed into a corner of the bedroom so they can tick a box saying "en suite"! A holder\shelf would be useful in the shower in the black and white bathroom for shampoo, soap etc. Sadly, visiting in March when the weather was very mixed, we didn't have the opportunity of sitting outside on the patio but I imagine it would be fabulous to relax with a drink and take in the views of the Old Man of Coniston just yards away. The pubs in the village all served good food but our favourite was the Crown Inn where the food was great and the staff were so friendly and welcoming. It was an easy drive to Ambleside, Hawkshead and Windermere and a little further to Keswick, our favourite town. Our first visit to The Lakes and I'm sure it won't be the last. Thank you.     The property is a good base to explore the Lake District, it’s up side down living provides great views including the sea and lovely sunsets.

    The property is warm and bright upstairs. It’s a short drive to the Ravenglass and many lovely beaches. The off road parking is a bonus. The kitchen is well equipped. The Brown Cow pub is two doors away, it’s friendly and serves good food. Overall we enjoyed our stay at 1 Park Nook Close. The road can be noisy when motor bikes and Lorries pass by, it didn’t spoil our stay but could be an issue for light sleepers. The property can accommodate four people but the only proper shower is in the en-suite and the bedrooms are small and cramped so better for two, we left our bags, clothes etc in one bedroom and slept in the other. Knocking the bedrooms into one larger room would work better. I messaged the owner twice, once before our stay to ask whether I needed to take cleaning products and once when we arrived because the WiFi didn’t work. I got no response. The land line for the owner is the same as the Brown Cow Pub, we used the pub a few times and ate there, everyone in the pub was friendly but felt really disappointing my texts had been ignored. For info, The photos on the website are out of date, there is a new sofa and flooring upstairs, the furniture in the bedrooms is different with more drawers and shower cubical in the en-suite has been replaced.

    ! The cottage is decorated and furnished to a high standard! It had everything you need for a mini break. Cosy living room and open fire, making evenings relaxing and comfortable. We enjoy cottage breaks; the beds, pillows and bedding ensured comfort and a good sleep unlike many we’ve stayed in. The two bedrooms with full size bathroom en-suites - incredible!!! Our grown up son loved the bath in his bathroom with views of the Coniston fells!!!! The towels were luxurious too!! The garden and view from the back of the house was breathtaking!! 2 brilliant car parking spaces with good access! The front was also charming and just a couple of minutes from the small high street in Coniston!! We found our stay peaceful and relaxing which we really needed at this time☺️ There are loads of pubs in Coniston for great meals and little gift shops too! We recommend the Coniston Inn which is a pleasant 20 minute walk from the cottage!! From the cottage you can drive to so many of the lake’s spectacular places or just enjoy Coniston which is our favourite place in the Lakes!
